I've used S&S for approximately 10 years managing my rentals and they have been great to work and have flexibility. They are good at communicating and working to keep tenants happy and paying on time. I highly recommend them for property management

I would like to say thanks to Sondra and the rest of the team at Southwestern. Sondra was very helpful,friendly and treated me and my family like family instead of a clients. I recommend Southwestern management and give them 5 stars. great job!!!!!!!

S&S had managed my rental property for four years and has done an outstanding job. I am in the military and have spent most of that time overseas. It is nice knowing that they are taking care of my property responsibly while I'm away. They are very professional, timely, and thorough. They also have a good personal touch and treat my property like it's their own. I would definitely recommend them to a friend.

After signing a lease for a home managed by this company we have had nothing but problems dealing with the owner and manger of this company. The home was not "thoroughly cleaned from top to bottom" as they claimed. In fact we spent the first month cleaning fixtures, windows, tile and grout along with general cleaning of the entire house. We thought the grout between the tile was grey, it turned out to be tan. We also have MANY before and after pictures and video. We also sanded and painted every interior door in the home because they were so bad. We fixed a window which would not latch closed, landscaping drip system and many other smaller items without asking for reimbursement.

After signing the lease the company asked us to sign an additional indemnity addendum several days after we moved in. We contacted our legal counsel and were told that legally we did not have to sign anything after the initial lease. We signed it anyway to show good faith.

The company informed us that they wanted to do a monthly inspection of the home which we found to be excessive. After protest the company agreed to an inspection every three months, which we have complied with. Every inspection was recorded by video and the agent found the home in better condition than when we moved in.

We have paid our rent every month at least 10 to 14 days prior to the due date. September 8, 2014 while my partner was visiting his brother who has cancer in Pennsylvania... we received a voice mail stating "we have not received your rent and are starting eviction". This was quite alarming as we had a receipt of payment for September rent dated August 19, 2014. I called my bank and the funds had been taken out of my account. I called the person who left the message and she continued to claim that they had not received the payment. I was very upset, to say the least and told her that I had a receipt, she said "that was for the August rent". I continued to explain that we pay our rent every month early and I did not appreciate being treated in this manner, she hung up on me!

We are ideal tenants, the yard and home have been meticulously maintained and manicured. In fact our neighbors have said many times that our home and yard looks better than any other on the street. We have paid our rent early every month. We have done every repair and improvement with our own money and labor. We have many before and after pictures/video and receipts.

We have been treated very poorly by this company and feel that we have been excellent tenants/clients. We have been treated like second class citizens. As former landlords ourselves we know too well how tenants can be difficult and usually do not take the care and responsibility which we have shown. We have been insulted and amazed by their treatment of good tenants/clients.

We wanted to sign a new lease and continue residing in the home and I am sure the owner of this home would want this as we are ideal tenants.

I would not recommend this company to any owner or renter of any property. If this is the way they treat good tenants, it is most certainly not in the owners best interest to treat them in such a poor manner. I did write another Revdex.com complaint several months ago regarding some of the issues including the excessive "monthly" inspections, the company then backed off and changed the inspections to every three months. They also asked me to retract my complaint, which I did. I really wanted to avoid any problems or issues so I agreed to retract the complaint. We also do not need the aggravation and poor treatment from a company that we are paying (in advance) to rent a home which we have taken care of as if it was our own.

