RenovationsMs [redacted] ,Please accept my sincere apologies for late reply as I was out of countryI have reviewed the complaint and concerns Mr [redacted] has expressed in his letterI am deeply sadden with the way Mr [redacted] has portrayed about our work and servicesIn my opinion it is extremely important for you to know the basic reason for this remedial work performed at his property.Mr [redacted] contacted our company [redacted] for the structural issue at his residence [redacted] ***I am one of the partner and Principal structural engineer of ***Considering the nature of the problem our staff scheduled my site visit to Mr***'s property on 2/13/2017.Upon review and the information provided by Mr [redacted] an opening in the existing bearing wall was widened by removing the wall and a new LVL beam was introduced with couple of studs supporting on each sideThis work was performed by Mr [redacted] himself without pulling a permitThe middle portion of this bearing wall is supported over the cantilevered joists supports over the steel beamAdditional point load due to new beam created a sag/deflection in the floor.There is an existing HVAC unit and ducts running below this area makes it difficult to access the framingFew hairline cracks were also noted in the second floor walls above this areaI explained Mr [redacted] that the joists were sagging and were in distress causing the lateral and vertical movement in the wallexplained him that proper remedial needs to be designed and work needs to be performed by a licensed contractor after pulling a permit from CountyI gave him a price of $to prepare drawings, details and calculations.After a day or two Mr [redacted] contacted us and approved the design work with a requirement that he will come and review/understand the drawings and the sequence of constructionMr [redacted] requested us to expedite the work as he rented his basement and renter was supposed to move in few daysHis intent was to finish the work before thatWe (me and our staff engineer Santosh) once again visited the job site and we came up with a remedial design which involves introducing a beam below the existing bearing wall and strengthening of joists between two steel beamsWe explained Mr [redacted] that we may have to cut the ceiling drywall to perform this workPageUpon completion of the drawings, we had meeting with Mr [redacted] at our office and we explained the scope and sequence of construction to be followed for the workMr [redacted] was concerned with the scope of the work and was doubtful if he can perform this on his ownAt this time I told Mr [redacted] that if required our sister company Structural Repair and Renovation can help him performing this workHe showed interest and asked me to call him with the priceI called Mr [redacted] and offered him the price of $Mr [redacted] agreed with a condition that we will prioritize his work and we will finish the work before his renter move in.We submitted our drawings and secured the permit for the workOur crew started the work and we explained Mr [redacted] that we need to cut a bigger potion of the basement ceiling to perform the workMr [redacted] was concerned if the work will be finished before his renter moves in and requested to see if there is another way to make this work from first floor and also offered his help to expedite the work.With all due to respect and with an intent to help Mr [redacted] we came up with a plan to strengthen the joists by removing the first floor sheathingOn this first day of work our crew installed temporary shoring walls, removed floor sheathing, installed additional posts and beamWe on a priority basis revised the drawings and next day morning amended the drawings with CountyUpon approval we finished the workOur carpenter is experienced carpenter and doing this type of work for last yearsWe never asked or requested Mr [redacted] to help us with workHis intent to help or bring lunch was to expedite the work.Upon completion county inspector performed the inspection and our crew resolved all the concernsCounty performed the inspection again and approved the workOnce work was approved personally visited and Mr [redacted] gave me the check for $4800.00I have attached pictures of the work taken at my initial site visit along with the first and final set of remedial drawings and calculations.I am pretty sure now you got the scope of work and will have a fair idea for the time spent by each and every individual involved in the processThere are so many subtasks which Mr [redacted] has completely ignored such as waiting time for our crew for the inspectionsWe have to completely redesign the drawings on priority basis and we did not charged separately for that workInitial and final design drawings also included a design of new long beam for the other load bearing wall Mr [redacted] wants to takeout.I am extremely disappointed that Mr [redacted] ignored all the hard work put in by us to Correct the unpermitted work along with a structural repair of a critical issueIf he never agreed to the work by Structural Repair and Renovation then why didn't he asked a question when he pulled and posted the permitWe have charged him the agreed price and why didn't he raised a question upon completion of the workWhy did he helped and constantly requested us to expedite the work? I am rejecting this response because:Thank you for forwarding the letter from Amol F [redacted] that responds to my complaint number [redacted] MrF [redacted] ’s response is a textbook example of the inattention to detail and dishonesty that permeates his business venturesHis previous company, [redacted] was closed after Revdex.com complaintsAnd his successor company, Structural Repair and Renovations (SRR) already has two.MrF [redacted] states in his letter that I contacted SRR to obtain assistance with a structural issue in my homeHowever, it is unclear to me which company I actually reached out to since all subsequent communication sent from him was from [redacted] which led me to believe that was the company I was working withThis is a good example of the confusion I felt