Worse Company ever they are not truthful and forthcoming
They don’t deserve one star….Moved from one state to the other……This company is horrible Richard V is very arrogant and following the law is not his concern. If you want to be scammed out of money go to this company. If I can give them a title it will be they will take as much as they can and do as little as possible. Buyer beware the worst company I have ever encountered. The property has so many cracks in the foundation and they had mold.,Richard V is not an honest real estate agent/ broker. Richard V is not truthful and forthcoming. The fence ‘holes all on it, the refrigerator had mold on it, the house was a complete dump. They will scam you out of your money. And you think if you pay your rent on time that matters with this kindly it means absolutely nothing. They use renters to try to fix their properties. They try to get over on families. The photos on their website look nothing like their priorities. although at home may have foundation problems they hire a cheap labor to try to cover up the foundation. If you buy a home from them I will tell you to have a foundation company come out and look out because they cover up items versus fixing them.. They keep security deposits in bad faith..

This company is a Scam. If You are a owner with this company. You need to get out of business with them. I was a Section 8 Tenant with them for 5yrs. Paid my rent on time every month. Never was I late. I moved in 2014 did a walk through Inspection, with my husband along with the sheet. I returned it to the office. When they had other employees there. Alicia did my move in. But she isn't there anymore. Now for some odd reason, they can't find my move in sheet. I just recently, moved out in January. I paid $995 deposit and didn't get but $5.10 cents plus my husband got $5.10 back, these are some lying greedy and nasty people, who do not need to be in business. Just scamming people out their money. They need to be investigated like now and closed down for good. Charging me for petty stuff that needed to be replaced and clean. That took all of my deposit and what they charged me for wasn't even that much. They claim they have documents of the condition of the house I moved in. But didn't send it to me, when I asked for it. I will be filing a motion in Small claims about my deposit. Because they are full of bull.

This former tenant left the home with damages that were charged against her security deposit. The counter tops were damaged and the cabinets were filthy. Door was kick in and we had to replace the frame. These are all obvious tenant damages. We have pictures and video of the damage and the same from before the client moved in. There is zero dispute the tenant caused these damages. In fact, I just looked and the pictures and damages myself. We did in fact give her complete documentation including pictures. Her review is completely untrue. I think you can see that by the vicious nature of her review.

Look these people have every excuse in the world. The so called damages they claim I caused that I already knew about. Did not come out to what they charged me. I have copies of my lease that does not have the items that I was charged on the list. This is just a bunch of excuses. They still did not provide me with my copy of move in sheet, that they were responsible for, when I moved out. The house was not damage and unclean as they are reporting. I provided pictures that I cleaned that home from back to front ,except some things that wasn't even necessary to clean, because they weren't, worth cleaning, because they are trying to sell the house, with the same worn out things in the house. With out other intentional people knowing that the home is old and outdated and need to be refurbished. They just want a quick sale and charge me for the maintenance of the house. When I never owned it. This is why they don't want to give my deposit back. Because I had to request so many work orders, while I lived there. This response from this company is completely untrue as well. I am still going with what I have reported. Thank You

Charged for repairs that were not performed before new tenant. I was put into collections by Stress Free Property Management.
I know for a fact they let someone move into a house without changing a broken front door. I know the front door was broken, and the extent of the damage, because I am the tenant who lived there last.

Furthermore, I was charged to REPLACE that front door. I was also charged to replace the screen door that is still hanging BROKEN on the house.

I honestly would hate to think how the tenant would feel to know her front door is a broken, mostly hollow, shoddily reinforced front door. I wouldn't feel safe to live there. That door was completely broken off its frame and split apart. I put that door back together with wood screws and glue and there is not a young lady living in this very house.

After I moved out I returned to retrieve mail (for which I returned to the house today) I took notice that the work I was charged for hadn't been performed but the house was advertised as "For Rent". I emailed Iris T. and she told me that "Some of the time, there may be delays in getting the work completed, but Ultimately it gets done." I am curious at what point the property management company repairs the damages from the previous tenant AFTER the next tenant moves in. Shouldn't what they charged me to fix have been done before this poor person was scammed into signing a lease.

It's one thing to swindle a previous tenant, but to allow a tenant to move into a house whose front door is not structurally sound is reckless and unsafe.

Desired Outcome

I need Stress Free to resolve my balance since the work I was charged for was not performed. I am not completely educated in housing laws or landlord rights but I know as a common consumer, I am entitled to a product for which I pay for. This has been reported on my credit and affects me in more than just a balance with the company.

