Ms***, who has been a tenant since May, 2015, came to the office on 10/9/stating she did not need her unit anymore because she was going on a tripShe then returned a few days later stating she wanted her space back because her trip
was not going to happen until November When she was told that the space was not available she demanded a refund for the prorated portion of her October rentPer her rental agreement that she signed and initialed, see attached, there are no refundsIn addition, the lease states that the tenant shall provide a day written notice prior to vacating the space, which Ms*** did not do, neither verbally or writtenWhen the on-site manager pointed this out to Ms*** she started yelling an screaming at him (using obscenities) at which time she was asked to leave the propertyHer threats as she was leaving was she was going to contact the Revdex.com and the credit card company and anyone else who would listen to her
The problem in this instance is that either Ms*** did not take the time to thoroughly read a written contract that she was signing, or did not bother to read it at allThe contract, a legal binding agreement, is very clear regarding refunds and vacating the space and we are simply adhering to the legal contract that Ms*** and Kangaroo V RV & Boat Storage had agreed to

Mrs. [redacted] has been a customer of ours for 5 years now andhas paid her rent on time only 2 out of these 60 months. The customer came in on June 11, the dayafter the grace-period had expired for paying rent without a late fee, andscreamed and...

yelled obscenities at our customer and our on-site employee. Apparently a previous employee ([redacted], who has not been with the company for over 2 years) waived $200.00 inlate fees at one point in time, even though she continued to pay her rent lateeach month. Since Ms. [redacted]?s leave,our on-site manager has been working with customers to ensure they realize thedue date of their rent, and that late fees will no longer be waived withoutextenuating circumstances. Most tenantsunderstand and abide by the deadlines without confrontation, with the exceptionof Mrs. [redacted].Every tenant is given a lease upon renting a unit thatspecifically states that rent is due on the 1st of each month, witha 9-day grace period, meaning the last day a tenant can pay rent without a latefee is the 10th of each month. Mrs. [redacted] consistently pays her rent late, and continues to ask forlate fees to be waived. Our clerkdeclined to waive the late fees on June 11th as she always has thesame excuse of ?bringing her daughter to doctor?s appointments?, even thoughshe is quite aware of the due date of her rent, and has been informed of thelast day of the grace period. Pleasenote that our clerk declined to waive the late fees after Mrs. [redacted] was foundto be yelling at one of our customers. Our facility understands that people have extenuatingcircumstances and cannot always meet their obligations, financially and/orlogistically, and try to work with customers who are having problems. We work with customers who approach us in arespectful manner regarding hardships, and come to an agreement regarding theirspecific circumstances. Mrs. [redacted],however, is habitually late with her payments (paying on time only 3% of thetime she has been a tenant) and has the same excuse every month. In addition, Mrs. [redacted] is late paying herrent because of her own negligence even if the website she accessed was old andhad insufficient information on it (the website she is referring to was closednearly a year ago as we fired our web host who had their own phone number fortracking purposes). Mrs. [redacted] hasreceived numerous other documents from our company that has correct contactinformation, as well as has been informed of the actual due date and graceperiods for paying rent. Please see attached documents, Mrs. [redacted]?s rent ledgersince day 1 as well as a statement from our clerk who endured her screamingobscenities at him as well as a new customer.
