I rented the unit from 9-1-14 to 10-1-14. I told the front desk clerk I would vacate 10-1-14. On 9-28-14 The owner called me (she was at the unit) and said the tv and cable box were missing from my unit. Why was she in my unit before the vacate date? I was in the neighborhood and immediately went to my unit. I visited the front desk clerk who said my movers must of taken the tv and cable box. I want to my unit and the door was open and the tv and the cable box were still there. The employees were in the process of moving their bed into the unit. I said to the front desk clerk "the tv and cable box is still in the unit", The owner arrived and said the employee said they were not in the unit. I think that because seniors are the majority of rentors this is a scam to increase their income and if I had not been near by I would have received a bill for the missing items. I asked for the owners name and address and she would not give it to me and handed me a card with the name and address of the residence. My second concern was the receipt I signed indicating the $100 deposit was non-refundable. I did sign this paper but did not get a copy until I requested it that dauy. I asked her that and she said because"it is NON-refundable".She said the furniture was moved out because I requested a non furnished unit (the front desk clerk said this was ok). The owner said after I leave the furniture needs to be replaced and the cost is $100. I said rentore requesting a furnished unit still pay $100 deposit a move in?Why was that? We want to inform the Revdex.com that the Stewart Street Inn does have a company policy which includes a $100.00 Non Refundable Deposit for all monthly rentals upon application approval. This policy is in place at many properties in the Carson City/Reno area and was in place when I purchased the property in November of 2013. Since our rentals are month to month and more transient in nature, it is industry standard rather than charging a one month's rental rate which can be refundable to tenants in a more conventional setting. These funds cover such expenses as cleaning, repairs, and other related expenses. [redacted] was no exception to the policy; she signed the rental agreement prior to moving in and was in no way coerced to do so. I will forward a copy of the signed agreement via e-mail. I might add that we had additional expenses involved in her case as she asked us to remove all the furnishings in her apartment as she had her own furniture and our apartments are furnished. We happily obliged her request and had the additional expense of hiring staff to remove said furniture and then replace it upon her departure. As an aside, we do not have full time maintenance staff on property that is just waiting around for something to do. They are called in on a need basis and are paid accordingly. Any individual who finds the deposit unacceptable is free to go elsewhere. Although we don't give tenants a copy of the rental agreement, it is on file and a copy is available to them at any time. [redacted] did mention to the office staff that she "might" be moving Oct. 1st, but it was not at the time she moved in but in fact was about a week before she moved out. This fact, however has no bearing on the non-refundable deposit. We many times have tenants who end up staying just a month as an interim placement before moving elsewhere and they are required to pay the deposit. When we were informed by another tenant that they had seen someone moving her furniture out, cleaning staff was sent to her room to verify this. It was inadvertently reported to me that the cable box and TV were missing. I did not check this myself, but I did call [redacted] with what I thought was a very cordial message, mentioning these items seemed to be missing and possibly whoever had moved her belongings may have removed them by mistake. I asked if she could check on this please and get back to me. To think that I would have billed her for these missing items, is somewhat perplexing since I had no idea where [redacted] had moved. Between the time I called her and the time she arrived at the office (maybe a one hour time lapse), I was informed that the cable box and TV were IN FACT in the room. I was on my way to the office to get her phone number to call her again to inform her of our error when she arrived. I'm sorry that [redacted] is upset about the deposit, but I cannot treat her any differently than any other tenant as I would surely place myself in legal jeopardy and I can assure you that my tenants are all very happy living here.We are primarily a senior housing property and have a family atmosphere amongst our tenants as we all look out for the well-being of all residents. I'm sure [redacted] would attest to that since several of our tenants helped her move her furniture and belongings to her room. We in no way take advantage of our seniors, as a matter of fact we have done everything possible to enhance their lifestyle since buying the Stewart Street Inn last November.I would invite the Revdex.com to come to our property at any time and interview our tenants. I can assure you that none of the seniors who live here will tell you they feel they have been taken advantage of; on the contrary, I can show you thank you notes from long term tenants who are ecstatic over the changes we have made.Thank you in advance for your time and consideration in this matter.Sincerely,[redacted], Owner[redacted]