I was mistaken in the description of "patio door". I took notice that the front porch screen door was still broken for which I applied the definition "patio door". I am currently involved in a dispute with another leasing company and may have acted hyper vigilantly. .

I have had such a great experience with Sensible Property Management handling my first rental property. Within 10 days of dropping off my keys and cleaning out my townhouse, I was already receiving emails with the traffic my property was receiving. Only a few short days later, I received another email that a tenant was secured and a move-in date was scheduled.

After I received that notification, I was shocked that the property rented so quickly and my heart sank when I believed that I had not handled the required paperwork with my HOA so I sent Kim and the team an email (late on a Friday night). The very next morning (Saturday) Kim responded confidently that she had already had the appropriate contact with my HOA previously and that we were all set for move-in! I went from thinking that I had dropped the ball on a very important piece of the process, to the relief of knowing that I am in the right hands with Sensible Property Management.

if you're looking for a stress-free experience, and are new to renting out your properties, this is definitely the team to consider doing business with. :)

One star because we got approved for a house based on our application, then the leasing agent, Kim D, says we are no longer approved due to the "condition of the home." I emailed her a couple times to ask her what that meant and if we could re-apply, and she didn't even have to common courtesy to respond. That's bad for business.

I gave one star because the house was cute (though never repaired properly) and the portal made paying rent easy. However, I would never recommend renting from this company. I was a tenant for 3 years, always paid rent weeks in advance. Here are some of my experiences: 1. a refrigerator went out and it took them about 7 weeks and 3 attempts to replace it. I was 7 weeks without a refrigerator, and had to send multiple angry messages to get it fixed. 2. Sewerage backed up into the bathtub; they did not send a repairman for 2 days, when one finally came, he dug a huge hole in the back hard, killing several trees I had planted, and left it for a couple of days with the sewerage collecting in the hole. 3. I was told a workman was coming out on a Saturday to rewire a light fixture or two; it was 4 men and they rewired the entire house over the course of 3 or 4 days, made a huge mess and broke several wall hangings and a chest. Had I been told what work was actually being done, I could have removed wall hangings and covered furniture (neither of which was done by the workmen). I had to beg SFPM to have someone come and fill in the 94 holes in the walls. 4. Called SFPM for faulty exterior flood/security lights, their response was that the owner had no interest in fixing those. 5. Upon my moving out SFPM claimed damage that was simply untrue and fabricated. They went so far as to claim that they could not get into the house due to a flea infestation, seemingly impossible in an empty house with hardwood floors that had no fleas upon my vacating it. I went buy to see about the alleged inaccessibility and someone was already renting the home. Some of the items on their list were broken when I moved in three years prior. When I provided them with my copy of the punch list showing the repairs that were never made during my three (3) year tenancy, they claimed that, since they failed to maintain the original in their files, my copy was likely a fake and they would keep my money. I would not recommend renting from Stress Free Property Management.

This tenant resided in the home for about 4 years. She put in 20 work orders during her occupancy. After researching her dispute, I had to ask my maintenance supervisor (who was here the whole 4 years) what was the reason for the delayed maintenance request because I found there were many and she said the #1 reason for the delayed repairs was due to her dog. The maintenance team had to deal with her ignoring them and requesting appointments to conduct repairs after hours. She had a huge 85lbs dog, that would escape when ever the door was opened. I also pose the question that if we were truly so terrible why did she renew her lease 3 consecutive times? David L., Business Owner

It is true that I asked that entry into my home be coordinated as I had witnessed some workers being careless and leaving the door wide open. This, however, neither explains nor excuses 1/3 of my complaints with this company. I renewed leases not knowing that the company would be dishonest regarding my deposit. I renewed leases based on the home and price, not the management company, they are the reason I finally had to move out of a home I had considered purchasing.

I believe you've just proved my point. The issue was the security deposit. I apologize you feel this was not "honest." However, we have before and after pictures. We also have invoices of what things costs and thousands of move-outs worth of experience in assessing damages. We only charge against security deposits when there is damage beyond normal wear and tear. You are more than welcome to dispute the charges with Iris and she will provide you with all of our documentation. I did contest your charges and provided document evidence of windows having been broken prior to my taking residence. As a result, I was accused of falsifying the document, threatened with legal action if I persisted and then further, post- move out, damages were falsified. I finally gave up any hope for any honest assessment and return of my deposit. Yes, my complaint is largely about the dishonest withholding of my security deposit. However, it also spoke to your maintenance department's performance: 7 weeks without a refrigerator? I believe it was Iris that told me "That's what you get for renting other people's houses." Not about my dog in any way, shape or form. 2 days to address a sewerage backup into the residence? Again, not about my dog, my sister was home 24 hours a day at that time due to illness (which was exacerbated by the backup, she ended up in Tampa General for a week and a half afterward). Telling me that a workman is coming to fix a light fixture when, in truth, the house was being rewired over a three day period and then making me put in yet another work order to have the 94 holes repaired? Again, I don't think we can blame a dog for either that one or the refusal to fix the flood lights. Never once an apology, just excuses and, now, blame. Thank you for cementing my point.

