[redacted] is not being completely truthful.  I do have email's with him that we have agreed to release him from the lease obligation with a deposit refund less the $174.69 which will cover the carpet cleaning and the re-keying which is required by law.  He signed a 9 month lease...

after he had viewed this property and we processed his credit and accepted him.  
We had an hvac company at the property last Saturday within 2 hours after he called about the ac.  The house is small but has new paint, new carpet, new appliances with exception of dishwasher which is 3 years old.  He told my property manager when he initially viewed the property that he wanted a 9 month lease in order to make sure his children were happy with the schools and if so they wanted to renew for 2 years. 
[redacted] came in my office Monday and said they did not want to stay in the house, it was not up to her standards (he rented it without her seeing the property) and it is a small 2 bedroom house, they have a boy and a girl who are in school and would have to share the 2nd bedroom.  She also stated that they were planning to purchase a home here next Spring and would not be renewing.  
I asked [redacted] if we addressed all the items that he was complaining about would he stay in the property, he indicated he would not.  I have documentation that many of the items he complained about (invoices from contractors) were items that had already been addressed/repaired/replaced.  I also have emails from him threatening to report me to the authorities for what he believed were health and safety issues in the house.
I believe the bottom line is that he realized he had made a mistake in leasing a property that was not suitable for the size of his family, nor could compare with the new home they left behind in [redacted] and decided he simply wanted out of the lease.  The fact that he will not stay after all his issues would be addressed indicates to me that he just wants out.  
Even with the small amount we will charge - for carpet clean & rekey - the Owner of the property has lost valuable time on the market and will incur more expenses than [redacted] in the re-advertising and search for a new tenant.
