Thank you for the opportunity to respond to these allegations.I have never engaged in a contract, or business transaction, of any kind, with ***.My first, and only contact with ***, took place on March, 3 2020. The contact came via phone call and email. Both initiated by ***. The phone call came in at 11:25 A.M. and lasted 4 minutes and 25 seconds. The emails were received at 11:46 A.M. and 12:04 P.M. The emails were saved and the phone call was recorded. I conducted a Residential Home Inspection at 316 Jonathan Dr. Racine, WI 53402 on February, 12 2020. The inspection was conducted for a potential buyer of the property. The inspection was conducted from approximately 10:30 a.m. to 1:45 pm. This was a visual inspection and conducted in accordance with ASHI ( American Society Home Inspectors) Standards of Practice and the WDSPS ( Wisconsin Department of Safety and Professional Services) Standards of Practice. A written report was submitted to the potential buyers and to their buyer agent. The buyers and buyers agent were present at the time of inspection.Accusation 1) " Scratched/marked up entrance to attic"In our phone conversation *** said that " You scratched the attic door". After reviewing the inspection report, the property has a Scuttle hatch to the Attic. When a Scuttle hatch is present a step ladder is used to inspect the Attic, from the access panel. The ladder does not touch the Scuttle hatch. This is noted in the Interior section of the Inspection report, Sub-section Attic/Structure / Framing/ Insulation.Accusation 2) " broken clothes dryer knob" In our phone conversation, I informed ***, that testing a clothes dryer is not part of the Home Inspection. See WDSPS Standards of Practice pages 170-171 (8) Interiors sub section b-4. Only dryer venting and Gas shut offs are visually observed for safety purposes. This is noted in the "Laundry Room" section of the Inspection Report.Accusation 3) "Chipped ceramic toilet bowl " ***, via email, sent me a blurry picture of what appears to be a toilet tank cover. Therefore, I assume he is talking about the tank cover, not a toilet bowl cover, as stated in this complaint.A home inspector is only required to flush the toilet, and observe for functionality and leaks. This is a visual inspection. See WDSPS page 170 (6) Plumbing Systems sub section C-4. Four bathrooms were inspected, and no defects were noted on the Inspection report.Accusation 4) "Pulled out - loosening of one siding board exterior - front of house."Per the Inspection Report five defects, of the exterior siding, were noted with pictures (Exterior section, Sub section Siding of the Inspection Report). One area of loose siding is noted on the Inspection Report. Per ASHI Standards of Practice, wall coverings are observed and described. Furthermore, coverings are only required to be observed from ground level (ASHI Standards of Practice page 2 Section 4.1 Sub Section A4). Clearly this photo was taken from ground level. The siding was never touched.Accusation 5) "Left furnace cover off"Per our phone conversation, on 3/3/2020, *** said " the furnace cover was kind of loose, and I had to re-insert it." I informed *** that a loose furnace cover does not constitute damage. He replied " That's true." Most furnaces have a safety switch, that does not allow the furnace to run without the cover installed properly. As noted in the inspection report, the temperature was 32 degrees Fahrenheit at the time of inspection. The Inspection date was 2/12/2020 and *** contacted me 3/3/2020Accusation 6) " overall left house messy, needing of vacuum and carpet shampoo."Protective shoe coverings were worn by myself, and the potential buyers, for the entire Inspection. The buyer's agent removed her shoes at the point of entry. No personal items were moved ( See WDSPS page 169 Sub Chapter IV Section 2f). Most carpet manufacturers recommend vacuuming high traffic areas twice a week, and the rest of the carpet once a week. They also recommend deep cleaning every 12 to 18 months. The Inspection took place on 2/12/2020 and *** contacted me on 3/3/2020.Again, I have never engaged in a contract, or business transaction, of any kind with ***.All quotes in this summary, attributed to ***, can be verified via our phone conversation and his emails. There are many contradictions between what *** said on our phone conversation, what he wrote in his email, and what he reported to you. Please let me know if you would like a copy of our phone conversation that took place on 3/32020 or ***'s emails.I have attached a copy of the Inspection Report.Thank You,***i

I have reviewed the response made by the business in reference to complaint ID, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.

ID# *** 2nd responseThank you for allowing me to respond again to this complaint. The State of Wisconsin requires all home sellers to complete a Real Estate Condition Report. The seller is legally required to disclose any defects, to the property, that they are aware exist. Obviously a home owner cannot be aware of all defects. This is why a potential buyer hires a Residential Home Inspector. The Home Inspector points out defects to the potential buyer. In my previous response I clearly proved these accusations are false. *** has ignored these facts. There were also three other people present, on the inspection, that will verify my factual response to these accusations. In his complaint *** said "So my personal follow up & outreach to resolve failed due to *** being defensive and not results oriented." Per our March, 3rd phone call ***'s outreach consisted of him saying "Where should I send the invoice for the damage you caused?" Again, this call was recorded, and these are his own words. He did not want to hear anything I said. Nor did he respond to my factual original response. *** is, at best, accusing me of vandalism, and at worst, destruction of private property. I suggest he call law enforcement to address the damage to his property. I will gladly provide law enforcement my original response, which includes my inspection report, with time stamped and dated photos, and assist them any way possible. I will also provide a copy of our phone conversation and notarized letters from the other people present for the Inspection.I don't think this a Revdex.com issue. I think it is a law enforcement issue, and is the best way for *** to resolve this issue. Again, please let me know If you require any further documentation from me.Thank you,***i

This damage situation could have been quite the simple fix.

The several mistakes & minor damages likely occurred due to being in a hurry, or not properly trained/licensed?

Standard Home Inspection Service/ ***, has damaged my home, during the time of his inspection.

It is unfortunate & unprofessional, to not only cause damage, as a hired inspector, and a guest in someone else's property. Then, to attempt to cover it up, deny, and not make repairs, or restitution of the several damages that occurred during the date & time of his service, is inappropriate.
Kind Regards
