I am an owner of a property, of which SRP manages the rentals/tenants. I am a customer of SRP who manages the property. Tenants have vacated the property and have caused damages to the property while renting. I have before and after pictures.
SRP has sent me documentation that they were going to cover damages from the tenant by giving me a portion of the deposit money. Then I received an email that I would not be getting any money from the security deposit- even though I have documented correspondence with SRP stating damages would be covered previously.

RESPONSE From Blair M:To Revdex.com (Cindy) I am aware Mr *** is not happy with not receiving some of the tenant's security deposit.When the tenant vacated Mr *** went into the property and came up with a list repairs he felt the tenant should pay for.SRP sent an inspector out to view the property as well. What we found was a property that was left in very good condition and adequately cleaned. Mr *** sent us the following message (in black)1) In March we were contacted by the HOA, who said they sent multiple letters to the renters to have the side of the house mold taken care of. I wasn't notified and therefore had an HOA penalty fee of $150, plus $ 450 to actually get it taken care of. I have the documentation from the HOA and before and after pictures.
From Blair: After further research, it was determined that the owner had not notified the HOA that renters were occupying the property. So the owner had not received the notices and SRP did not receive notice. Apparently the tenants did not open any notices that were sent to Mr ***'s attention and did not forward the letters. I cannot determine or prove that the tenant had received any notice at all.

2) Lawn and shrubs etc, we were not properly maintained.
From Blair: Our move out inspection does not reflect overgrowth or neglected landscaping. Picture of landscaping included in move out pictures link.
3) Carpets all need cleaned From Blair: General carpet cleaning is an owner cost of doing business after a property is vacated. Our move out inspection did not identify any stains or tears or any other damages caused by the tenant.4) General move out cleaning needs to be completed.Our inspection noted the property was left in generally very clean condition. Only excessive filth would be considered a chargeable item to the tenant.
5) The fan on front porch needs completely replaced. It appears that a blades from the front porch fan came off. This does not mean the tenant caused the fan blade to come off. We cannot charge tenants for things that "just happen" to break or fail. There is no evidence the tenant caused the fan blade to break off.
6) There is damage to one of the bedroom doorsneeding repair
No damage to door noted in our inspection.

7) There was unauthorized electrical work done in multiple rooms, that is not going to pass code inspection.No electrical work noted in our inspection. The tenant indicated they did no electrical work.
This includes the office, the family room, the bonus room, and the master bedroom.

8) they moved the dryer that we left there to the garage. This dryer needs to be removed. I was not aware of the change in appliances.
Per tenant and per move in pictures the appliance was in garage at move in. This tenant was already occupying this rental house prior to SRP taking management.

9) We have 6 missing screens on the first level on the windows that are going to need to be replaced.
Per tenant screens were already missing...they indicated they did not remove any screens. The owner has not provided any picture evidence to the contrary.
10) The front door handle is so loose it almost is falling off. It will need replaced.
A loose door handle can easily be tightened... no need to replace. No negligence tenant caused damage to the door handle noted during inspection.
11) Lower level bathroom light above the shower has no covering and needs one per code- a new one will need purchased and installed .
Not noted during our inspection and no picture evidence provided showing otherwise.

12) There is damage to the rear back door coming out of the sunroom.
No damage noted during our inspection.
13) Leak in garbage disposal
Leak in a garbage disposal does not indicate misuse by the tenant. Garbage disposals will leak over time.
14) Dryer Vent on side of the house is broken and will need replaced
Not noted during our inspection and no evidence provided by owner.

15) Closet door closure missing, door stop missing
Not noted in our inspection. No evidence suggesting damage caused by tenant.
16) Back rear door coming out of kitchen needs repaired/painted (looks like their dog might have scratched and damaged)
Tenant did not have pets. No evidence of neglect or misuse by tenant.
I have pictures for all of these I can send if needed.
I will send some in a separate email due to their size.

Blair's Email to *** explaining that tenants cannot be charged for things that break due age or natural causes or damages resulting from "normal wear and tear" is below.It is my belief that this owner was/is attempting to pass on repairs that were not the result of tenant misuse or neglect... but repairs that are just typical and in our opinion cost of doing rental business.Hello ***,My name is Blair M. I am the broker-in-Charge of SRP Greenville LLC.I have reviewed the move out inspection report and pictures of *** with our Team. Attached is an Overview of Tenant Security Deposit Uses and items are typically considered Normal Wear and Tear.Per the lease agreement this tenant moved in August 2017.SRP took over management in 2018.They have lived there for 3 years. Our team has visited the property twice now since the tenant moved out focusing on any tenant caused damages.I can see no evidence of any "tenant caused" damages.In fact, based on my 13 years of experience, this tenant left your house in very good condition based on how most renters leave a property. Any wear and tear on the house that we observed is typical of a tenant that has lived in a house for 3 years. You were really fortunate to have such a tenant. Renting properties is a business. You are going to have some costs in between tenants including additional cleaning, painting, touch up repairs, landscaping etc. No tenant is expected to leave a rental property in perfect condition. The items you have brought to our attention, in our opinion, fall under normal/expected landlord costs of doing business.The tenant will receive their full security deposit back.
