The complainant did move into the stated address on 12-8- The original report was a “citing” of mouse droppings The complainant also mentioned health and safety issues but refused to tell our staff specifically just what that meant We attempted to contact the tenant for specifics but the number given to us was not a working number On 12-13-16, I did speak to the complainant and she stated that the number given to Gallagher Property Management was not in service yet The complainant stated that she observed mice droppings first, then mice in the kitchen The mice issue was new to us since we just took over management at the complainants residence I responded to the complainants residence where (together) we discussed the situation While the tenant did state that the house was a nice house and she liked the location, the mice issue was a serious one for her The complainant has medical problems that can get worse when a rodent issue is present I offered to treat the residence (immediately) but as we both agreed, the issue could take a few days or even longer to eradicate Since that was not acceptable to the complainant, I offered to refund her entire security deposit and her December rent that she paid The complainant chose this option and upon move out, Gallagher Property Management will refund her entire deposit and rent paid This was amicable on both sides The above all took place on 12-13-and is now resolved

Gallagher Property Management was contracted to mange this property, however this owner required that each and every repair, no matter how big or small, needed to be approved prior to any work being doneDuring this time, there were issues with the hot water tanks not staying lit due to a sewer issueEach time the tenant reported no hot water, we responded to relit pilotsAt the same time we we speaking with owners multiple times per day to explain the severity of the situation and what needs to be done to resolve thisOwners were in the process of selling and were reluctant to fix anythingWe explained that this is is a health and safety issue and can not be delayed any longer, owners finally agreed to the repairsPlease keep in mind this was a extensive sewer issue that costs thousands so owners needed the entire storyI will admit, this was probably not the most enjoyable time for tenants living there to constantly call for no hot waterPlease understand that our hand s were tiedWe can only do what is approved from ownerAs of 8/31/17, we have instructed owners to find a new management company as we were not willing to take on anymore of this sort of situation againThe complaint was wanting a rent credit- this is now between owners and tenant as Gallagher PropertyManagement is no longer involved

Ms [redacted] moved in with a one year leasemonths into her stay here, her husband received orders to relocateWe did in fact inform Ms [redacted] that we would return full deposit as long as the house was left in the same condition that she received it inUpon move outwe found 10-black quarter size stains on the top step as well as the entire landing at the top of the stepsOne bedroom had baseball size bleach stains in front of a door as well as a long black streak approxinches long in the middle of the same room, and other black stains similar to the ones on landingIn one other bedroom was a whitish/blue baseball stain next to the trim on the carpet and more of the previously mentioned black spotWe had the carpet professionally cleaned in which all said stains did not come upThis carpet was brand new when Ms [redacted] moved in, the carpet had to be ripped up and replacedThis alone is the sole reason for not returning her security depositWe take pictures at every move in and move out to prove the above information, I have attached pics as that is max this site will allowI wish Ms [redacted] and her family the best

I understand completely that our waitress is concerned about losing income due to our complaint, and that is not what I would like to see happenI am still convinced, however, that she should have informed us about how to order the boat: that we could not choose which sushi and sashimi would come on the boatIn fact, our waitress barely spoke to us at all, and when she did it was so quiet we had trouble understanding herTherefore I am not content with her taking offense to my "slamming her English," when it was her fault we did not understand that we ordered too much foodThis is the reason we did not complain as soon as the food arrived; we had no idea we ordered so much.My main concern with my experience at Sumo Sushi was that the only person with financial power was the chef, who has very limited proficiency in EnglishTherefore when I took up the issue with another waiter who was kind enough to listen, he informed me that he was powerless to take off the excess charges from our billI have no problem with the chef doing his best to make a living in this country, but I expect that a business in this country have at least one English-speaker available to deal with complaintsWhile it was very kind of the other waiter to discuss our issue with us, he was incapable of helping beyond explaining where the misunderstanding occurredI will lay out my issues here for clarity's sake: (1) That it was not explained to us that we were ordering incorrectly and much in excess; (2) That we could not get the $excess taken off our bill; and (3) That this business has no one available who is both fully English-proficient and vested with adequate power to assist their customers in the course of operations.I respectfully await your response Regards, [redacted] ***

All issued have been addressed. Tenants availability is only on Fridays and a very small window of time, making it hard to connect with her for her repair requests. We were unable to set up another appointment with her to finish her needs until 9/8 due to that being tenants next available date. All...

work would have been completed sooner if availability opened up. Tenant is welcome to call office if she feels she can make time sooner.

One bedroom had 5 baseball size bleach stains in front of a door as well as a long black streak approx. 8 inches long in the middle of the same room, and 7 other black stains similar to the ones on landing. In one other bedroom was a whitish/blue baseball stain next to the trim on the carpet and more of the previously mentioned black spot. We had the carpet professionally cleaned in which all said stains did not come up. This carpet was brand new when Ms [redacted] moved in, the carpet had to be ripped up and replaced. This alone is the sole reason for not returning her security deposit. No credit will be issued. Maintenance doesnot work on weekends, tenant is aware.  We have a scheduled appt this Friday to take care of her concerns. Tenant would not cooperate with an earlier date.
