Complaint: [redacted] I am rejecting this response because: Regards, [redacted] If Ms [redacted] would spend as much time on her business practices and not this long winded response that seems to concentrate on mundane issues like who she talked to and who called her back, blah, blah, blah SHE JUST KEEPS MISSING THE POINT of the complaint I am not going to keep arguing over who is whoThe point is: she came into a high end house, wrote on the walls, put nail holes in walls, thus damaging this property No where in her contract does it state that she is going to damage a house by writing on walls, nail holes where ever she wants to and then walk away from this job With all the tools out there for hanging artwork with no damage to walls, don't you think she should use them? She has stated in one of her lengthy essays that those options don't work on heavy artwork Then maybe she is using the wrong pieces It also shows that she does not have one ounce of consideration for the sellers She states that she has never had a complaint from a homeowner in all of her years Whatever I find that hard to believe but with all the stress of selling a house, it was probably not high on their list Most buyers paint their new homes anyway, but this was a custom paint job and highly doubtful that the new owners would re paint So, the damage to the walls was going to evidentI shame the Realtors that hired her but did not complain Yes, it was weeks before she got an invoice for the damage she caused Gee, let's think about that By the time she had removed the furniture and we discovered the overall damage, we had to get on the painters schedule to get it remedied Then, we waited for the bill to arrive from the painter Seems like a reasonable time to then turn around and bill this company for the damage caused I don't believe that any communication was needed prior to sending her a bill for her recklessness Lisa, stick to the message You damaged our propertyWe asked for payment to pay the painter and you just keep talking about this and that and when the furniture was being moved out, blah, blah, blah again Don't use diversionary tactics to force blame elsewhere This is YOUR company and you should STAND BEHIND YOUR SERVICE You should pay the $that was the cost of the damage, learn from your mistake and rewrite your contract We may be the only one that has stood up to your shoddy practice, but even unhappy customer is too many [To assist us in bringing this matter to a close, the consumer must give a reason why they are rejecting the responseIf the consumer does not provide a reason the complaint will be closed Answered]

estate agent after he had viewed a property stage in STAGE IT New MexicoHe wanted an immediate quote for a home he had listed Paako (for several months) with no success in selling I typically do not quote pricing until visiting a property, but at his insistence I provided a proposal via email immediately The proposal clearly stated that staging included the use of art work and mirrorsWhen I did not hear back from the agent I contacted himHe stated HE could not afford the price quotedI asked if he was the owner (as well as the agent) of the property, which he had not mentioned earlierHe confirmed that he wasI stated I would be happy to extend a professional courtesy to him and amended my pricing and offered him of $discount as a courtesyThis discount represented approximately a 30% discountA revised proposal was sent to him and he immediately decided to move forward and the home was stage shortly thereafter.As in my routine, a week later I checked the status of the listing via a public site (I do not have MLS access) and the listing showed no longer activeI contacted the owner/agent by text and asked if the property had gone under contract within the first week of stagingHe replied one word "Yes"I asked the expected closing date (so I could project the date I needed to remove the furniture, etc) but got no responseI then contacted another agent I know and asked that she check the MLS for the date the property went pending, since I could not get a response from the owner/agent Typically, escrows run to days, so I expected to be de-staging the property apprxdays laterOnly weeks after the property went pending, I received a phone call on 10/20/from a woman in the owner's company (he is a builder or owns a related business) to schedule the de-stage The closing was less than week awayI was shocked that no-one had paid me the courtesy of a timely notificationHis contract clearly states a 7day written notice is required to schedule a de-stageDespite his nonadherence to the contract, I agreed to de-stage the property days later at an additional cost to me for the short notice to my moverDuring the conversation, the woman made the comment that the owner had spent an awful lot of money for just a few days of staging before the house soldI responded I've have several of my staged homes sell this quickly and all the previous times owners/agents have been thrilledI was very surprised by the comment.We removed all art work, mirrors, furniture and accessories, etc(as well as vacuumed the entire home) as we have done approximately times before without a single complaintI received no call, no text or email indicating any problems with our de-stage of the homeSeveral weeks later I received a letter from the owner/agent stating that I had