[redacted] and family moved into Steeple Crest Apartments on 10/09/signing a month lease which was renewed for an additional months and began 10/12/The previous manager allowed them to terminate their lease without penalty which would be equal to month's rent + a day notice When the [redacted] 's moved on December 15, 2015, the apartment was inspected and noted the carpet was so stained it could not be cleaned and would have to be replaced (pictures attached)The carpet was year old when they moved in so between years and at move out so 60% of the replacement cost was charged to the residentThe apartment was left dirty at move out so there was an additional charge for thatAfter the Final Account Statement was sent, the Regional Manager, [redacted] , corresponded with the resident and offered for them to come look at the apartment and review what the charges were for exactly and they never took the opportunity to do soThe resident was charged a total of $minus the $deposit which was forfeited to now leaves a balance of $This account is being sent to Collections if not resolved within days

We have received this but still stand by our decision

Ms*** did move out inspection with me on 7-20-even though she was scheduled to move out 8/1/which is when her lease ended I could not do her final paper work until 8/1/so that August pro-rated rent could be generated and charged which she did not payI spoke to Ms*** I
believe it was on 8/and she was wanting to know if we were going to reimburse her for her powerShe said she had gone out of town and when maintenance entered her home to change a/c filters they left lights on, even though I could not prove that we actually left her lights on, I told her that I would waive the August 1st rent that she had not paid in order to make her happyI did the paper work and submitted it to our corporate office and she should be getting a refund back of $- I took her final water bill out of deposit of $and this was the balanceWe have days from time resident is scheduled to move out to do paper work and today is only 8/She should be receiving her refund soon!

I'm in agreement with being charged the carpet cleaning fee of $However, I would still be due a refundI've already spoken with a local attorney in Phenix City, AL who agrees completelyI've also been educated on the landlord tenant law within Alabama and at this point I'm owed double of my security deposit. So, if Steeple Chase does not refund me what's 'honestly' due to meI will file a lawsuit within days.Regards,Nkenge Mosley

I believe this has been resolved due to the fact that Mrs [redacted] has received her deposit refund in the amount of $401.49.

The previous manager allowed them to terminate their lease without penalty which would be equal to 1 month's rent + a 60 day notice....

When the [redacted]'s moved on December 15, 2015, the apartment was inspected and noted the carpet was so stained it could not be cleaned and would have to be replaced (pictures attached). The carpet was 1 year old when they moved in so between years 2 and 3 at move out so 60% of the replacement cost was charged to the resident. The apartment was left dirty at move out so there was an additional charge for that. After the Final Account Statement was sent, the Regional Manager, [redacted], corresponded with the resident and offered for them to come look at the apartment and review what the charges were for exactly and they never took the opportunity to do so. The resident was charged a total of $893.74 minus the $750.00 deposit which was forfeited to now leaves a balance of $143.74. This account is being sent to Collections if not resolved within 14 days.

Thank you for sending the lesser amount of $401.49. However,
you have not called me nor responded to advise of what my previous request(s)
were in the last email (notification per the Revdex.com). With that said, when will I receive
a call and or response about the 12 month(s) statements for the amount owed of
$48.01, and when will you send me the remaining of the deposit you did not send
of $48.01 since you cannot prove that I do not owe the amount.
If you cannot provide me the above information, please
advise me of an address and also a phone number to the individual(s) that can
make this happen.
NOTE: This issue is NOT RESOLVED. I contact the caseworker, [redacted] (within the Revdex.com), she advised to cash the check of $401.49 because the
balance that is owed to me is still PENDING as outstanding.
