Dear Representative of Revdex.comFirstly, allow me say that I am very surprised by receipt of this letter, not to mention thetenant who has submitted itThis tenant is a very good tenant, and not once have theyviolated their lease in any way nor have we had any complaints about them
.As for his complaint regarding issues with the lawn being mowed, please keep Inmind that this spring/summer was a very rainy seasonOur staff maintained thelandscaping at least days a week during dry weatherUnfortunately, with prolongedrainy days, the ground becomes muddy and we must wait for it to dry to not damage thegrounds or our equipmentHowever, maintenance resumes as as soon as theconditions permitThe owners of the property visit monthly to ensure the grounds aremaintained.Regarding the trash disposal, Maintenance inspects the entirety of the propertyeach morning and picks up any litter or trash that has blown from dumpstersWe havenumerous dumpsters located strategically throughout the property to be a reasonabledistance from all units Spring Meadows pays the garbage disposal contractThoughMr*** does have the convenience of living nearer to one of the dumpsters thansome of our other tenants, he would also notice sooner when they become full or if theyare left open by someone dispos1ng their trashOn several occasions, we have sent outnotices to all our tenants because garbage was being left outside the dumpsters, whichis in violation of our leaseThough garbage is disposed off the property weekly, we dooccasionally still see a bag left outside the dumpster when it becomes fullBecause weare located in a rural setting, adjacent to farmland, wild animals and feral cats are notuncommon to be seen on the edges of our propertyThis is one of the primary reasonswe stress garbage not being left outside dumpsters.Regarding the snow removal, last year was a mild year and we were lucky to notexperience much snowfallHowever, Spring Meadows IS centrally located between twolakes, and amidst large open lots of farmlandFar this reason, we do experience driftingand blowing of snowOur snow removal is provided by an outside contractor that ispaid far by Spring Meadows The contract states all roadways and sidewalks will becleared at inches of snowfall - salting will be done as neededIt states in the leasethat residents may be asked to move their vehicles to remove all the snowItalso states it is understood that the resident is responsible for snow removal from theirfront door to the main sidewalk.Regarding Mr***' complaint that Maintenance takes two weeks to respondto work orders, that is simply falseWe keep records of each unit's work orders withboth the date received and date completed on fileOrdinarily, our Maintenance staff willattend to a work order as soon as possible, rather that scheduling a time of completionwith the reporting tenantHowever, if a tenant prefers a specific time and date ofcompletionwe are happy to accommodateHistorically, Mr*** has scheduled hiswork orders to be completed later than when he reports an issue, as he likes to bepresent at the time Maintenance does the necessary workIf there is any furtherdispute of this, we have these records on file.Mr*** never received an eviction noticeWe did mistakenly misplace his rentcheck in November, as it was received by the office in an envelope along with his leaserenewal, and was not seenThis was a mistake on the part of Spring MeadowsSince itwas believed that Mr***' rent was late that month, he did receive a letter askinghim to pay rentAt this time, he informed us that his check had already been submitted,and we were able to locate it in the envelopeDue to the error on our part, no late feeswere appliedIf there IS any further dispute regarding this, we do have a copy of theletter he rece1ved on file, which does not threaten eviction by any means.Furthermore, Mr*** mentioned that our rents are raised yearlyWhile leaserenewals attempt to bring current residents closer to market rent, Spring Meadows andour home office are always willing to discuss Individual needs and try to negotiate alease term and rate that is acceptable to both parties.Lastly, the hiring practices of Spring Meadows are not the business of ourresidentsManagement, Administrative, and full-time Maintenance staff havemaintained largely the same for many yearsAdditional Maintenance staff aresometimes brought on seasonally or on a temporary basis to assist with extraapartment turnsEmployment terms vary depending on the job description for which astaff member was hiredFurthermoreall full-time hires are also subject to a 60-dayprobation period during which they are trained and determined to either meet the jobrequirements or notIf you should have any questions, please feel free to contact meSincerely, Jackie O'*** Property Manager
