Thank you for the opportunity to address the concerns of my recent customer It is distressing when a customer is confronted with this type of problem\when returning to their storage unit I am very sorry that this happened to her When [redacted] rented the unit there was a small puddle in the HALLWAY near her unit She was assured that water would not get into her unit and that we would fix the problem An offer was made to help her move to another unit if she was uncomfortable with that one and she declined the offer The leak never did affect anything except the hallway and was fixed several days later I In self-storage, there is no control over what is put into the units or the condition of the contentsTherefore it is an industry standard not to ensurethe condition of the contents in the unitOur responsibility is maintaining the structure and addressing issues to the structure in a timely manner as we become aware of themThe renter is responsible for the contents of the unitThis is stated in the lease with “All property stored within the Stall by Tenant shall be at Tenant’s sole risk”The renter is usually able to insure items in a storage unit through their existing renter’s insurance or through other, third party insurance companies It was raining during the period that she moved in, as the puddle indicates Things put into storage damp or wet do not dry out when packed tightly into a small unit with no ventilation over the hot summer This unit was not temperature or climate controlled, which was an option She said that there was mold on bedding that was sealed in plastic, which indicates that the bedding may have been damp or wet when put into storage The blender that had mold inside must have been wet or dirty as mold doesn't grow on clean, dry plasticA few items were abandoned in the unitOne was a waste basket with trash and on the bottom a moldy cookie On the others, the mildew was easily wiped off with a Kleenex After a late night call from ***, I arrived at the unit approximately 9:pm There was mildew on the few items in the unit The walls, ceiling and adjacent units were inspected for any sign of leakage or mold or mildew by ***, her boyfriend, and myself and nothing was found Her other belongings were not available for inspection as she said that she had thrown them in the dumpster The next day, the other eight units in that hallway were inspected and showed no sign of water, or mildew or mold on their belongings Every customer receives the same contract and the same opportunities when storing with Storage UnlimitedWhen there are comments or concerns I address them as quickly as possible, no matter who the source is [redacted] brought her issue to me during the move in process and the issue was quickly resolved along with an alternate solution of changing units was suggestedShe decided that fixing the leak outside her unit would be sufficient and the leak was fixed within the next few days after she had moved inThe customer should be assured of a clean, dry unit, which she was providedI do not have any control over the items placed in the unit, and thus I cannot, and have never led any customers to believe that I guarantee the condition of those items Sincerely, Diane E [redacted] Storage Unlimited, LLC
