Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint Sent: Saturday, January 31, 12:AM To: drteam Subject: Re: You have a New Message from Revdex.com Regarding Complaint # [redacted] Dear Sir / Ma'am: I'm writing this e-mail message concerning my complain against Stoneleigh Cypress Pointe Apartments, while I didn't get a correct answer to my inquiry, I'd like to inform you that the problem still existing & unsolved, Recently they sent me an e-mail message saying that they will submit my account to a collection agency on February 2ndConcerning their message that you've forwarded it to me from Nicole [redacted] the apartments manager which was suppose to explain why they charged me $1,277.28, I assure you that all what she said in that message is lie & incorrect, She said that on 09/11/I received an Advance Notice of Lease Termination & that's incorrect since I didn't receive this notification neither by written letter nor orally, what happened is that I've submitted to them a two months notification letter for move out & here I've attached the bill they sent me & they are claiming that I owe them the amount of $, you will see in that bill what prove that I've submit a two months move out notification letter to them on 09/20/What also prove that they are lying is they mentioned that the lease end date is 11/30/while the lease contract saying that the lease end date is 11/26/2014, I can give you a copy of the lease contract as wellI've already explained to you my complain in the first time when I submitted it to youAs I've mentioned above nothing of what they are saying in there message is correct, it's all fake & twist to the truthNote: I didn't get your first two messages that's why I didn't answer you promptly at that time Regards,

Sent: Thursday, February 12, 10:AMTo: drteamSubject: 2nd Response to case# ***-Stoneleigh Cypress Pointe Important: 2nd email to follow this one with Attached email documentation, final move out statement and written noticeFile Size was too large to send all at onceEmail will be labeled case#*** additional documents Dear Dispute Resolution Team, This response is regarding ID ***In Mr*** letter he stated he did not get a correct answer to his inquiryI have included the previous response below outlining all charges he inquired about in his first complaintI have attached the Advance Notice of Lease Termination at End of Lease or Renewal Period that was posted to Mr***s door on 9/11/I have also attached his written notice to vacate we received in the office on 9/20/(after notice was posted) that also acknowledges his lease end date of 11/26/We allowed Mr*** to stay additional days past his lease end date per his request, so his family could celebrate Thanksgiving in his home and wait for his new apartment to be readyWhen we changed his move out date from 11/26/to 11/30/per his request, it changed the lease end date on his final move out statement to 11/30/ Mr*** account was referred to a collection agency after the Revdex.com determined the complaint “resolved” on January 26th and a final attempt was made to Mr*** on January 30th asking for an effort of cooperationWhen Mr*** responded with the attached email it was determined that he would be unwilling to cooperate and his account was then forward to the third party collection agency Please let us know if you need any further documentation from us and we would be happy to complyWe are hoping to resolve this complaint Kindly, Thank You, Nicole S*** Community Manager O: 281-374-*** | 281-374-*** E:n***@noipm.com

On 09/11/Mr*** received an Advance Notice of Lease Termination at end of lease term or renewal period to vacate his apartment on his lease end date of 11/26/This decision was made after numerous attempts to get two unauthorized occupants residing in his home placed on the lease and the refusal to allow management to complete proper pest control treatments in his homeJune 16th we were made aware of a pest problem inside Mr*** home by his wife who was not on the leaseShe stated they had a problem since they moved in September I informed her this was the first time it was brought to our attention and she needed to be placed on the leaseIt was asked that the lease holder come down and speak with usA clean out form (prep form for pest control treatment) was given to Mr***’s wife for him to sign and return to the officeA call was placed into Mr*** asking him to place his wife on the lease and fill out the pest control formThe form was not signed and returned until June 25,A clean out treatment was scheduled for June 26, Terminx informed us they could not complete the treatment because the prep items on the form had not been completedWe tried again on Thursday, July 3, 2014, however Terminx deemed the home as not in the condition to treatI asked Terminx to complete an extensive treatment despite the condition of the home because of the amount of pest foundThey performed the treatment and follow up treatmentOn 8/8/a work order was performed in Mr*** homeMaintenance notified Management of a large roach problemFrom that point forward, Management tried treating Mr***s home and was sent away each time by the wife or another unauthorized occupantWe were unable to treat homeI did allow Mr*** to stay additional days past his lease end date so his family could celebrate Thanksgiving in his home and wait for his new apartment to be ready with the understanding he would owe rent for the additional daysPlease see attached pictures for the condition of his homeYou can see live active roaches throughout home and roach feces along the baseboardsThis home stayed vacant much longer than anticipated and the new residents move in date was changed from 12/to 12/to remedy the roach problem costing the property additional vacancy cost and additional pest control feesTotal money lost in vacancy was $Total pest control fees for his home were $per clean outThese pest control fees did not include the neighboring homes that had to be treatedMr*** was charged $in rent for the days (with no month to month fees), $for a full paint, $in pest control fees, $for the carpet replacement that was performed, $for deodorizer (home had strong food smell) $for door, gate clicker and mail box keys that were not returned and utilities of $We feel these charges are more than fair given the cost the property enduredPlease let us know if you need any further documentation or invoices and we would be happy to comply?
