In response to Mrs [redacted] 's complaint, As she stated the delivery on her home has been delayedIn a perfect world the home would be delivered to me when the factory finishes building it and aproxa week to days we would have gotten the home to the lot, and started to set it up, schedule for skirting and decks, complete interior work, and have the county inspection by county done, to get power installed and turned onTheir home was finished in late Nov and Due to my brother having knee replacement surgery, and no homes were able to be deliveredwe had no room for a 32xto sitWe contacted the factory when we had space, and it could not be shipped til 21st decOnce we got a date I ordered the local oversize permit on the 19thOne half of thehome came that day, and was expecting the other half the next day (friday)It did not ship friday due to a truck break down, and I recieved it on TuesdayThinking both halfs would be here fri, we planned on taking home to site tuesdaySince home did not come in monday and the trip from plant is 6hrs we had to cancel tuesdayThe setup crew we use also sets homes for other sales centersThat week we also had rain to come in on wed-fridayNow we are dealing with Holidays, and this time of year ground conditions where screws are working is less than desirable vs spring, summer , fall we have better drying conditions longer days to work,This week our set up crew told us thursday would be a possibility for set upI was told wed that they had a breakdown of one of their work trucks which delayed them on their present jobWe were rescheduled for tuesdayThe weight of their home this time of year requires a crawler machine to set and that is why I am at mercy of when set crew can schedule meWe do not want homes to sit here as it cost us for them toThere is some rain expected tues., but with the slight amount of rair forcast and crawler it should not affect us

My home was delivered to my lot on November 13, 2015; it is still not completedI understand circumstances do happen that are out of anyone’s controlThis is still not an acceptable excuse for Southland Homes to take this amount of time to complete my homeWhen unforeseen circumstances occur most businesses do whatever is necessary to catch up their workload however, Southland Homes have not done so
Southland Homes has not completed the basic installation, or in the case of the items they did complete it was done with such poor workmanship that it will have to be corrected, nor have they completed any of the other items that I have requested and to which they agreed to completeThis has had an impact to my finances, with my credit with *** *** since I refuse to pay for a substandard home, along with extreme personal aggravation and stress from the situation they have put me in
I did meet with the *** County Codes Department, *** *** ***; Southland Home’s *** *** ***; and the contractor who did the outside tie downs, including set up of the home*** *** *** and I still have concerns that the home is not properly put together due to the large gap running down the entire length of the home, the below code handrail that was installed on the back deck, the bottom step for the back deck not being installed, the serious potential hazard of mold or other interior damage in the master bathroom due to the leak in the roofAs mentioned in my original complaint, dated 12/21/15, *** *** *** of Southland Homes did not acknowledge the damage that has occurred due to the leak in the roof nor the potential of damage that could occur later onAlso, since our meeting, they have not delivered the remaining half of the light fixtures that were included with the purchase of the home, they have not completed any repairs nor replacements to the porches, they have not replaced the mismatched shingles, they have not completed vinyl siding installation, nor have they had the heating and cooling system installed, they have not added the electrical outlet on the front porch, they have not installed the outdoor spigot to the front, nor have they installed the light in the large linen closet in the master bathroom
I did provide a list of concerns, substandard workmanship and below code items at the meeting and emailed that list to *** *** *** on 12/29/15, and to date nothing has been attempted by Southland Homes pertaining to the basic installation or any other items that were agreed upon at the meeting. I purchased this home from the Southland Homes, I do not feel they singled me out, however I do think I am not getting the service I expected or deserve

The ***'s home has smooth ceilings, and compared to textured surfaces, there will be a certain amount of detection of where the seams areMuch of this depends on how hard someone looks for imperfections.We still sent someone to correct what they thought was neededHe stayed daysWe also had
a professional painter to repaint all ceilings and some wallsThe painter told them they would be glad to come back if something needed touching up.On the tub molding, I know my brother had done some work on supporting the tub, and after filling tub up with water and no separation of tub and moulding was evident at that time. If they would let us know What they feel needs corrected we can see what can be done. Thank You, Sid M***

This is a response to the complain filed by*** ***
The two main reasons for *** ***s complaints is the time frame for her home to be ready to move into, and the fact that a lot of the problems she is siting is due to the home not being finished There were several things that
occurred during this process that We at Southland, or anyone else could have planned forI am sure that everyone is aware of the abundance of rain we have received over the last several monthsIn addition to dealing with the rain, my lead sman found out he had possible colen cancer and had to have surgery for that that kept him out of work for 7-weeksI did arrange for on licensed outside crew to come in and set her home to try to get it set as quick as possible Once we cleared all of the conditions on *** ***s *** *** paperwork I was able to order her homeAt that time there were an abundance of orders at the factory, so instead of weeks backlog we were looking at 4-weeks She signed a std form purchase agreement showing details of the appliances, upgrade features, delivery and setup items, and size of porch/decksThis is required by all finance companies in our industry
Since ** *** filed her complaint, we have met with her, a head building inspector, and the contractor that set her home upAfter going through all of the items, the inspector sited that 90% of what she was complaining about was due to the factory team not having a chance to finish the home on the interior, which they are to do on siteThis includes tape and texture interior, installing all of the crown and base moldings, adjusting doors, and installing trim around windowsShe has provided me with a list of items to repair or look at since thenI have gone over the list with the factory, and they are going to work with her to the best of their abilitiesThere were items that were on the list that were never asked for when ordering home exa roll out shelf system in the kitchen which factory does not even offer.
Using nails instead of screws on decks, were a complaint and like other similar complaints for exterior work were unfounded as the techniques used were approved by code and by the inspector at the meetingThe company that installed the skirting has installed dozens of jobs in *** county and the inspector agreed hers was by code and not different from others.
We have the Factory crew scheduled to be in this week, and anticipate getting all of the adjustments taken care ofWe have been in business since and have many repeat customersWe don't single out any customer to give less service toSometimes we have visions of how and when things should take place in a perfect worldWe see demonstrations on home improvement channels, that are shown in time lapse to give the consumer the idea of how fast we can do a projectIn today's world we have access to all kinds of information per internetThis is the first time I have responded to someone here at this siteWe will try our best to make *** *** one of our Happy Customers as soon as we can

Goodmorning,
 [redacted] had sent me three pages of request. After meeting with the factory by phone and going over each individual item, we concurred that 90% of the concerns would be corrected once the tape and texture team completed their work. The team is at the home working as oftuesday of this week. For the other Items Southland and the factory agreed to correct items listed once the crew working there this week is done. There are parts, like broken light fixtures, shingles,siding that are to be brought by factory to assure matching by a crew that will also correct some of the items that factory is responsible for. A  request for additional items was requested to compensate [redacted] for her troubles, and extra skirting for porches and decks was agreed to, but the awning for rear deck is something I am checking on as we have no access to awnings here. The heat pump was to be installed either yesterday late or today, as it was scheduled for last week, but due to continuous raining conditions prevented that type of work to be done at that time. We are as soon as possible planning on completing her request as soon as we have parts sent from factory. Those will be brought by a second crew that is scheduled to follow the tape and texture interior crew.

After being in the business for 50 years, M[redacted] should have better communication with the clients. I would not recommend Southland Homes to anyone.
