Complaint: [redacted] I am rejecting this response because: I would first like to thank Stonebridge for finally replying to my letter re: our sinking/cracking front patio (see exhibit “A”) I am only sorry it had to involve the Revdex.com I would also like to thank Stonebridge for at least agreeing that the sinking/cracking patio is a structural issue If they did not feel it was, then why even state that we do not have a structural warranty? Let me put the responses from Stonebridge in perspective: When we purchased our home in 2007, there was no Home Buyers Warranty 2-year structural warranties available to purchaseThat HBW 2-year option came later, likely when all the sub-standard construction problems began to surface throughout the neighborhood I assume to potentially make it easier for Stonebridge to avoid additional repairs down the road I have done a public records search through the County recorded documents on recent Stonebridge transactions and see that the warranty paperwork is completely different than our documentation from Clearly, something has changedWe were never offered nor did we decline any year structural warrantySee exhibit “B” Anyone who knows structures (like an engineer) knows that house structural problems are a slow process and would rarely surface in year The only reason that Stonebridge did any ventilation work on our home is because their sub-contractor did not install the venting per standard, therefore rendering it inadequate from day one Stonebridge did not facilitate this work until they received a letter that other many homeowners were also experiencing mold issues and proposing a class action lawsuit to get resolution from Stonebridge (See exhibit “C”)They immediately began working with homeowners in resolving these ventilation/mold issues of which we participated to protect our investment as did many othersStonebridge could give you a list of all the homes they handled mold remediation issues with or I can work through our neighborhood website and get individual responses from our neighbors if there is a need for that additional information Stonebridge sent the attached letter to all homeowners within The Parks at Forest Grove subdivision Not only was the venting inadequate but the insulation was as well According to an inspector from Stonebridge who inspected our home, we had an R-insulation rating where we should have had an R- Insulation was added to the appropriate level They did replace some trim several months ago, but did not complete the work Approxyears ago, we asked Stonebridge to fix some severely rotting second floor window trim as I had concerns with additional water damage (See exhibit “D”) They refused and stated it was not a structural issue I had to fix it myself The concrete porch has been settling since day one At first it was not too bad, ½” or so Over the next years it began to grow large cracks, now settling about 2” The water no longer drained away from the house, but, drained toward the house foundation Now at about 3” of settlement and a 1”+ puddle forms when it rains (See exhibit “E”) With such a slow settlement change, it is impossible to meet a year warranty requirement I spoke to Misty L [redacted] about the wood trim that was severely rotted and missed (See exhibit “F”) I told her it was only a 3ft piece and I would have to buy a full piece to fix it I also told her I would paint it if they just replaced the board She said OK and Scott J [redacted] would contact me I never got another response from Misty, Scott or Stonebridge again This is not about warranties, who has what and how long This issue is about customer service and sub-standard workmanship I have lost more than hours of work in order to be home for Stonebridge repair work That has cost me about $in lost income Our punch list at time of purchase is quite extensive Some items were never fixed due to lack of Stonebridge effort Our home is only years old, this patio issue is definitely a sub-standard construction issue I am more than happy to meet at the house and discuss some ideas to fix the patio and/or stop the water from draining under the house foundation All I ask is that Stonebridge partner with us on a fix to the front porch If they refuse to take any further action, I ask that we be fairly compensated for the full repair of the front patio Note: Could not send with all attachmentsSincerely, [redacted] ***

Mr*** purchased his home in with a One Year Residential Limited Warranty There was not a year structural warranty purchased for this home (some of the other homes in the neighborhood were purchased with HBW 2-warranties, which includes a year structural warranty, but not Mr
***’).Despite it being past the one year warranty period, Stone Bridge Homes NW has done some work on Mr ***’ home, including improving the ventilation in Mr***’ attic As a courtesy, we also replaced some trim on the exterior of the home Mr*** also pointed out that some of the concrete on the porch had settled However, he was advised that we would not do additional repairs and it was years past the expiration of the One Year Residential Limited Warranty.We do not have record of there being unfinished repairs that we agreed to do.Thank you for your attention.Sincerely,Edie L***General CounselDirect: *** ***Galewood St #100Lake Oswego, OR

Mr. [redacted] purchased his home in 2007 with a One Year Residential Limited Warranty.  There was not a 10 year structural warranty purchased for this home (some of the other homes in the neighborhood were purchased with HBW 2-10 warranties, which includes a 10 year structural warranty, but not Mr....