damaged his property by leaving penciled cross marks and nail holes on wallsWe have used this same procedure on EVERY home ever staged with not a single complaintYes, there is a light mark or pin head size hole left, which can easily be remedied with a dab of spackle and paintIn his letter, the owner/agent stated that his home did NOT sell as a result of my staging, that the buyer had seen the home on two previous occasionsHowever, the buyer did not choose to write an offer until they viewed the home a third time STAGEDHow does anyone know if staging resulted in the sale or not, but I was solicited to stage this home by this agent/owner, at his requestI was billed $for "repairs" the owner/agent stated he had incurredNo receipt was provided showing these repairsThis was ridiculousNo one contacted me with any complaint, had they, I would have happily addressed any concernsThis owner/agent was MAD he had spent money to stage the home that ultimately sold to a buyer who had previously viewed the homeSimple as thatKeep in mind I had given this agent/owner a $professional courtesy discount, had accommodated an immediate de-stage(at an additional cost to me) and this was his way of saying thank youI have dozens of owners and realtors that will attest to the quality of my staging and the condition in which I left their homesNOT ONE SINGLE COMPLAINT before or since this incidentThe owner/agent made reference to using non-invasive adhesive picture hangersThese are designed for minimal weight and will not support mirrors and most wall size art.Bottom line, this owner/agent has repeatedly paid me no consideration, even when required by his contractHe made no attempt to contact me with any concerns or complaintsHe solicited me based on him viewing another property I had staged which clearly had art and mirrors hanging on the wallsHe never asked me NOT to hang mirros or wall artI staged his home and within a week it went under contract and closedHow I April 8, 2017 To whom it may concern:Thank you for your recent correspondence dated April 6, 2017 regarding ID [redacted]. I must admit, I am surprised by and questioning the complaining party's response. First, I had NO contact with anyone other than the owner/agent (who is a man) regarding the staging of this home, until such time that I received a phone call on 10/20/16 from a woman (identifying herself as someone from his office), requesting the removal of the furniture. Yet this complaint is being made by a woman and all responses have been written by a woman. Any relaying of information would not have taken place between a woman and myself, as I dealt directly with a man. In her response and I quote, "the only reason she offered a discount is she needed to move furniture from one house and didn't have anywhere to place it." This is not only incorrect, but ridiculous. I clearly stated in writing to the male owner/agent that I was amending his original cost by a reduction of $500.00 as a professional courtesy to an agent/owner. I further offered an additional $250.00 reduction if he was able to take advantage of a fast approaching available staging date of 10/1/16. My amended proposal (which he later signed and then became the contract), along with the original proposal showing a higher price of $750.00 were both provided to you previously. The discount in the amended proposal/contract is clearly identified and I quote "This fee reflects a $500 discount during our current promotional period plus a professional courtesy discount of $500 and an additional $250 discount for booking an October 1st opening." We have never, nor will we ever, move a house full of furniture from one property directly to another. The furniture used in this stage consisted of no more than 20% of the same furniture and accessories used in any other single previously staged home. In her response and I quote, "as soon as she found out the home was sold, she called the owner and demanded that she be able to pick up the furniture". I never called the owner, however I sent him a text on 10/10/16 when I noticed via a public site (I do not have MLS access) the property showing "off market". I simply asked (via text) if the property was under contract. He replied one word "yes". I replied back via text "when is the expected closing date so I can plan accordingly for the de-stage". He did not respond. Due to his unwillingness to communicate a closing date, I was unclear exactly when to anticipate the home closing. I then contacted another agent I do stages for and asked her to check the MLS and tell me the date the home had appeared pending. She got back to me and indicated it went pending that same day and I could safely expect a 30 (or more) day closing from 10/10/16. I thought nothing more about this, but anticipated a closing 11/10/16 or later. I never had any further discussion via phone, text or email with the male owner/agent regarding removal of furniture, nor were any demands made at any time. On 10/20/16 I received a phone call from a woman identifying herself as someone from the male owner/agent's office. She was calling to notify me the home was closing on the 27th and we needed to de-stage the property. I asked her if she meant October 27th and she replied yes...l was very surprised and mentioned we required a 7 day written notice (as per our contract) but would accommodate her request. However, we