To start off with we had a very rough start with success mortgageWe originally were going to buy a house in Culpeper but the homeowners did not want to fix anything wrong with the house, so the contract went deadWe went out house shopping again and found a perfect remodeled new house in BealetonRobyn, Jennifer, and Courtney worked quickly to get all the paperwork finishedOnce we got out home inspection they were quick to schedule the appraisal of the propertyOnce the appraisal was done we were officially ready to start settlement, minus a few more documents the underwriter neededThe file got sent to the USDA and we were waiting ( I was losing my mind thinking we were going to become homeless with only days left before closing)We finally got the approval and we not now officially going to closing on My Husband has low credit and they were able to get a loan without a problemIf you have low credit and want a house PLEASE contact them they are more than willing to help and have been really friendly putting up with me CONSTANLY emailing and calling for updatesWe are very satisfied with Success Mortgage and hopefully can use them again in the future! May 26, Dear [redacted] , [redacted] came to our company wanting to be prequalified to purchase a home She started off working with a Virginia Licensed Loan Officer within my company in March She provided financial information for prequalification purposes then once she was prequalified she started looking for a home She could not decide whether or not she wanted to buy in VA or WV so once she found a house the loan officer she was working with within my company is not licensed in the state of West Virginia so he referred her to another loan officer within my company who is licensed in WV She states that from day the Loan Officer Bill was unprofessional however I did not receive any calls, emails or text messages indicating that the Loan Officer was being unprofessional and as you will see she is obsessive in emailing, texting and calling when she wants somethingWhen the [redacted] ’s started with us their credit score was below standard for any bank to do the financing but as a Mortgage Broker we have companies who will lend down to a score so we were able to take her less than fair credit When *** [redacted] knew we were able to help her even with her credit issues she was very happy and her relationship with the Loan Officer was very good The Loan Officer took all of her calls (and they were in abundance and responded to all of her emails)*** [redacted] ’s file was submitted to underwriting with a [redacted] Automated approval however with her scores and other issues being below standard getting the loan underwritten was not a quick process because the file is practically manually underwritten We have no control of Lender underwriting turn times, however it was moving along and the appraisal FHA Case Number had been ordered in anticipation of ordering the appraisal With FHA financing HUD requires the Lender to attach a “FHA case number” to each property for the appraisal For many years now as a Mortgage Broker we do not have access to HUD’s FHA Connection site from which you pull such case numbers and the Lender is the only one who pulls directly, assigns and retains the case number The case number is attached to the property and follows the property We as a Mortgage Broker, as explained to ***., [redacted] and ** [redacted] , DO NOT have access or control over transferring a case number because we are a Mortgage Broker and only the Lender who originally pulls the case number being ( [redacted] Mortgage) has access to this site *** [redacted] felt that if she harassed my Loan Officer, my Company staff and me that she would intimidate us to transfer her case number So she repeatedly accuses me of “holding her case number hostage” and I repeatedly tell her I cannot physically go in there and make the transfer that it HAS to be completed by the Lender ( [redacted] Mortgage) She also states she called in to [redacted] Mortgage and they have no record of her loan and that is because she called into the Servicing “Retail” side of that firm and we are wholesale so they would NOT have any record of her loan There was no explaining this to *** [redacted] , she didn’t want to hear “excuses”While Success Mortgage was processing the mortgage loan for *** [redacted] ’s her credit score rose to just over allowable standards and she decided to speak to another Lender about doing her loan.She contacted Bill A written confirmation from the Borrower to Cancel the Loan and/or transfer a Case Number Then on May 11th at 3:30pm *** [redacted] sends an email (*see below) requesting the transfer of the Case Number and the Loan Officer was gone for the day by this time *** [redacted] then proceeds to call the Loan Officer at approx7:00pm on the same day and calls again at 7:15pm in which the Loan officer takes the call She proceeds to harass him about the case number and the Loan Officer told her there was nothing he could