Monday March 12, 2018Dispute Resolution DepartmentRevdex.com [redacted] ***St Louis, MO 63102ID: [redacted] *Springfield, MO 65806To Whom It May Concern,We experienced a furnace outage at [redacted] Springfield MO on Thursday January 11, An email was sent to all residents on Friday January notifying residents the repair was to be completed no later than Monday January 15, The repair completion was expedited and was completed on Saturday January 13, so that residents wouldn’t be without heat.We noticed that [redacted] had disabled all email notifications from us, so a letter was posted to the resident’s door with this same information.Residents that called in concerned of the temperatures were offered supplied with space heaters during this time.I only show one service request on [redacted] ’s account on December 29, indicating the power was out in the kitchenThis work order was promptly resolved.Per our records I do not show any additional work orders submitted for this apartmentWithout a service request submitted, we would not be aware of any additional concerns.I do see that [redacted] has submitted a notice to vacate to move out on May 25, due to buying a homeThis notice fulfills the lease contract and no lease termination is being charged.Please let us know if you have any additional questions or need any additional information.Sincerely,ENTRUST Property Solutions

I believe this concern has now been resolved as the residents have since paid their balance due. However, please find below the email correspondence offered to [redacted] and [redacted] to ensure this case is still properly documented.  The documentation below should further explain the restoration...

On July 14, 2017 Dear [redacted] and [redacted] Thank you for sharing your concerns with us regarding Silver Springs and your paint restoration charges.  We have thoroughly reviewed your account charges and photos and find them to be both reasonable and applicable.  Photos have been uploaded to your account that support the touch up paint charges. You should be able to view these on your resident portal. If you are unable to view them, we can email them directly to you. Please let us know if you have any additional questions regarding your move out charges. I did review your $5 late fee for the lease termination fee, and since it wasn’t clearly communicated with you when the lease termination fee was due, I have removed the $5 late fee. Your balance due is $145 and can be paid online or paid directly to the Silver Springs office. Thank you, Entrust Property Management On July 25th 2017 Dear [redacted] and [redacted] The move out inspection, which you signed states at the top “The following inspection reveals any damages or restoration to determine any charges to the resident(s).” Your move out inspection has “furniture marks/dirt” listed in 2 different rooms, which you have been charged for. You’re lease is still available on your resident portal under the documents tab, but I’ve also attached a copy of it here for your convenience. 3. Security Deposit Deductions from the Security Deposit may be made for any damages done to the Premises including but not limited to, insufficient light bulbs, scratches, burns, stains and holes in the walls as well as any other damage to the Premises. Tenant understands that Tenant may be liable for more than the amount of the Security Deposit for any damages to the Premises” Since your security deposit was waived, any restoration charges were applied to your resident ledger at move out.
