I signed an agreement with Speed River Property Management for condo management. The contract was that the firm would provide management services for the year, and take the first months rent as the full payment. After looking at the list of services they provided, and meeting with the owner, it looked really good.
There were a few problems right from the beginning, which I brushed off.
1. I was told that a few versions of the ad would be run, with a higher starting range. However, next to no effort was put into the ad. The photos were bad, there were spelling mistakes and it was just entirely unprofessional. The apartment wasn't even advertised in the correct city.
2. I had to keep following up to find the status of the ad and whether any tenants had been found. The firm provided me with no updates.
3. The agreement stated that the agent would:
- Collect the rents and income due from the tenants when such amounts become due, and deposit same into an agency trust account maintained on behalf of the Owners. Withdraw from such account all funds needed for proper disbursements for expenses payable by the Owner including, without limitation, the AGENT compensation.
As well as:
- Collect security deposits under any lease or tenancy and place same into trust accounts.
Instead, post-dated cheques were collected and dropped off in an envelope..of course, apart from the first month's full rent.
4. There were problems with the furnace and lighting - things that the management company is expected to help with. They seemed to simply ignore any calls or messages.
After this, I sent an email stating my intent to not renew the services. The next day, the owner of Speed River PM messages the tenants that they would stop providing any more services because I had *terminatedmy contract with them. There was NO confirmation of termination from Speed River Property Management - in fact, there was NO response whatsoever. I have tried calling them, and it goes straight to voicemail.

Refund I was billed the first month's rent for 12 months of service. Ignoring the disappointing service provided, Speed River seems to have terminated the contract in month 5 (September - January). I should be reimbursed the remaining 7 months.
