Storage Village: White Flint Self Storage

Review: After many years of renting a storage unit, I closed the unit on the 31st of May 2013.

Storage Village gave me a receipt for $567 that is titled "Refund Receipt."

They did not give me the refund. Rather, they tried to force me to sign another document titled "Storage Village Credit for Unused Rent." I explained that I no longer live in Maryland and cannot use the credit. I asked verbally and in writing that the refund be sent to me by check.

I followed up with correspondence by e-mail with the president ([redacted], [redacted]). He insisted that they never give refunds and that a two word sentence in the cover letter of the contract communicated this information. He also indicated that the refund amount included an amount of free rent provided when you pay a year in advance. I replied that that free rent should be deducted and that I was only expecting a reasonable refund. He again said that they would not refund the extra payment.

The contract itself says nothing about no refunds (Paragraph 10 of the contract indicates that the Tenant is only liable for days in which the unit is occupied.). Nor does the receipt provided when making payments (usually six months to 12 months in advance) give any indication of such a policy.

I submit that Storage Village is failing to properly disclose their conditions. When they give a "refund receipt" they are acknowledging the right of the tenant to receive a refund.Desired Settlement: I request that Storage Village refund the amount paid in advance that was not used (approximately $520).

In order to resolve this matter, I ask that the company issue a credit voucher as a gift certificate that I can give to someone who lives in Maryland.

Since I do not live in Maryland, this seems the best way forward.
