Complaint: [redacted]I am rejecting this response because:Complaint: [redacted]It is clear that the property manager is trying to discredit me as a tenant despite the fact that they asked me to resign my lease twice- once after my lease with the original owner had expired and once again when that 12 month lease had expired.  Had I been such a horrible tenant, they would not have asked me to resign my lease at all.  The manager even complimented me on the decor and upon leaving stated that I should get all of my deposit back, no problem. Regarding the photos that the manager claims to have taken, most were taken before I moved out of the property and the others were taken by the new tenants after they moved in.  The manager was never available to walk the property with me POST move-out, to check for so-called damages, which, in my experience is standard procedure when renting.  The only time that was convenient for the manager, who is the only employee at the company currently, was during the time when I was still occupying the property.  I did let him know that it may be worth his time to do a walk-through while I was still occupying the property but he insisted and even took photos without my permission.  If I had been offered the opportunity for a walk-through, after my move out was complete, I would have definitely taken advantage of it.Regarding the claim that I have a "history of burning things..." this is untrue and offensive. Upon move out, I voluntarily showed the property manager the small burn marks made with my curling iron and asked what the solution was to taking care of them.  He said that usually they could be patched up with left over carpet.  I let him know that there was a lot of carpet in the storage room and he was happy to hear that.  After receiving the new damage fees, I spoke with the new tenants who have informed me that they carpet has not been replaced or repaired.The management has referred to my financial situation several times.  They misunderstand that "financial woes" are somehow the reason I moved out.  This is also untrue.  I have been offered a job in a different city and have to relocate.  I was very upfront with the owner and the manager about this situation. Neither of them expressed any problem with this since I offered to find a replacement tenant that they found suitable.  Management claimed to know of someone that was interested but that lead never worked out.  They also claimed to be advertising for tenants but they never showed the property.  Finally, after a couple of weeks without any responses from management, I placed an ad and received immediate responses from many.  The current tenants were the first people that I showed the property to and were the first to qualify.  They never met management before moving in.  I answered all of their questions and helped them get settled in.  This was no bother to me as I felt responsible for finding a replacement for the property.  However, when I received the fee and damages bill from management I was shocked.  I was never notified about the 80% fee.Management is also claiming that I made $200 worth of tile damage in the kitchen. This was a very small crack (that I have acknowledged) however, management has not had it repaired professionally (likely because it is such a small crack which is mostly likely due to normal wear and tear over the last two years of living in the property).  They claim that I left belongings on the property.  I did not leave any property and I repeatedly expressed this to them yet they are charging me $100 to remove this property.  I explained that there was property left on the premises from the previous owner, but they ignored this information. Regarding the smoke detector charge for $25, I uninstalled the smoke detectors in order to replace the batteries. That is standard protocol when replacing batteries.  I needed to remove them from the ceiling in order to a) find out what type of battery to buy and b) replace the battery once I purchased the battery.  Did I ever expect to be charged $25 including $9 labor to insert small batteries in the smoke detectors?  No.  I would have replaced them myself but management kindly offered to do this for me and I obliged. If it is a lease violation to remove or tamper with smoke detectors then how must I be held responsible for replacing the batteries?I was also charged $93 for professional cleaning which I have not disputed, however, the actual bill was only for approximately $63.     I have repeatedly asked for receipts for the repair/ removal charges that they are claiming to have done but I have yet to receive any. What I have received are screenshots of text messages that I can only assume are handymen giving repair estimates as well as checkout baskets from online shopping carts.  I would also like to point out that I went out of my way to clean and touch up the property before I moved out.  I bought paint that was specifically matched to the walls in the house.  I patched tiny nail holes and painted over them.  I had several people see the space before I moved out and vouched that it was clean, including the new tenants. It has been my feeling during my entire stay at this property (as well as the feeling of other tenants that I've spoken with) that this management company is out to make a quick buck. I would not consider them to hold especially high ethical standards or to consider the needs of their tenants.   Many Thanks,[redacted]

We are sorry this tenant did not follow the rules and requirements of the lease.  In her time as a tenant, she was late on rent 9 times.  She broke the lease due to financial matters.  We had a move out inspection scheduled, but she changed the meeting date.  Unfortunately we...

were booked for the Sunday Evening that she wanted us to walk the house with her. Her move out charge was for repairs, missing items, late fees, and new lease fees.  Only $800 or so was for damages.  She burned the carpet in 2 bedrooms in 8 different places.  She cracked some tile, she left belongings at the property that we had to remove.  She had missing a missing custom window blind, rod, and uncleaned areas of the house.  We have photos of all repairs and conditions after she moved out.  Regarding the $25 charge for reinstalling 4 smoke detectors that she had removed because she said they were chirping is correct.  The batteries cost $16.00 for two 2 packs of 9v energizer batteries and $9.00 for our labor.  It is a lease violation for a tenant to remove or tamper with smoke detectors.  We asked the tenant if she had batteries, and she said "no".  We reinstalled the smoke detectors so we would be compliant with the property code and for her safety, since she has a history of burning things, such as the carpet.  We also had to have the carpet professionally cleaned (required by tenant per the lease).We always want tenants to leave happy.  This tenant was supplied with the move out requirements from her signed lease and she said she would do everything on the check list.  She did not do this.  We had new tenants moving in the next day, and they moved into a house that was not clean and needed repairs from damages and neglect beyond normal wear & tear. The tenant was provided a detailed itemized list of all repairs and charges.  She was also provided photos of everything.  We are sorry for the tenants financial woes, and wish her the best in her new place and job.  You are free to speak to our other tenants who receive their full security deposits back when the follow the rules of the lease.
