I sincerely apologize that we were unable to meet the expectations of this former resident The provisions of the Lease Agreement are discussed and explained before each new resident moves in; including but not limited to, the paragraph defining the Early Termination clause When the complainant moved in on December 5, 2014, he seemed to be pleased with the apartment as no concerns were ever brought to our attentionOn December 15, 2014, he submitted the move in inspection which also did not list any concerns nor mention any issue with cleanliness, etcas he stated in his complaintBefore vacating, this former resident submitted a letter on January 21, which stated: “Good MorningPlease kindly be informed that I would move to a new place much closer to my work in [redacted] SC, so I would stay until you have a new tenant in your hand or if you already have some requests for my place, ok I can leave on 3rd FebThank you for everything, I hate to leave that nice place and you guys were really professional with me.” I understand that this gentleman is unhappy with the fees associated with terminating the lease earlyHowever, all residents of the community are responsible for the terms as listed in the lease regardless of their reason(s) for terminatingTherefore, the charges are correct and directly reflect the contract signed and agreed upon by both parties Thank you for the opportunity to address the complaint Sincerely,

Revdex.com: I have reviewed the response made by the business in reference to complaint ID 10594455, and have determined that this does not resolve my complaint Regards, [redacted] --------------------------------------------------------------------------------... ***, Good afternoonI really appreciate dear what you are doing for me plus your concern and your heart intention to help resolve this problemThank you dear [redacted] ..Well, I will summarize my reply in the following points, as follows:Please [redacted] note that Morgan Apartment reply to us, they ignored completely that two bloody gunshots happened within months in my neighborhood, they didn't say "No", so please take a note that they are as if agree to the incidents happened in my neighborhood.Please [redacted] note that The contract that I signed with Morgan and they stick to it are based on the following bases; they sell me a service ( which is that I pay 625$ monthly for Morgan, in return the give me a place which is suitable for human usage that means Noone that the place is safethe place should be clean tooThose bases are understood and agreed even when they are not written in the contract.So I claim my customer sales rights with Morgan if they have presented the place and it is neither safe or clean.You know already that the place was proved to be dangerous and even Morgan didn't object that.About the place as unclean, it happened that the first time I went to the swimming pool , after being minutes in the pool, I found out big (really big cockroaches in the pool they were so many close to the pool outlets; I felt disguising and nasty, I got off quickly of the pool and rushed to the shower, but there wasn't even hot water in the showers, so I had to rush to the apartment and get cleaned by hot shower, then the next day I went to the leasing office and talked with [redacted] super nicely about the dead cockroaches in the pool, no hot water in the shower, and that there were huge number of ants come to drink from the poolThen ***, please listen to this, I told [redacted] " whenever you do the maintenance to the pool please call me back", since then she never called me back or I went to that pool again!Please call [redacted] and check with her how true that story is , her Cellphone is [redacted] ***Now time to comment on Morgan reply to me, as follows:What contract discussion they are talking about? " the contract is a folder of pages! and some papers have very small fonts we were around a table at the leasing office then Who can read that huge file? even the Americans don't how much more is that to me and I am month old in the States and English is not my language and that huge file needs months for me to read, I agreed to rent the place based on the sales rights of both parties and my sales rights with Morgan was violated as the place is dangerous I attached herewith please find some papers of the contract to see how small the font is ( file )It is not a matters of papers many fraud has been done by papers but the law which is based on justice decides by the end ..I asked [redacted] ( the leasing office manager) a question, if your brother/ or a sister/ or a daughter / or a son of yours went to rent an apartment and he/she found out that two bloody incidents happened in the neighborhood in months, will you ask your brother/sister/daughter/son to keep to the contract or just ask him to leave right away!!?Of course the apartment was clean and I was happy with it in the beginning but you can't know how good the place is unless you live in it ...I didn't mention those reasons as for my leaving to Morgan because in my Christian Egyptian culture and in such a situation, I should be very nice to the landlord ,I don't mention anything bad about the place that would hurt the feelings of the landlord, just leave in peace , I inform the landlord about my leave very nicely ! We both have to get a new tenant in my place, don't make the landlord lose any money, leave the place super clean after we get a new tenant in my place, I take the deposit back from landlord, and that what I exactly did! I put an Adin the [redacted] for someone to replace me, but the surprise was that that 625$ is overpriced market rate for a one bedroom they were collecting this money was little weird; in their system the apartment was for only $ and the balance for 625$ was added to the water bill, please see attached water bill (file water bill )Anyhow, I paid one whole month in advance, delivered the apartment super clean and yes they got a tenant in my place they didn't lose a penny !! on the other hand they still have the 200$ deposit and 50$ for amenities I never used ( swimming pool etc!)---------------------------------------------------------------------------...

I wanted to update this informationA carpet repair and cleaning was scheduled for 3/23/and once again the resident turned the carpet vendor awayI personally scheduled the appointment with the resident and it is standard procedure to
allow the resident to choose the day to have work done when it relates to calling an outside vendor

My wife, Kim is having procedures done to her back in order to determine what surgery will be neededShe was told that she would have to move all the furniture which she is no way capable of doingWe just wanted the carpet Repaired and if there would be cleaning done, only high traffic area was neededI have a p/t job and was not at home when they arrivedFurthermore If we had been given Advanced notice of their arrival, then we probably would have been able to accommodate their request

When the complainant moved in on December 5, 2014, he seemed to be pleased with the apartment as no concerns were ever brought to our attention. On December 15, 2014, he submitted the move in inspection which also did not list any concerns nor mention any issue with cleanliness, etc. as he stated in his complaint. Before vacating, this former resident submitted a letter on January 21, 2015 which stated:
 
“Good Morning. I understand that this gentleman is unhappy with the fees associated with terminating the lease early. However, all residents of the community are responsible for the terms as listed in the lease regardless of their reason(s) for terminating. Therefore, the charges are correct and directly reflect the contract signed and agreed upon by both parties.

I received the letter from Revdex.com and I did reach out via email(the email was returned and phoned this morning at 11:30 am; the phone continued to ring with no option to leave a voicemail. I will place a letter on her door notifying her she can scdhedule an appointment with me to go over the lease-break policy. In addition, I have left a message with the resident that she is having the dicculty with. I would hope we can all meet and come to a peaceful resolution for all involved. It is not our intent to allow any resident to continue to have issues that can easily be resolved.

I regret that we were unable to satisfy the requests from this former resident as customer satisfaction is our top priority.  Unfortunately, this former resident did not express his concerns or dissatisfaction until after he moved out of the apartment home not giving us an opportunity to address and resolve any of his complaints. 
 
Waiving the fees associated with his early termination is not an option as they are a part of his Lease agreement and all residents are responsible for the same fee(s) for early termination.