had no availability prior to closing accept on 10/22/16. During the conversation, the woman made the comment that the male owner/agent had spent a lot of money for only a few days of staging. I responded that the majority of the cost of staging is in the delivery, furniture and accessory setup and pick up of furniture. I further commented that many of our staged homes sell very quickly and everyone in the past has been thrilled. I brought in an extra mover, at an additional cost to me. In order to accommodate this almost immediate de-staging 2 days later. On 10/22/16 all furniture and accessories were removed and the home completely vacuumed (by mer personally) and the key was left at the property. I never received any communication from the male owner/agent or anyone in his behalf with any complaint or demand to correct anything folloing the de-stage. In review, (in the same paragraph) the woman respondent accuses me of giving a discount because I had nowhere to store furniture (which we placed in the owner/agent's home on 10/1/16) and then stated I demanded the return of the furniture on 10/10/16, only 9 days later. This makes absolutely no sense and is incorrect on both accounts. My company policy is NEVER to remove staging until such time that an appraisal report has been received and all inspection items have been resolved. As a former real estate agent, I am well aware of the possibility of home falling out of escrow. We have NEVER had a single incident of this happening, with furniture having been removed. Every de-stage has taken place at an appropriate time frame to the closing. Furthermore, this male owner/agent contacted me after he viewed one of our staged properties containing hanging mirrors and art, requesting my services. Our proposal/contract clearly states staging includes the use of mirrors and art. The male owner/agent never asked us to refrain from this. He did NOT contact me with any complaint following the de-stage of the home or ask for any corrections or remedies. Then weeks later he sends a bill demanding reimbursement of paint repairs. He includes no listing cost, is staged in the same manner; small penciled x's for placement of a finishing nail and on occasion for anchors for hanging of large/heavy pieces. We have never patched or painted walls in any home and this has been acceptable to EVERY client accept this one. I truly believe that this owner/agent is upset with himself because he hired me to stage a home that ultimately sold to someone who had previously seen the home on two occasions. The buyer did not execute a contract until they viewed the home a third time when staged. Yet this owner/agent included in his demand for reimbursement a comment that my staging did not result in the sale of his home. No one can determine how much the staging influenced this buyer or didn't. We only know that their decision to buy was made after seeing the home staged. Regardless, it has no bearing on the fact that I was contacted and contracted by the male owner/agent and I performed the job I was asked to do. The female respondent comments in her 16 years as a realtor she has never heard of me. In that same 16 years, I have never heard of her either. She further states she will not recommend me to the real estate community nor will I her or this owner/agent. On occasion, there are consumers who are never satisfied in any line of business. This does not equate to poor service or unprofessionalism on the part of the business and such is this case. I made every attempt to accommodate and extend courtesies to this owner/agent and rather than he be gracious he chose to attack me. [redacted]  Ms. [redacted] comments are incorrect and laughable.  Not only did she damage the premises with her unprofessional conduct, she neglects to tell the truth.  The only reason she offered a discount is that she needed to move furniture from one house and didn't have anywhere to place it so she discounted our pricing.  As soon as she found out the house was sold, she called the owner and demanded that she be able to pick up the furniture she had placed even though her contract stated up to 90 days.  The Owner/Broker said no to her request due to the fact that he didn't feel after spending the huge amount to stage it, that the furniture should be removed in case the transaction fell through.  He at least, wanted to get some his money's worth out of the staging that had cost him a pretty penny.  But, seriously, this was a $450,000 house and no matter how much was paid to stage it, she did not have the right to damage it in ANY way, regardless of her supposedly past clients or how many homes she says she has staged, etc.  I have been a Realtor for 16 years and I have never heard of her.  She did not leave this home in the exact way she found it and the owner had expenses in restoring it.  It was just "little pencil marks and nail holes that could be remedied with spackle and paint.  What do you think the painter did?  He patched each hole and painted those + the pencil markings on the walls.  Damage is damage and the owner deserves compensation.  We will not be using her services again and we will not be recommending her to clients or other Realtors.  The Realtor community is a small one.....[To assist us in bringing this matter to a close, the consumer must give a reason why they are rejecting the response.
