they say its a no smoking property but there is smoking all around that comes in the windowsrude when they call peopleand dont fill out paper correctbe careful when doing business with them

Good Morning Mr. [redacted]: Property is [redacted],  [redacted].   I have spoken to my customer service staff (one member is on vacation and I will verify with her when she returns if she has any additional notes that were not logged into our system) and...

the pest company.   At this time our record reflect that the tenant did mention in September that the night before they thought they heard something in their wall.  However, until November 26, they did not notify us that a Rat was now in their unit.  We sent a work order out to [redacted] on 11/26/2014 on the date we received a call from the tenants.  On December 1, 2014 the occupant called and stated that they had not heard from the pest company.  Our firm sent the work order again, and according to the invoice attached (see page 2), the pest company went out on 12/1/2014.   Also went out on 12/5, 12/15, and will be going out two more times.  The procedure is to first set a trap, since it was believed by the occupants description that they had one Rat.  When this failed, the pest Company returned and has placed closed bate traps in the unit and on the exterior of the unit.  This is not an immediate remedy, as that the poison does take time to Kill.  The pest company did state that the poison placed does show that it has been eaten and they are checking every few weeks.  Within the next few weeks we will have the opening in the water closet and any other place in the unit where the Pest Company states need to be resealed.   I believe the occupants were expecting an immediate remedy, however, with Rats and Mice this does not always happen if they avoid the Traps and poison has to be used.  I also have checked the file and did not find any other letter or note from the occupants regarding any rat problem.  On October 15, 2014, One of our customer service employees did an inspection of the unit and at this time there was also no mention of a rat problem. [redacted], the occupant is asking for a full month’s rent credit, however, the contracts clearly state that they should carry renters insurance and that the owner does not carry any insurance to cover personal property of the tenants.  The owner has acted in good faith and in a timely manner I did speak to [redacted] today, (he happen to call in while I was typing this letter) and told him that the owner of the property would have to agree to any rent credit if any.  If he would like to resend a breakdown of the costs for the toys and fruit with the pictures, we will submit to the owner and see if he would participate in any reimbursement through a rent credit.    I also reminded him on the phone today that renters Insurance is highly recommended and could have helped him with costs they have incurred and should obtained. Let me know if you would like any other information. Sincerely:[redacted]BrokerBRE: [redacted] ###-###-####  ~ Fax: ###-###-####[redacted]Your Full Service Real Estate and Property Management Company

Slum lord for sure. SPM is probably the worse agency that I have ever dealt with. I have had mold growing in my unit for a long time, which they have refused to correct. Now they want to evict me. I need to move due to the health issues (severe COPD) but because of my health it is going to be hard to do. I suggest that any tenant or prior tenant contact me if they have had the same experience with this company. There are legal actions we can take.

Review: We rented from Stanislaus Property Management for a year and 9 months. When we moved in there were several things that needed repairs on the property. They were all listed in our walk through paperwork. Now after move out Stanislaus property management is attempting to withhold our entire $1600 security deposit as well as charge us an additional $670.91 for damages that were previously existing in the home. I attempted to speak with them in person today, requesting photographs of the damage they are claiming we caused, as well as a copy of the original walk through paperwork from July of 2012 (they never provided us with our copy at move in). In addition to these items I requested copies of all of our work orders from the time we lived in the home, as they are also trying to charge us for damages that caused by their own handyman. They refused to give me any information and my online account with them that has our past work orders has been disabled.Desired Settlement: I would like to settle this by receiving the proof and paperwork that I have requested, as well as mediating the issue. If this can not be done I will be seeking settlement in court.

The tenant did receive a copy of move in and brought it back with notes added on 7/9/12. When he came into our office to discuss the deposit disposition the admin told him all disputes must be put into writing, as this is our policy so there are no miscommunications. This was also noted in their disposition copy they received. We will review when we receive a written dispute from the tenant/s.

Review: I have a big I do mean a big rat in my home. I called the management of the home 2 months ago to let them know I was hearing scratching in the wall there response was not there problem. so in novemberis when the rat made the hole in my kitchen under my stove and making alot of mess getting into everything food my babys toys in my sofa underneath. I called my landlord and again they said it is my problem because sanitary. I told them they are not outside of home its inside so its been three weeks later I kept calling the week of thanksgiving they said they are closed can't do nothing. meanwhile I have to live in this stituation. so just this past monday they sent the pest control to put big rat traps. trap has not caught it yet , its been 4 more days living in hell. I really need all the help I can get. the rat came out yesterday I tryed killing it . It is to fast for me I have a video of the rat it has left a big mess in my home. its gotten into my package of food and baby's toys. the rat in about 6 inches long and the tail is longer then it...I dont think I should pay this month rent since I had to live with this rat in my home....PLEASE HELP ME ASAPDesired Settlement: I would like the rat gone and give me the money I lost in food and couches replacement . I don't think I should pay rent. im really tired of living in these situation. For over a month now. now my baby has rashes on her body I have to take her to doctor. I dont know if she has touch anything that the rat has touch....

Review: They are trying to charge me for damages in the duplex that I was living in that are not from me. The charges are total of 2,112.18 they are taking my security deposit of 350.00 and wanting to charge me 1,762.18 for things like carpet that was unnecessary to remove from a non license worker, light bulbs, batteries for smoke detectors that I already paid for. we did a walk through and the women said and marked everything is good except carpet had smell from my dogs, but I just finished shampoo the carpets and cleaned entire place. She told me and my husband [redacted] that everything looked really good, even the outside. now they are charging for different things that I filed a work order on that are from damages that was prior to my move in and they refuse to repair correctly or not at all. they want to lie and even charge for all of repairs, clean and remove debris of the unit. I already took care of removing everything after cleaning the unit when I was finished and have witnesses to everything we've done and left the unit totally cleaned inside and out. I'm disable and both the on cite manager [redacted] and the property management ([redacted]) has avoid my complaint about the cockroaches for weeks at a time and months (except when Hud Housing was involved)have been mean, harassed me, being rude by yelling at me and said ([redacted]) good ridious and the maintance ([redacted]'s boyfriend) kept staring us down like we was criminals after I hand in the key. They have done all this blaming me and every since they started working there. my stress and anxieties disorder that I have been worse do to there mistreating me and now these charges that are not my fault and keeping my deposit. They would also do other things too to avoid me. They should be in business because they are slum lords and only looking after what money they can get off of tenant's. They got application fees from my niece and husband then gave me a ninety day no cause to move after approving them. ([redacted] and [redacted])They lied three times to my face and again now.Desired Settlement: I would like the 70.00 for the two application fees on [redacted] and [redacted] plus my 350.00 and my deposit for having to move for no reason, causing my stress and anxieties plus my depression to flair up causing my interruptions in my class assignments to failing and had to be dropped due to the stress (MJC student)
