I am a contractor in the area and have been working with the gentleman at Stebnitz Builders for for years now and it is always a pleasure to be involved in their projects. They do listen as they boast and as a result communications are clear and jobs run smooth. We've never had an installation problem due to poor workmanship or design. I appreciate their honesty and fiscal professionalism. They are a great choice for your general contracting needs.
Review: In 2005, Stebnitz Builders was hired to perform work on the exterior of my home which included a complete roof tear-off, with replacement of any bad wood as well as shingles. The work was performed in Sept. of 2005 and payment was made in full. In the late fall of 2011, dripping into the attic from the roof in numerous spots was discovered during a rainstorm. Stebnitz Builders was immediately notified. Stebnitz repaired exposed nails and replaced shingles in some spots. They recommended vents be installed in the attic, and that was done at my cost in April of 2012. Shingles were removed and tested by the shingle manufacturer and no defects were found. The leaking from numerous spots on the roof into the attic continues to date. On 11-1-13, Stebnitz Builders notified me that they will no longer attempt to correct this issue without additional payment by me.Desired Settlement: I expect Stebnitz Builders, at no cost to me, to repair my roof immediately where the leaks continue during rainstorms. They also must tar the area around the vents where silicone was used, which by [redacted]'s own admission, was an error on one of their employee's part.

In 2005, Stebnitz Builders completed a roof replacement project
for the [redacted]. In 2011, a year after our 5-year warranty had run out, we were
contacted about “drips” the [redacted] saw in their attic space. We decided at this
time to help our clients out by sending one of our carpenters to evaluate the
situation and see if we could fix the issues they had seen, at no cost to them.
During the past two years we have made a dozen visits, spent
numerous hours and spent valuable assets to find the root cause of the “drips”.
In 2013, at no cost to the [redacted], we hired a third-party inspection service to
investigate the condition of the roof and attic space. The report pointed out a
few things that might have contributed to these “drips”. With the exception of
the heat-loss study the inspector strongly suggested occur by December 1, 2013
to determine the amount condensation was having on the situation, those repairs
found in the report have all been addressed. In fact, as recently as 11/1/2013, we have
made an attempt to find the issue to correct. Unfortunately, there is still no
identifiable issue that is causing the “drips” to occur.
While we believe something is happening to cause these “drips”,
we stand firm on the fact that our product was functioning properly beyond the
length of our warranty and, for some reason, has encountered issues beyond our
control. We have exhausted our options and resources and are unwilling to
provide any more man hours or materials at no cost to the [redacted].
Clearly, the issue we have in good faith tried to identify and solve, occurred outside of our standard 5-year warranty the [redacted] paid for. It was our hope all along that we could find the issue and rectify the situation. Unfortunately, we
are unable to continue in the manner we have over the last two years - at no cost to
the [redacted].
Please find attached a copy of the signed contract,
including the description of our warranty in section 7 on page 3. Also attached
is a copy of the final paid invoice. We have also attached a copy of the letter
provided to the [redacted] from Certainteed, stating that the shingles had no
manufacturing defects and show “normal signs of weathering” and their confidence
that the shingles would “continue to properly perform”.

I have
reviewed the response from the [redacted] and it does not appear that our position
will resolve their issue.
The facts
remain:
The roof
did not leak between us replacing the roof in 2005 and the first call in the
fall of 2011 – a full year beyond the 5-year warranty the [redacted]’s purchased.
Our two
years of good-faith attempts to fully investigate and help the [redacted]’s find
and solve the issue of “drips” in their attic – at no cost to them – have not
worked.
Our
good-faith effort to hire – at no cost to the [redacted] - a third-party inspector
to investigate the situation, produced a few options to try and solve the
issue. Those options were completed – at no cost to the [redacted].
Several
members of the Stebnitz Builders team have investigated this situation and
there have been no silver bullets that lead to a solution to the “drips” in the
[redacted]’s attic. The hours and resources spent over the last two years have been
at no cost to the [redacted] – despite our 5-year warranty having run out over
three years ago.
This is
an unfortunate situation for the [redacted]. We understand it is frustrating for
them. The answers, from a layman’s point of view, probably look obvious and
simple. Yet, we assure you they are not. Two years of eliminating potential
problem areas have not fixed the issues of the “drips”.
We wish
the roof would have continued to perform as well as it did these last two years
as it did the first six. We have gone far and away, above and beyond the
industry standard of a 1-year warranty on roofs, covering the [redacted]’s roof for
5 years and then helping them in their time of need for two more years, dozens of
trips and many hours spent trying to find a solution to the “drips”. This has
all cost money and resources we can no longer afford to provide at no cost to
the [redacted].
