Ive got a rebuttal to everything the representative is saying, I do not know who this individual is in the first placeThis deal was facilitated by the real estate group (Speicher), I guess to obtain their commission as quick as possible and they sure didn't have the consumer ( [redacted] ***) best interest at heartSpoke to an attorney recently and red flags everywhere she stated they picked the home inspector, the waterproofing company etcto tell the bank that the home was in a stable condition to release the mortgageThe house has structural damage, constant flooding and consequently mold infestation I live in this home with my boys (and 8) and my pregnant wife

Ive got a rebuttal to everything the representative is saying, I do not know who this individual is in the first place. This deal was facilitated by the real estate group (Speicher), I guess to obtain their commission as quick as possible and they sure didn't have the consumer ([redacted]) best interest at heart. Spoke to an attorney recently and red flags everywhere she stated they picked the home inspector, the waterproofing company etc... to tell the bank that the home was in a stable condition to release the mortgage. I am in receipt of your letter concerning a complaint received from [redacted] regarding the service provided to him by Andrew N[redacted], an agent formerly working with our team of real estate agents, the Speicher Group (“Team”). Please be advised that Mr. N[redacted] ended his affiliation with the Team...

on or about February 19, 2016. Since Mr. N[redacted] was the primary agent for [redacted]’ transaction, I was not intimately involved with the details of his purchase of the property located at [redacted], Laurel, MD (“Property”). However, I have reviewed the file extensively since receiving the complaint and am prepared to provide the following response: It is clear that [redacted]’ complaints relate to problems with the condition of the Property. The purchase of the Property was well over one year ago (i.e. 2/15), so the Team cannot speak to the condition of the Property today. However, as shown by the contract documentation, [redacted] agreed to purchase the property “AS IS” with full knowledge of the risks. The contract documentation is consistent with this kind of purchase except that [redacted] did retain some contingencies for inspections. Given how the inspections were specifically tailored for an “As Is” purchase (i.e. informational purposes only), the fact that [redacted] had any inspections at all was likely at the behest of his agent. At the time of purchase – the contract documentation reveals – extensive inspections were completed on the Property. Specifically, the home and radon inspections were done by “[redacted], LLC” (MD License #[redacted]). The home inspection led to a request to inspect and remediate a moisture issue in the Property. “A Action Waterproofing” (MD License #51719) was hired to address the same. With [redacted]’s full knowledge, fairly significant waterproofing repairs appear to have been undertaken on the Property prior to closing (see enclosed invoice).1 In response to the complaint, counsel for the Team called A Action Waterproofing and they confirmed that they are aware of [redacted]’ situation and “working on it.” I can confirm that [redacted] was not given a Md. Disclosure Statement as part of the purchase of the Property. However, he was provided with a Maryland Residential Property Disclaimer Statement; which is a legal alternative to the disclosure statement. In the Disclaimer Statement, latent defects must still be disclosed by the seller and in this case, the seller disclosed a problem with the basement wall and depressions in the side yard. I believe these issues may relate to the problems that [redacted] is currently experiencing.In conclusion, it is clear that if [redacted] has any claims relating to the Property, they do not relate to the provision of brokerage services supplied by the Team. A review of the file indicates that his transaction was handled professionally and competently. It is truly unfortunate that [redacted] is dissatisfied with the Property. Based on due inquiry and review of the file, I can see no basis for his complaint against the Speicher Group.
