February 9, 2018In response to the complaint on the above case, I offer the following explanation.Settlement occurred on Oct 31, at our office at [redacted] .com yesThe seller had originally purchased the property after a sheriff sale back on 6/8/at which time there were a few liens on the property which was his responsibility to take to the municipal offices and have cleared upThe seller himself has not done thisHe also was not available to attend closing which was then handled by a Power of Attorney who the process has been explained to on what needs to get doneThe city of Phila is very slow at getting matters cleared up and you get transferred from one department to anotherIt was explained that I would try to get the liens cleared up and I have made many phone calls and have not had much response back from the CityThe sherriff office has been called, emailedThe Water department has been called and emailedI can not release the funds until the liens are marked satisfied or released on record at the City of Phila.When people purchase property form the Sheriff Sales at the City and are told that they are free of any liens, they mean cost of owing money on the liensThe buyer is responsible for getting the title work cleaned up and the liens released on their own.As soon as the liens are marked satisfied the funds will be releasedIt is title company position to insure to the new buyer the property is free and clear of the sellers items, be it the actual current seller or prior owners.Regards,Donna [redacted] K