It is strange how people perceive things. There is no apology needed as you are misrepresenting the facts in your favor. If anything I believe you should apologize to our company and the owner has you caused damage to the property. I wish you well.

I would forever be grateful to Stress Free Property Management for finding me a wonderful home close to my son's school. Unlike my previous property managers, they have responded to my requests quickly and taken care of the occasional repair.

Recently, I had bought an apartment through Stress Free Property Management. The place is well-furnished and what can I say about the location, it is just so perfect! Thank you Stress Free for your exquisite services. I am glad I chose you.

Stress Free PM, Inc did not provide the best/safe services to protect the TENANTS who are renting. They allowed to keep us in a unhealthy/Toxic Home.
It all started before we moved in to one of their homes for rent. On February of 2014 I went to look at the home for the second time after signing the lease we saw a piece of paper from Code Enforcement stating that the pipes under the house failed & need to be fixed. So we called the office letting them know & asked if the pipes are an issue according to the Letica & the office that it is not an issue & they took care of the problem. Well obviously not I've been residing at that house for 4 years exact so the first 3 years I have called the Maintenance about 6-8 times a year for pipes issues. I have every email, pictures & complaints of everything. In 2017 I was having health issues found out I had Kidney stones in January & had to go in for surgery at the end of March once I got better I went to my Kitchen Cabinet & saw Black Mold with Grey fuzz on it. On that same wall was the Hall way bathroom. I called Stress Free Immediately about it. They of course gave me an issue taking to long to get back to me. We decided to go to the office & requested to talk with who ever is in charge wanted answers & told them I don't want any Band-Aids I wanted the job done correctly this time. I requested for the Landlord to put us in a hotel or another home or break the lease. All 3 request was denied & they had gotten an email with my sons condition (Asthma) even though they knew that already & sent them proof of medical they still denied to put us in a safer environment. I called Code Enforcement & the Health Dept. so that they work on it sooner & it still took them almost 1 month to do repair. I saw the pipes it was from 1965 so they lied from the start & never did there duties. My son went to the hospital several time with respiratory Infection so I called Stress Free again & they still denied us safety we have no one to go to or family so we had to stay because the amount of money we spent on Hotels we wouldn't be able to afford for food. Once they finished the job I told them why didn't they replace the entire wall to the Kitchen/Bathroom they said no it will be fine let us do the work & we promise there won't be no more Mold. Well it gets worse Code Enforcement said they passed even though they only removed the bottom cabinets to the kitchen but put the same countertop back on the new cabinets & they never took the bathroom cabinet out they left it like that . All they did was re-grout the corners of the bathroom & sprayed Mold Spray on the tiles. My kids kept getting sick Code Enforcement said they see they fixed it & told them they never removed the entire wall they said if we can't see it we can't put a complaint "CASE CLOSED" & so did the health department. No one wanted to help didn't believe the house was still toxic we still had to pay rent & clean the home by ourselves. We found out my son was diagnosed with Chronic Crohns Disease & My little one who is 13 never ever been sick was Diagnosed with Chronic Sever Asthma with Mold allergies. between them putting us in dept by buying food out every day then for our son going to the hospital & being admitted who is know taking Chemo & Crohns medicine this will be for life. So I finally had to h^re a Mold Mediator & sure enough they had Mold not just any normal Florida Mold it was Air-Borne & it was all in my walls in the AC Unit the labs showed I needed to go. I gave them a 30 day notice & they turned it into an Eviction because of them we are where we are no furniture in debt sick children & no one would help. I find out that my Landlord is a Lawyer. Wow! I thought that her being a lawyer she should be one to understand but like Stress Free Property Management said to me in fact it was Thomas the office Manager said. We care for our tenants but we protect the owners. They have put us through ***, mentally & emotionally we are drained. I sent them the results & all they cared for was the keys not the next tenants who might have children get sick like my children.

