St. Elmos Self Storage

After almost years of storing my belongings at StElmos storage facility I was finally ready to move into a house upon arriving to collect my stuff I arrived to my storage unit to find that Rat or Mice Feces was all over my furniture and clothing everything essentially was ruinedThe unit was absolutely infestedI was only able to salvage a few of my thingsupon my arrival it was clear that several people are living or at least staying in these units as dwellings in particular the unit next to mine had a blanket, food, needle syringes and the unit was open not secured which could explain the infestation or play a part as to why my things are ruinedI know this is recent as my belongings were okay a few months agoI had to leave all the ruined items inside the storage unit because of my safetywhen I contacted StElmo's Self storage I was told that because I did not purchase renters insurance with my storage unit they were not responsible or liable for any damagesI was also

St Elmo Self Storage ESt Elmo Rd Austin TX, *** ***, ID *** September 30, To whom it may concern I am very sorry about Mr***s damage. We have not seen it and will have to take his word for it as he has moved out. As I am not particularly of the
politically correct persuasion, I will try to be somewhat tactful. Mr*** has told some very colorful tales in his letter. No one is living at St Elmo Self Storage. On occasion a homeless person will attempt to sleep in a unit over night. I personally evict them on the spot as soon as it happens. We have MANY cameras on the property. We see it all. There were no syringes in the unit next to his. The previous tenant had recently left all his junk and we were in the process of clearing it out. Mr*** claims he was concerned about his safety. Really?? We have never, ever, ever, had any incident with safety as long as I have owned the property ( since ). The area is secure, well lit, and like I mentioned before, we have surveillance cameras everywhere. Not to mention the fact that my manager is on site. As far as I know we have had no problems with pests or rodents. Occasionally we will get a comment about crickets and maybe some rat droppings but nothing close to what Mr*** is describing. I have professionals that keep rat baits out and constantly update me on anything they see as a potential problem. I spend a very large amount of money on their service. That being said, my facility is a NON CONDITIONED facility. We are situated outside. Units have garage doors. They are not air tight. The units are not conditioned and are not suited for storage of furniture, clothing, or anything that shouldn’t be subjected to humidity, heat, and/or cold. Common sense. Also in the rental contract we are not responsible for things that are out of our control. Pests are listed. Mr*** was offered a very affordable insurance policy. He declined. There is absolutely no way for us to know if a customer has rats unless we are alerted. We cannot look inside units and check. A tenant should check their unit periodically for this purpose. You never know if a roof leak or any other problem has occurred. People can move in with pests in their things. The pests can multiply and spread through units. We have bait boxes everywhere for that reason. Mr*** had not been in his unit for at least months. That’s as far back as our system will keep track. I will not pay Mr*** the $he has asked for. We did nothing wrong. We knew nothing of any rodent problem. I am sorry for his loss but I feel he should have purchased the insurance policy and maybe checked on his unit just a bit more frequently. Like I stated previously, Mr*** has moved out his things so there is no way we can verify his statements. Sincerely, *** *** owner