surrounding this entire transaction.Contrary to MrF [redacted] ’s assertions in his letter, the floor had begun to sag long before I removed approximately feet of the wall separating my kitchen from my dining roomMrF [redacted] is also correct in his statement that the joists should have extended from the exterior wall to the load-bearing wallSince they did not extend far enough, these floor joists stopped short of supporting the load-bearing wallThis was a framing problem that was likely an oversight in the original construction of the houseAs I mentioned, the floor had already begun to sag prior to the removal of the wall, but the removal of the wall likely exacerbated the sagThis does not change the fact that the original framing of the house was completed incorrectly and needed repair.An important note is that MrF [redacted] did NOT, as stated in his letter, diagnose the improper framing during our initial walk throughThe defective framing was a complete surprise to all of us once the subfloor was removedIn fact, Ariel, the foreman, called MrF [redacted] when the subfloor was removed to tell him what we discovered because it was not what MrF [redacted] had explained to ArielI was at the house when the defective framing was discovered and I am the one who came up with a solution that was completely different from the one proposed by MrF [redacted] Once MrF [redacted] arrived at the house, I proposed the solution and he initially rejected itI can only assume that he did so because he realized it would be a much lower level of effort and would not justify the expensive price originally quoted to meHowever, both of his crew (Ariel and Alberto – the painter) agreed that my solution was better as it was much easier to execute and would result in far less damage to my homeSince his employees supported my solution, MrF [redacted] relented.Most of the rest of the details that MrF [redacted] describes about our negotiations aren’t important enough to be disputed hereHowever, on page two of MrF [redacted] ’s letter he states that “we submitted our drawings and secured the permit for the work”I am astonished that he would put such a blatant lie in his official response to this complaintNeither he nor his crew pulled the permit--I pulled the permitI have attached the receipt and the official record that clearly shows that I am the one who paid for and pulled the permitI am also the one who waited on the inspector, by myself, since MrF [redacted] and his crew were long goneIn fact, I had already paid SRR the full amount--even though the work took such a short amount of time—prior to even pulling the permitMrF [redacted] had originally told me the work would take three daysIn reality it only took one full day (half of the first day and half of the second day)MrF [redacted] nor his crew did NOT pull the permit or wait for the inspections.In his second to last paragraph, MrF [redacted] states “There are so many subtasks which Mr [redacted] has completely ignored such as waiting time for our crew for the inspections.” The ONLY example he provided of the “subtasks” that I ignored is something that is completely untrue since his crew DID NOT wait for the inspection!Furthermore, it would not have been possible for Ariel to complete the job if I had not been thereAfter Alberto left, there is no way that Ariel could have completed the work by himselfAriel told me as muchWhat is even more shocking is that I actually hired Alberto to come back and help me with some painting at the house after the job was complete and he told me that the check that MrF [redacted] gave to Ariel didn’t go through! MrF [redacted] didn’t even pay his own contractor!!!MrF [redacted] also mentions in his letter that he had to “completely redesign the drawings on a priority basis”The “complete redesign” was actually a small revision and would take an experienced CAD designer only a few minutes to completeIn addition, MrF [redacted] badgered me into having them do the design for the additional 15’ beam that he mentions in his letter and told me it would be “very cheap” because they were already doing the designThis proves that even MrF [redacted] recognizes that minor adjustments take an experienced CAD designer only a few minutes to complete.In his letter MrF [redacted] asks why I didn’t raise the issue of pricing upon completion of the workThis is another example of his dishonesty as I DID raise the question about pricing upon completion of the workI asked MrF [redacted] specifically that since the work only took one day and he had originally proposed three days due to a more extensive scope of work, whether it was fair for me to pay such an exorbitant priceAs his response, MrF [redacted] demanded that I write him a check immediately and make the check out to a COMPLETELY different company (Structural Repair and Renovations (SRR)) rather than the one who I thought I was working with ( [redacted] ***)! I find this very interesting because the company that I thought I was working with (***) doesn’t have any Revdex.com complaintsHowever, the “sister” company (SRR) already has one! And that is because they closed their original company, [redacted] ***, due to too many complaints! Revdex.com has complaints listed under the [redacted] *** profile.On a personal note, in his letter MrF [redacted] states that the only reason that I bought lunch for the crew was because I wanted to expedite the workNothing could be further from the truthI have had many businesses out to my home to help me with various projects and I ALWAYS offer to buy lunchI have worked on jobsites in the past and I know what it’s like to be super hungry in the middle of the daySo, I always offer to buy lunch for crews that work at my homePlus, it gives me some time to chat and connect with them outside of the work effort.I believe $would have been appropriate amount to pay for the work that was completed-- $for the drawings (which is not in dispute) and $for the structural workI was actually charged $for the drawings and $for the structural workTherefore, I am requesting a refund of $2800.Sincerely, [redacted] ***