Desired Outcome

I want them to clear our name & no Judgements against us. I want them to fix the house the right way so no on gets hurt. I want back all that we spent & debts they put us through & for the emotional process of dealing with a very stressful, unprofessional, no morals, uncaring & inconsiderate.

Dear Revdex.com,

We are in receipt of the Rebuttal filed by *** In this complaint, she is asking us to clear her name, fix the house, she is seeking reimbursement of funds, but isn't clear on what exactly.

*** and *** Lease the premises on 2/14/2014.

*** LLC -is the owner of the property.

Please be advised that Ms. is no longer a resident of our company. She has been evicted from the premises for failure to pay her rent.

An eviction was filed against Ms *** for failure to pay rent as required by the lease. Please review attached documents. The eviction was never disputed by Ms *** The judgement is also enclosed.

I have also pulled existing code violation on the property. This is public records and all information pertaining to the property can be found on Hillsborough County website.
There is a total of 8 violations Only 4 belong to the current owner. The other 4 are prior to our company taking over management and Ms. leasing the property.

1. Was filed on 1/2012- This violation was for overgrowth on exterior of the property while the property was vacant.
2. Was filed on 9/2012- this was filed for unknow reason. No violations were found
3. Was filed on 10/2013- This was filed for the property needing appliances to be installed, securing windows and Repairing plumbing fixtures.

All listed above were filed prior to Ms. leasing the property.
4. Was filed on 4/2017 assuming this one was filed by Ms. The only items found in violation were due to an electrical wire, Interior floor repair, and Smoke detectors. All were completed within a month. This case was closed on 5/15/2017.

As you can see, all violations were reviewed by a county inspector and closed out as complied. We currently have no pending violations.

We are a property management company and were hired to over see the property and collect the rent. In return we made sure all Ms *** Repairs were addressed in a timely manner (Keep in mind, we do not own the property and we must seek approval from the owner, before conducting all repairs).

We have reason to believe she filed this complaint, because there is a judgement with Hillsborough County Clerk of Court filed in her name, therefore we respectfully ask that your agency not allow this complaint to affect our good standings with your company.

I have attached proof of documents from Hillsborough County Clerk of Court, Code Enforcement Documents, Pictures of the condition of the property after the eviction was executed for review.

I've sent messages phone calls & Stress Free Property Management know what was done & how they did it. We were treated like if we are no one but we are someone when money is being out in their pockets while they are mistreating their tenants. My intensions from the time this all happened was to leave I never wanted to stay but I have emails stating differently. We were denied to stay in a home with no one to help no one to run to or stay with.

Am I upset that I have a judgement? YES! It wasn't fair & we were put against the wall not knowing what to do or who to go to or speak with.

I believe that looking at the Code Enforcement dates should be looked at because it shows different owners & it overlaps from another owner I have listed a copy of owners when they bought the house including Stress Free buying *** Tampa Florida & sold it to AHPTPA1, LLC. Iris T. forgot to mention the case from 12/2/2013.

Case# *** - 12/02/2013 closed on 12/3/2013 with Roy H. name in it but didn't AHPTPA1, LLC own it

Case# *** - 10/14/2013, 12/3/2013 Closed on 3/20/2014, I remember when they came by & when I questioned them they said everything was good & passed but everything that is listed as a violation is exactly what happened in the home & where all the mold grew the AC Unit & vents & Plumbing. When we moved in we had to make a complaint on the Master bedroom window falling off so you guys screwed it in had us wait about 1 month or more to fix it right.

This was the issue then & the issue now your office is not someone or anyone can depend on the system is messed up so many lies & covering one another not realizing that your jeopardize your tenants life & health. We are your money with out respecting your tenants is a disgrace. I took care of the home like it was my own I'm the only tenant who has lived there the longest dealing with all the bull & ***. Stress Free took advantage of me I knew nothing about Florida nor the law. If we were so bad why wait why put us through all of this instead of just letting us go. Not every one is the same meaning not all tenants are the same but we're not one of them if we were an issue why wait till 4 years later to give us a hard time. Every day for 1 month & 2 weeks I kept buying cleaning supplies cleaning everyday my son with Asthma me with Fibromyalgia & then to find out my little baby has Chronic Asthma the only child who never got sick on me ever & allergic to the molds. If you need that proof I can provide that as well. It wasn't easy or fun for my body not to add 2 surgeries in 2017. I would never recommend any one to your business. I can't deal with unappreciated, heartless people who don't care. I'll say it know & i'll say then & later Stress Free is Stressful. Put your self in my shoes then you can tell me if you feel how I feel. This has put a huge toll on us mentally I'm surprised I haven't lost it yet & physically I'm drained...