do that night and that he was with his family and to please not call so late He told her he would take care of it the very next morning (May 12th) at which point *** [redacted] goes into a rant and the Loan Officer told her he was done listening to her and was hanging up the phone, he said goodbye and hung up The calls from *** [redacted] at that point did not stop and there were more calls that evening up until 9:15PM, and again started calling his phone at 6:22am the next morning run aroundI will get back to you soon I am out of my meeting and will be reviewing your file now and call you in a little bitThank you, I called ***, [redacted] as promised and listened to her concerns I then took the approach of explaining the “process” of mortgage loans, underwriting etc., and indicated to her that she may feel the process is taking so long because when she first started the process she was with one Loan Officer then was given to Bill A [redacted] because of licensing Out of nowhere she then becomes completely irrational yelling that I am trying to blame everything on the other Loan Officer and that I’m just making excuses She was yelling and talking irrationally so much that I was in shock In my years I have never experienced someone become so unstable and irrational that I could not continue a conversation with them As she was screaming and yelling I said “*** [redacted] since you will not let me speak this call is unproductive, I cannot answer your questions if you will not let me get a word in edge wise so I’m going to hang up now (she is still yelling at this point) So I ended the call*** [redacted] profusely called which I have documented through our phone company, emailed absurd emails, then calls my office and verbally abuses my Processor (which she denies but I have a log of every time she called our company) and even text messages me pretending to be her husband At this point I email her not to call my office and to communicate with me only via email I wanted to reduce this situation to print to protect our company, the Loan Officer and myself She becomes obsessive compulsive, erratic and unstable I decide to only speak to her husband who was very rational and able to have complete conversations with me which allowed me to give him updated information on the FHA Case Number transfer (while I was at an all-day CE class) and explanation on the process and timelines I stayed in touch with ** [redacted] up until the time I was able to confirm the successful transfer of their case number by [redacted] Mortgage and wished him good luck in his new homeIf *** [redacted] had not been so abusive, irrational, insulting, and offensive we could have communicated to her the steps being taken to transfer her case number and had a more professional ending, unfortunately things did not happen that wayI am happy to release to you all of the masses of emails, text messages and call logs to shed light on this situation.To sum this all up, She requested transfer of her FHA case number on May 11, at 3:30pm, Bill A [redacted] sent me the request to have the case number transferred via email on the 12th, I emailed new lender at 5:18pm on the 12th requesting transfer information for their companyNew lender responds at 5:27pm with required doc’s for transfer I then forwarded the new lenders forms to [redacted] Mortgage on the 13th at 5:01pm requesting their FHA Case Number transfer.I called the lender on the 14th to confirm receipt of our request and they confirmed and said it would take hours on the 15th at 8:45am the transfer was completed and at 8:57am I sent a text message to ** [redacted] confirming the transfer of the case number was completed by the Lender The misunderstanding on *** [redacted] s part is that even though I explained to her and her husband that WE do not assign or release the FHA Case number she felt if she harassed me, my company staff, and threatened me that she would get a different outcome I was never out of line with *** [redacted] , I kept the conversations professional even after her horrible emails and text messages to me After she displayed a behavior that was so disturbing and fragmentary, I was concerned for our safety because of her threats, absurd and distorted understanding of conversations, that I kept the communication to print in an effort to protect ourselves and my companyIf you should have any further questions please feel free to reach back Worst experience of my life Not only did I get married to comply with their requirements, I worked on the property to get it to appraise for the third time in months and then, after paying the appraiser, L** G***, twice to 'update the appraisal', 'SUCCESS' (LOL)
MORTGAGE informed us we needed a brand new appraisal for the 'LENDER' The seller would not extend us any more time to close on the property so we lost $9,down payment, and the seller 'REFORECLOSED' ON THE PROPERTY THE NAME SHOULD BE CH**GED TO 'UN-SUCCESSFUL MORTGAGE, SERIOUSLYNine months dealing with these people for NAUGHT

