requirements, the screening company that does our credit checks will let us know that the tenant did not qualify and will need a double deposit.
When a prospect applies for an apartment they are charged $35. Per person and $100 holding deposit. This deposit does not get refunded and is applied toward the carpet cleaning after move out.
When the tenant moved in the carpet in the apartment was professionally cleaned. The tenant wanted new carpeting because they said it smelled like pet urine. We told them no pets where here.
The carpet was new in 2012; the previous tenants that lived in this same apartment had no pets! they had one small child. When they moved out we had the carpets cleaned.
The tenants came into complain again that they wanted to new carpet. We comprised and gave them new carpeting in the living room and dining room. The tenants where present when the carpet was being replace and saw on the backing of the carpet as it was being rolled up that there were circles (from stains) which they said was from a pet. I have been in this business for over 25 years and I know if you spill anything on a carpet after it has been cleaned, there will still be a circle (stain) on the back side of the carpet when it gets replaced. They came in several more times insisting we replace the carpet in both bedrooms. To make our tenants happy we replaced all the carpeting.
This doesn't change the fact that the $100. Holding deposit be forfeited to cleaning.
After the resident manager did their move out inspection, they were told what the cleaning charges are. The tenant signed the move out sheet.
Forfeited from their security deposit was $100 Carpet cleaning, $5. Dirty bath exhaust fan, $10.>two broken blinds, $10 dirty toilet, $35.dirty oven/stove, $30. Dirty shower wall tiles and Cost to replace broken refreeze door handle $38.76 we have 30 days to refund the balance of their security deposits with interest.