*** had issue all that was done was put paint, sheet rock oh also in one of the emails it stated that you guys will spray it with Kilz. Nope! it was just the brand that was bought called Mold Armor that smelled like straight bleach because one of your maintenance guys recommended it & promised that this mold will never come back well it did.

This has been a nightmare for me dealing & my family with the house moving getting into bigger debt constantly trying my best to make the day go better but it just got worse 2017 till now has been *** for us we had to borrow money to get & find a home. Because of the reputation that Iris & the company gave us, it put us in a challenge to fight to find a home for our children if you need the proof of me leaving on the 3rd of march thats not an issue either. Like Iris T. said she can't lie but I guess that 3 years & 4 months paying on time meant nothing to any of you in Stress Free & to the Landlord who ever that person is.

I am really glad to have been working with Stress Free Property Management. My apartment was rented at a very good price, $1500 per month, after they took charge of my property. They are really very amazing at their work.

Letting Stress Free Property management do the work for me has being of so much relief to me. I have had my house rented for even higher than I planned and I there were no extra charges included. They are really good at what they do.

I am highly satisfied with the services of Stress Free Property Management. They take care of my properties very well making me comfortable to work with them. They have indeed gone over and beyond my expectations.

My daughter has been renting a home with her college roommates. I've been very pleased with Iris at Stress Free Property Management in collecting rent and handling switching out of a roommate. Living in California, I feel more relaxed nothing my daughter is dealing with a professional company.

THEY ARE VERY RUDE AND UNPROFESSIONAL. WHEN ASK TO TALK THE MANAGER THE RECEPTIONIST WILL TELL YOU NO AND WILL HANG UP ON YOU. WHEN YOU CALL BACK SHE WILL NOT ANSWER THE PHONE. WHEN YOU FINALLY GET IN TOUCH WITH A MANAGER VOICEMAIL, THE MANAGER NEVER CALL YOU BACK. THIS IS A ON GOING PROBLEM.

We are in receipt of the complaint filed by ***. In her complaint she expressed concerns about our company not being professional and being Rude.
To address her complaint, the owner of our company David Lowrey investigated her complaint and Immediately responded to the review she left about our company on Google reviews.
Here is a screen shot of the review and the owners response is below:
As you can see, Ms. was upset that we would not agree to waive her late fee. We regret to inform you that these fees are enforceable by the lease agreement, which she has signed. See screen shot of lease agreement below:
Based on the information, we cannot waive the late fee and we ask that Ms. pay the current balance due on her account as required by the notice that was mailed to her property on 1/9/2018. Last day to pay is 1/18/2018. Total is $153.62. We prefer, moving forward that Ms. communicate with our office strictly in writing, as this will be the best course of action at this time. I do not accept this because I still haven't received a phone call. Emailing is not always the answer. And as a customer, the owner still haven't recognized my concern, instead he went along with his employees.Also hes not seeing that there was others that complained about the customer services. also my Rent portion should be $18 dollars cheaper since 10/1/2017.

Our Desired Resolution,

The complaint be closed out, as you can see I have been communicating with Ms *** in a professional manner. The phone call is not necessary as everything has been explained by email. The balance she has on the account be paid in full as stated in the email on or before 1/30/2018.

Unsafe home to live in live black mold throughout the home.
I have been going back and forth with stress free properties since the last complaint of repairs on the same problems,leaking roof now pipes leaking ,black mold growing throughout the walls in the home have recently put in work order after work letting them know pipes we're leaking but they kept saying it was something else and band-aid the problem.now currently they have stripped the walls out flooring sink,counters and stove . I have no workable bathroom or kitchen would not move us out while repairs are being done ,wants my children to inhale the moldy smell and stay dormint into the home while repairs are being done.

Desired Outcome

i definetly would like a refund for the fees they charged me for plumbing and for the house to be restored to fully working conditions .I pay rent for the whole house .

I greatly appreciate Revdex.com helping me get the work done repairs are being done now and thoroughly; they are all not completed but are being completed.hopefully they will not try to retaliate against me with more payments for repairs after living there for 4 years and only entering repairs when they needed to be repaired I should be treated with more respect and not portrayed as I was tearing the house down 4 years and only 5 major repairs that were due to property malfunction.Thanks Revdex.com