to be prequalified to purchase a home. 
She started off working with a Virginia Licensed Loan Officer within my

take her less than fair credit.  When

very happy and her relationship with the Loan Officer was very good.  The Loan Officer took all of her calls (and
they were in abundance and responded to all of her emails). [redacted]. [redacted]’s file

indicated to her that she may feel the process is taking so long because when
she first started the process she was with one Loan Officer then was given to
Bill A[redacted] because of licensing.  Out of
nowhere she then becomes completely irrational yelling that I am trying to
blame everything on the other Loan Officer and that I’m just making excuses.
She was yelling and talking irrationally so much that I was in shock.  In my 25 years I have never experienced
someone become so unstable and irrational that I could not continue a
conversation with them.  As she was
screaming and yelling I said “[redacted] 
since you will not let me speak this call is unproductive, I cannot answer
your questions if you will not let me get a word in edge wise so I’m going to
hang up now (she is still yelling at this point) So I ended the call. [redacted] profusely called which I have
documented through our phone company, emailed absurd emails, then calls my
office and verbally abuses my Processor (which she denies but I have a log of
every time she called our company) and even text messages me pretending to be
her husband.   At this point I email her
not to call my office and to communicate with me only via email.  I wanted to reduce this situation to print to
protect our company, the Loan Officer and myself.   She becomes obsessive compulsive, erratic
and unstable.   I decide to only speak to
her husband who was very rational and able to have complete conversations with
me which allowed me to give him updated information on the FHA Case Number
transfer (while I was at an all-day CE class) and explanation on the process
and timelines.  I stayed in touch with
**. [redacted] up until the time I was able to confirm the successful transfer of
their case number by [redacted] Mortgage and wished him good luck in his new
home. If [redacted] had not been so abusive,
irrational, insulting, and offensive we could have communicated to her the
steps being taken to transfer her case number and had a more professional
ending, unfortunately things did not happen that wayI am happy to release to you all of the masses
of emails, text messages and call logs to shed light on this situation.To sum this all up, She requested transfer of her FHA case number
on May 11, at 3:30pm, Bill A[redacted] sent me the request to have the
case number transferred via email on the 12th, I emailed new lender at 5:18pm on the 12th requesting transfer information for their companyNew lender responds at 5:27pm with required
doc’s for transfer I then forwarded the new lenders forms to
[redacted] Mortgage on the 13th at 5:01pm requesting their FHA  Case Number transfer.I called the lender on the 14th to
confirm receipt of our request and they confirmed and said it would take 24
hours on the 15th at 8:45am the transfer
was completed and at 8:57am I sent a text message to **. [redacted] confirming the
transfer of the case number was completed by the Lender.  The misunderstanding on [redacted]s part is
that even though I explained to her and her husband that WE do not assign or
release the FHA Case number she felt if she harassed me, my company staff, and
threatened me that she would get a different outcome.  I was never out of line with [redacted], I
kept the conversations professional even after her horrible emails and text
messages to me.  After she displayed a
behavior that was so disturbing and fragmentary, I was concerned for our safety
because of her threats, absurd and distorted understanding of conversations,
that I kept the communication to print in an effort to protect ourselves and my

To start off with we had a very rough start with success mortgage. We originally were going to buy a house in Culpeper but the homeowners did not want to fix anything wrong with the house, so the contract went dead. We went out house shopping again and found a perfect remodeled new house in Bealeton. Robyn, Jennifer, and Courtney worked quickly to get all the paperwork finished. Once we got out home inspection they were quick to schedule the appraisal of the property. Once the appraisal was done we were officially ready to start settlement, minus a few more documents the underwriter needed. The file got sent to the USDA and we were waiting ( I was losing my mind thinking we were going to become homeless with only 2 days left before closing). We finally got the approval and we not now officially going to closing on 7.29.16. My Husband has low credit and they were able to get a loan without a problem. If you have low credit and want a house PLEASE contact them they are more than willing to help and have been really friendly putting up with me CONSTANLY emailing and calling for updates. We are very satisfied with Success Mortgage and hopefully can use them again in the future! Thank you Guys so much!!!

Review: At closing, a representative from the mortgage company did not attend. I had questions about charges on the loan paperwork. The woman that prepared my case was in the hospital, but assured me that someone would be there. I did not trust the lawyer alone with answers. There were out of pocket charges that I was not aware of, and fees dealing with flood issues when I am not in a flood plain. The lawyer was demeaning over certain terms I did not understand during the signing. I felt pressured to sign the paperwork. When I called the next day about cancelling, she said that I would not be able to keep the agreed upon interest rate and made me feel as if I had no choice but to stay in the loan agreement. I have already paid the insurance and the money for the taxes was in escrow with my previous loan company and these fees should not have been written into the loan amount. These fees and charges were not allowing me the savings that I was assured. My goal was to pay off my loan by retirement, but the excess fees and charges will cause hardship by extending my retirement.Desired Settlement: I would like them to redo the paperwork with the excess charges removed and allow me to pay for some of the items in cash instead of adding it to my loan amount and restoring the savings I was assured.
