into and signed on January 21, Upon vacating this unit Mr*** and family did not adhere to the lease according to paragraph CLEANING. You must thoroughly clean the apartment, including doors, window furniture, bathrooms, and kitchen appliances, patios, balconies garages, carports, and storage roomsYou must follow move-out cleaning instructions if they have been providedIf you don't clean adequately, you'll be liable for reasonable cleaning charges-including charges for cleaning carpets, draperies, furniture, walls, etcthat are soiled beyond wear (that is, wear or soiling that occurs without negligence, carelessness, accident, or abuse) Upon inspection of unit *** it was found that the carpet would need to be replaced due to the abuse cause by play dough and human urine smell coming from the carpetThis carpet was new carpet when resident moved into this unitOn February 7th, (See attached invoice for both installs of unit 112)Not only did the carpet need to be replaced due to the crayon, marker, and pencil drawing on the walls an extra paint with an oil lased paint was usedThe unit was not cleaned at all there was grime, grease and food particles on surfaces of the kitchen(see invoice for heavy clean) Spicewood Springs has bran very generous with Mr*** although it is his responsibility to leave the unit as clean as he found upon move inSome of the charges have been waived and Mr*** has made arrangements to pay the outstanding amount that was not waivedI hope this clears up any misunderstanding that this might has causedIf there are further questions or information needed please contact me at 512-*** or by email at ***@sandlewoodmgt.com *** *** *** Director of Operations
