On January 25,2016 we sent out work orders to our trades to have the problem corrected. All repairs carry a one year warranty from date of repair. The ceiling around the fire alarm has yellow staining because of the drip water, which need to be fixed. Hello [redacted] Our response to the offer from business is as follows: The reason for us being two years beyond the warranty period and a defect not rectified was not in our control, but with SterlingPlease refer to the email correspondence attached and in the Revdex.com online system (Sterling_Email_Correspondence_2014-15.pdf)We had contacted the Sterling office a few times for a call back to schedule the year end inspection but did not hear backUpon not receiving an answer, we contacted the Sterling show home in Allard (Emails on 22-Aug-& 06-Sep-2014) and were finally successful in arranging the one year inspection on 26-Sept-As explained in detail in the complaint to Revdex.com, the defect was noted by Sterling on their one year inspection sheet and nothing has been done to date in spite of follow upsHence, the delay was not caused on our endWe are only too eager to have a decent looking driveway As for the offer of splitting the costs to repair the driveway; we regret to inform that this will not be acceptable to usAs homeowners, we have paid for the cost of the driveway already when we purchased the homeWe are also skeptical whether the repair process of sandblasting and sealing would just be a short term solution I have signed your email to proceed with mediation and will put a cheque in the mail for $I would expect the cheque to arrive early next week and not on 04-June-Please confirm if this is acceptable and if not, I will drop by your office for payment or mail expedited Thanks -***

At the time of purchase, [redacted] (sales manager) did not show where the gas meter is, my realtor [redacted] was with me the whole process and he can be the witness! This is a buyer beware case.
As of my last conversation with [redacted] Sterling will send me the drawing of the new sidewalk, I still have not hear anything from you after almost a month.

concrete of road salts and application of appropriate sealer is part of home owner maintenance. We have a picture taken on March 13, 2014 @ 12:31 PM and this picture clearly shows that you did not maintain your driveway . In this picture the driveway is covered in snow, ice and road slush.
With [redacted] you should have filed for a conciliation inspection. Then they would have come out to inspect your driveway, unless you were away past your warranty period.

We have sent to the City of Spruce Grove for re-inspection of the rough grade on June 17,2015. Waiting for their report.

receiving the rough grade certificate. Therefore the landscaping deposit will not be refunded until the landscaping is completed, inspected and approved.

We should not have to file a complaint with the Revdex.com to get this simple piece of communication from the builder. They still have not directly provided us this information.
In addition to the line the builder quoted
"Landscaping should be completed within 12 months of receiving the rough grade certificate."
Which is in the original contract signed Oct 27 2013 I have an additional document signed by [redacted], the Site Superintendent. This document is signed Feb 28 2014 and states
"We agree the above items are seasonal work and will be scheduled for completion in the spring or summer of 2014"
It specifically lists the Rough Lot Grading and certificate as one of these items. It is now 2015 and this is not completed
Our original request for our $1000 deposit to be immediately refunded and to have the grade completed and certified has not changed and still stands

Mailed again on July 13,2015 the rough grade certificate and city approval with condition to install house number, also e-mailed today.
Landscape deposit will not be refunded until you have your landscaping done and must pass inspection. No exceptions.

It should have been emailed as well as mailed on June 23, we should not have to find out from the city. As for the deposit refund it needs to be refunded now, both of the contracts are now in breech. We should have had our landscaping done already, but sterling did not hold up their end, they applied twice and failed both times, the second time, was without doing anything to fix why it failed the first time, it just delayed us even further and wasted everyone's time. There has been nothing but excuses coming from Sterling. [redacted]
