I looked and analized the pictures Stateline added to the response and I numbered them from 1-19:
- Shower: nothing wrong with itMaybe some ordinary wear and tear after years of use
- Damage to wall next to shower:caused by water sprayed from shower
- Broken paper blinds:were indicated in "move in inpection sheet"
- Broken custom made wood blinds: picture shows what I mentioned in the "move in inspection sheet", the directional stick would come off easily in all of the blinds.Besides that, none of the blinds were broken of damaged
& - Marks on wall: minor mark from furniture, ordinary wear and tear - no damage to the wall
- Side of counter coming up: poor construction, easily repairable with sylicon caulk
- Marks on walls: marks in the laundry closet, were there when moved in, wasn't mantioned because it's a laundry closed, marks expected from the machinesStill, it would be under ordinary wear and tear, no damage to the wall
& - Marks on walls: same response as &
- Carpet stains: actually marks caused from heavy furnitureOrdinary wear and tear
- Broken custom made wood blinds: I don't understand what this picture represents
- Holes in ceiling: made from nails as result of building settingNot caused by tenants and had been shown a couple of time to inspectors from Points Rental, who took pictures but did not take any action
- Marks on walls: ordinary wear and tear
- Cracking of walls: caused by aging of a building not well maintained and paintedAlso mentioned to Points rentals inspectors, who took pictures but no action
- Broken custom made wood blinds: same as stated in "move in inspection" sheet
- Broken custom made wood blind: I don't see anything wrong with this picture, except the poor quality and cheapness of the blind
- Marks on walls from furniture: ordinary wear and tear, no damage to the wall
The house needed to be painted considering it has never been done in the past (not before I moved in nor at the time of construction)As I mentioned in the "move in inspection" sheet, the house had been primed but not paintedI wall that is only primed is very difficult to clean or keep up
It is the landlord responsibility to upkeep the property, and to paint it and clean it (including the carpets) before new tenants move in
It is not the responsibility of previous tenants to pay for the upkeep of the houseDuring my stay as a tenant to house was clean and cared for
I would contact the agency when there was a concern, though I seldom got any solution from them (ieI called numerous time about the fixtures for the fireplace and never got a response - as a result I could never use it).Every time there was an inspection it was done by different personWhen I'd inquire about subjects brough up to the previous inspection she would say that the previous inspector was no longer with Points and that she would investigateShe would not get back to me
I'd like to clarify what I mentioned in my original complainI did not say I didn't talk to anyone during the period of 5/and 6/I simply meant to say that I didn't get a response to my inquiry, all I would hear was that they're waiting for to hear from the owner of the property, however, Stateline never called me, I was the one who had called each time, even once they got a reply from the owner

The Business, Stateline Rental Properties, does not propose a resolutionThey request pictures of the condition of the property when I moved inI do not have any pictures or have taken anyI was not aware I needed toI have filled up and turned in the "move in inpection sheet" within the required time, as requestedI'm planning to file a small claim complaint at State of Illinois in the Circuit Court of the 17th Judicial Circuit County of WinnebagoI had all the documentation ready to file tomorrow when I found the E-mail from Revdex.com with this rebutal from the business, which is not only late but also does not provide a proposal/resolutionI will wait till next week to file my case at the small claim court in the hope that the business decides to refund the whole amount of the security deposit

I live out of state and signed a contract with Stateline Rental Properties to manage rental homes I own in RockfordThey took nearly months to get the units cleaned and ready to rent, even though they kept telling me the units were finished and on the rental listThey were actually so bad at completing the work that I had my parents manage the process and supplied Stateline with detailed work orders and Stateline still could not finish the work in a timely and satisfactory wayIn July they billed me for cleaning a unit that was already cleanedI have called several times and written emails asking for a detail list of the work that was done on that unitThey refuse to answer my questions regarding this charge or supply me with a detailed list of what work was actually done, they just took the money out of the rent they collectedThey are a terrible property management company, they are slow to complete work and it is not done well
There is a terrible lack of communication from them on anything and everythingThey told me for months that my units were complete and on the rental list and when I told them I was going to shut off the gas and water since it was costing me $200+ a month to keep them on, they said surejust leave the electricity on for usSo, I shut the water and gas off and they called me weeks later to say they needed those utilities back on to finish cleaning one of the units and then charged over $me to have someone go over and meet the utility workersThis business is a total scam, I would never recommend that anyone use them

I did however have the chance to do 2 inspections of the home. One while they were living there and the other immediately after move out. A list of move out charge was provided to them in a timely matter from the owner. I spoke with both he and his wife and they claim they have not received it. I verified the address with him and that was the last I heard from him until this. The owner incurred expenses after they vacated. Again, Stateline Rental Properties did not hold his deposit.

I have nothing positive to say about this company! after meeting with the manager I left feeling very disrespected! I was basically told that it was my fault that they messed up and lost all our paperwork from the move in and then I was told that I did work on the property that I never did, I will not say her name but the manager there is very shady and I recommend the no one should go through this company to find a home! They will rip you off in the end, I hope this helps anyone looking into them