I have a major complaint on how S&S Southwestern Management operates regarding the handling of applications placed for house rentals. I have been rental house hunting for well over 3 months and in all that time I had never encountered a realty business that ran as poorly and, dare I say, as dishonestly as this company. My story is that I had taken a house tour on a rental property that just came to market the very same morning. It was located in an area close to me in a friendly and affluent area of Phoenix, AZ. I believed I took the first time slot to view this home and was enamored enough with it to immediately place a rental application on the property. Thereafter, the paperwork was sent to S&S SWM, which unfortunately for me was located very far from me in the complete opposite direction of the rental home. The area that the business resides is deemed by many who live here as unfriendly and even perhaps dangerous. This was important because I had to personally hand-deliver a "money-order" for the associated application fee, of which I did promptly. Unfortunately, to get to this place, I also had to traverse a freeway system that is known to be hazardous and heavy with traffic. Nonetheless, I drove for over an hour and made the delivery of the money order. While in their office and to my surprise, I was informed that the application was incomplete. Upon reaching my home, I had the great displeasure of corresponding with S&S SWM for nearly two hours via fax and late into the evening by text messages in the attempt of completing the paperwork quickly and thereby increasing my chances of attaining the rental property. I tirelessly maneuvered through their obstacles in "good faith"; unfortunately, it was to no avail as I was informed the following morning that the property was given someone else. Asking for an explanation, my realtor informed me that S&S SWM took multiple offerings yesterday but had failed to disclose to me of their intentions. To contrast this, on many other properties that I completed an application, the processing realtor quickly notified me on whether other offers were placed for the property. As a matter of fact, a few realtors did not take or process my application when it was evident that a potential tenant was selected to take the rental. Having this information would have been critical for me simply for the reason that I would not have gone to great lengths to endanger my life by travelling to their business office in an area unfamiliar and uncomfortable to me. Additionally, I would not have wasted any more time corresponding with them and providing redundant sensitive information in detail over a 3 hour period time span. Furthermore, it is my opinion that deception and possibly fraudulent behavior were practiced by S&S Southwestern Management as they were requesting my sensitive information multiple time that evening. As I became highly suspicious of their activity, I stopped providing any further sensitive information, and I wondered whether that was reason I did not get the rental property. Now that I have no further dealings with the company, I have politely asked them to safely and securely shred all my paperwork and the sensitive information from within, and hope and pray that they have complied promptly and appropriately to all my requests. In summary and the bottom line, my initial and only dealings with S&S Southwestern Management had left such a bad impression on me that going forward I can not trust this company again with my sensitive information. I have and will continue to look for the right rental home for me, but I will NEVER EVER deal with S&S Southwestern Management ever again even if it meant losing my ideal rental home. My advice - buyers be wary and beware of supplying your sensitive information to S&S Southwestern Management.

they are always very quick to resolve any problems with tenants. The Staff members are always very polite and professional . I will continue to do business with them.

This Company is horrible. If you have a house for rent DO NOT LIST WITH THEM. If you are a tenant, great. They will let you do what ever you like.

Review: We decided to move out of the rental property at [redacted] and agreed we would be out on November 30th. We scheduled to have our final walk through with [redacted] on Friday the 28th to which [redacted] did not show up. We called him and he stated he forgot that he had scheduled to meet with us for our walk through. He stated he would just do the walk through on his own and requested we return the keys. Sunday November 30th my husband was injured on the job and received life threatening injuries. Today [redacted] called my husband and threatened to charge antoher months rent for not returning the keys. To which my husband explained we were well and ready to return them on our scheduled appointment and unfortunitly we were unable to return them Monday as planned due to his injury (the injury took place out of town) but that we would return them today. As my husband tried to explain this [redacted] inerupted Rudely and just kept saying okay thanks okay thanks, not allowing my husband to speak. We have received poor customer service from this company and to end this way, with threats is just crazy.Desired Settlement: We do not want to be charged another month for an error made on there end. The keys will be turned in today.

Review: I owned rental property in [redacted]. the Management company collect the rent for me twice already and I haven't received a penny yet, they always billing me for alot stuff. She sent me an e mail saying that the company changed the name and want me to sign a new contract, I just want to finished with this contract by the end of Sept 2013, but I think if I sign this other contract I'm going to be with them for another yr. Is it right that the company is holdind the rent because I refuse to sign the contract? I feel that they are rip off and taking advange of the people that doesn't leave in the same state. I always get bill for administration fees, postage expensive,tenant administration fees, Rental Tax [redacted] and other miscelaneous, I think this should be cover by the management fee. They have a construction co. that went to the house to fixed the toilet, the next day I had to changed the whole toilet. I Had two other management companes before and from the management fees they take care everything for me. How can I get my money without signing another contract? Is this company doing the right thing for me?Desired Settlement: Get my money for the two months rent without signing a new contract

To Whom it May Concern:Yes, [redacted] is correct we have changed our name and I am not asking for her to sign a new contract, I asked her to sign a one page acknowledgement that she is aware of our name change. The first month that the tenant moved into the property, there was no money to pay. I have asked her several times for her to sign this acknowledge so I can pay her. This is a requirement from the [redacted] that we have this on file. As far as rental tax fees, the tenant pays this and we pay the City of [redacted] as a courtesy for her. If she wants to pay it herself she can. The admin fees and postage are the responsibility of the owners and was all laid out in the contract that she originally signed. Again, I am not asking for her to sign a NEW contract, just a one page acknowledge of our name change that states no term of her contract will change. I don't understand the -100.00 Adjustments to Income, The rental Tax $16.00, Why I get bill for the Administration fees and Tenant Administration Fees. On top of this bill you sent me another one with different fees. but keeping more than have of the rent. You will be getting the 30 days notice for the cancellation of the contract, becuase you are stilling money from your clients, when you suppose to be working for them. This is so stressing, specially when the person has other obligations and depending on that income. I like everyone to notice about your company.Regards,[redacted]
