Let me start by saying we are all human beings and are all imperfect, each and every one of usThat being said, never allow ANYONE to demoralize you, degrade you, and treat you less than humanStackhouse properties makes claims of "no hassles of maintenance" or "we invest more money in our houses to minimize issues that may become a hassle"The day we moved into "our long term home" was fantasticThere is always a catchPiece by piece our appliances over the past years have begun to slowly fall apartThey claim to update their appliances as I am staring at my microwave with a manufacture date of September and my stove top top that appears to be original to the unitThis property has been here since the late 90sOur refrigerator and dishwasher have both been replaced both of which were rust ridden upon arrivalWhen they replaced our dishwasher their maintenance flunky commented that a woman at another property was in need of a silverware rack and he would just give her our old one what she doesn't know wont hurt herIf you call they will comeThat doesn't mean they will fix thingsIt just means that if its broken they will just break it a little lessMy toilet just broke, my water pressure has been wishy-washy, no matter how hard you scrub mold grows within days and the list goes onMy family has grown, my pockets have grown and my needs have grownNever by any means is a word of mouth contract acceptableIn this world we live in, sometimes its nice to believe that word is bondWe were told when we moved in if we ever felt the need to expand or move just to let them know and we could work something outHow great, people that care about people! Were we wrongApparently after some shady business practices, that are indeed legal but very frowned upon, their original property manager decided he wanted no parts of itThis is when things got a little differentI'm not sure where they found this womanBy her ghetto demeanor and her wonderful business wardrobe I'm guessing they probably found her in the heart of lovely [redacted] NCI introduce to you, ***A name so beautiful she must have an attitude just as gorgeousWhen it came time for us to move on to bigger and better things we contacted Stackhouse propertiesWhich until this point we were fairly contentWe explained to Ms [redacted] our situation and that we would like to discuss our optionsShe proceeded to rudely explain that she dont know if they even do that but even if they do first thing is that we need to make sure we even pay our rent on timeAfter three years of rent money that gets AUTODRAFTED from our account, its safe to say we paid our rent on timeShe used the "pay your rent on time" excuse multiple timesShe also stated that even if it was possible we would be responsible for paying our rent at both properties until able to find another tenant for our current dwelling which is by the way, illegalAfter going back and forth on her word for a period of time it came time to give our noticeShe finally budged a little bit and we were able to find another property that suited our needsSo Ms [redacted] then stated "well its time to get the ball rolling because somebody else is already looking at this property and just because you're already a tenant doesn't give you the upper hand." She said she would be by the next day to do a walk-through our current residenceI busted my tail to paint walls that were not painted prior to moving in, clean carpets that were original to the house, fix things that our "maintenance men" couldn't, I put MY MONEY into THEIR propertyAlong comes [redacted] in leggings and a pajama shirtShe enters our home and exclaims that everything looks great, but their accountant is not feeling the idea because they are interested in new tenants and we would just be creating another vacant propertyI am appalledI feel so drained and defeatedBy my math we put over thousand dollars in their pockets over these yearsNow you have two vacant properties [redacted] takes the cake for how to not do businessI'm not sure I even care about my deposit money any moreHer walk-through by the way was slightly over minutesHow much did you really see in minutesBEWARE BEWARE!

I would definitely stay away from stackhouse propertiesThey are very unprofessionalFor the first month I rented from them they didn't fix the electricity in the master bedroomTheir excuse was "their electrician was too busy"So after I didn't have electricity for a month, the water heater went bad which took about two weeks for them to fixthe first weeks was filled with getting dressed under a camp light and taking cold showersNot good huh? The newest thing is we are getting charged $for calling the plumber because the garbage disposal got jammed
TLDRLiving with stackhouse properties is a less than enjoyable experienceYou should stay away

Well it doesn't appear that they are fair with accepting fair offers to purchase currently rented properties. I have lived in one of their properties for over 3 years. Finally when I am ready to purchase, they literally are asking for the full Zillow Estimate which clearly does not truly represent zestimate value of $162.000. Wanting to purchase my first home, I have opt out to needing all of the amenities I would really want such as garage, fireplace, updated kitchen and master bath. The house lacks any amenities that would suit the value of $162,000; hell it doesn't even have ceiling outlets to hang light fixtures in the common living area or bedrooms. Therefore, I lived in a house with no ceiling fans, a small master bathroom, no fireplace, no garage and a neighborhood that would clearly decrease your value if you are not careful. My offer of $168,000 could well send me upside down if not careful, so $168,000 is out of question. Now after investing over $36,000 to the property in rental fees, I have to either renew my lease or find a new home which is really going to burden me. The staff has been great since being here, but I can not believe the owners will not be willing to negotiate a fair purchase price for a tenant who has already invested money. They would rather have me over pay for purchase. The world needs Jesus and not the money hungry guru's lusting a dollar these days and preying on the poor. It's just sad. Not knowing what to do now. Thanks Stackhouse property brokers for preying on the vulnerable. You get all the lucky breaks to have purchased this house for $89,000, rent for over $1,200 a month which clearly you've made profit after profit and you still want more. I have already paid 1/2 or what you purchased the house for in 3 years being here now you want me to over pay praise value. Is that fair, no it's called money marketing. The world now is all about the dollar and not fairness. I will attempt one more offer which should seem fair and if no deal, no deal.

This company is garbage refuse to fix anything in there homes I had a roof leek and major electric issuesIt took them months to realize the house was about to catch on fire and they thaught it was funnyThey will take your money but that's all they care aboutIf there was a minus star slot that's what they diserveI'm a disabled vet and got treated like thisThey were told by codes to fix the issues after we left good luck they didn't even do thatdays after we moved out another family moved in nothing fixedNew family said all they did was paint the walls and as I said garbage company

I attempted to purchase a property from Stackhouse Properties LLC earlier this year. This company is a flipping/investment firm that should stick to the rental business. They feel that they can get away with sub-standard work and pass it along to the buyer.

How much did you really see in 11 minutes. BEWARE BEWARE!

I would definitely stay away from stackhouse properties. They are very unprofessional. For the first month I rented from them they didn't fix the electricity in the master bedroom. Their excuse was "their electrician was too busy". So after I didn't have electricity for a month, the water heater went bad which took about two weeks for them to fix. the first 6 weeks was filled with getting dressed under a camp light and taking cold showers. Not good huh? The newest thing is we are getting charged $450 for calling the plumber because the garbage disposal got jammed.
