This letter is in response to the complaint filed by the above referenced tenant tit Springlake ApartmentsWe had no knowledge of his roof leaking prior to March 8, After the windstorm of March 8, 2017, we had over buildings at two complexes with roof and /or siding damage.On March 2017, Above The Rest Roofing tarped a number of buildings at Springlake including building #40EOn April st the tenant called with a work order for his toilet and said that his bedroom ceiling was leaking and needed additional tarping [redacted] was there on April 3rd to put up more tarpingOn May th, tenant reported to our Rental Agent that chunks of ceiling were coming down(lt was not on Monday as his letter stated, that was Memorial Day and the office was closedThis was the first time we had heard thisOn May 31st our Maintenance man cleaned up the area and removed the wet insulation and drywallOn June 1st and June 2nd, Maintenance hung new drywallThe ceiling has not been tapped or finished yet because the roof has not been repairedHowever the bedroom is able to be usedAny mold issues were taken care ofSince the damage occurred during the March windstorm, it is part D fan extcnsi ve lnsmance Clai along with multiple roof and siding repairsThe Acljustor and the Contractor me in rhe process of working up an estimate based on the scope of workIt could be several months: until tile work is completedl apologize for the delay but unfortunately it is out of our controlWe will address any additional interior repairs once the roofs have been repairedThe Staff at Springlake is doing their best to accommodate all of our residentsWe are not offering any rent creditsThe ceiling was repaired within two (2) days after being reportedAl! roots will be repaired once the adjuster has completed his workI have included invoices, time sheets and pictures

2017, Above The Rest Roofing tarped a number of buildings at Springlake including building #40E. On April 21 st the tenant called with a work order for his toilet and said that his bedroom ceiling was leaking and needed additional tarping. [redacted] was there on April 3rd to put up more tarping. On May 30 th, tenant reported to our Rental Agent that chunks of ceiling were coming down. (lt was not on Monday as his letter stated, that was Memorial Day and the office was closed. This was the first time we had heard this. On May 31st our Maintenance man cleaned up the area and removed the wet insulation and drywall. On June 1st and June 2nd, Maintenance hung new drywall. The ceiling has not been tapped or finished yet because the roof has not been repaired. However the bedroom is able to be used. Any mold issues were taken care of. Since the damage occurred during the March 8111 windstorm, it is part D fan extcnsi ve lnsmance Clai 111 along with multiple roof and siding repairs. The Acljustor and the Contractor me in rhe process of working up an estimate based on the scope of work. It could be several months: until tile work is completed. l apologize for the delay but unfortunately it is out of our control. We will address any additional interior repairs once the roofs have been repaired. The Staff at Springlake is doing their best to accommodate all of our residents. We are not offering any rent credits. The ceiling was repaired within two (2) days after being reported. Al! roots will be repaired once the adjuster has completed his work.
