Response to Claim #*** Regarding the resident's complaint on her water bill and feeling she is being overcharged, we use a system in which they sign an agreement at move in explaining the sub metering billing process. Our calculations are based on taking the total property cost
divided by the total gallons consumed by property to determine a per gallon rate. This rate is then multiplied by the individual unit consumption to calculate the monthly charge. Residents sign a utility addendum agreeing to sub-metered billing by this calculation. It is also based on hot water only.We make sure during our move in process to explain this in detail, however, if the resident does not completely understand this process we will be happy to meet with her and go over this again. We do use a billing company that will also explain the process to her. I am unaware of anyone contacting our billing company and being told they could not help them.
