Dear Revdex.com & To who it may concern, I received this letter (attached) dated after receiving a call from a guest on demanding a full refund regardless of our cancellation policyHe was rude, would not listen, and was laughing whenever I attempted to speakHe hung up after
some threats and I tried calling back and each time it went straight to his voicemail (I thought he didn't reception)But I received this email from him immediately after (Attached) Below on To whom it may concern, Attached is the confirmation that you sent me along with your cancellation policyI do not see anywhere in your cancellation policy where you charge $for a cancellation as you stated during our phone conversationWhen I tried explaining to you that what I was reading did not match what you were telling me you became very aggressive and told me that you were going to give me a full refund but that I was never allowed to stay at your park, everI will be reporting the unethical and violent behavior you displayed to me during our phone conversation to the Revdex.com and that you attempted to call me times after I hung up on you*** *** ** Here is our cancellation policy CANCELLATION & REFUND POLICY: No refunds or credits for early departuresAll credits valid to reschedule within one year of initial reserved date except Holiday weekends. No refunds on cancellationsCan reschedule within one year if within weeks of check in and within month of check in on Holiday weekends unless approved by managementRates and rules are subject to change without notice All guest make a one night deposit to reserve their spotWe ask for two weeks notice on regular days and month notice on Holiday weekends to be credited the one day for a rescheduleConsidering, the guest frequents this area due to his son's baseball tournamentsAll of my attempts to reason have been met on combative ears since he was only willing to accept a refundI stated our policy which he denied and refused to hear He paid $for the initial reservationI refunded the difference between that amount and $And just now, I refunded the $In all the years of business, I believe this is our first complaint and it's over $25, refusing to acknowledge our policy, after the guests cancels without good reason besides convenience Let me know if I am missing something or if there's a better way to deal with these guestsI don't expect there will be any questions since I believe we have went above and beyond what is required from us as a business by stating our policies and despite the variance, refunding the paid amount in full-- Best Regards, Lance L** Web: www.SunnySprings.com Email: ***@SunnySprings.com (Office) (509) 787-(Cell) (310)469-

Complaint: [redacted]
I am rejecting this response because: see attached photos and/or email that I sent to [redacted] via email. The reply from Sunny Springs in regards to our phone conversation is not only grossly inaccurate but there has also been no refund as he states. The phone conversation I had with Sunny Springs was being recorded. They tell you it is being recorded and I kept hearing "beeps" throughout our conversation. That recording should answer any all questions. Thank you in advance.
Sincerely,
[redacted]

Complaint: [redacted]
I am rejecting this response because;
To date there "has not" been a full refund as stated by Sunny Springs Management. Once again the cancellation policy they sent me does not coincide with the cancellation policy they keep reciting. I still would like the Revdex.com to ask for and listen too the recorded phone conversation that took place between myself and the gentleman at Sunny Springs. Thank you in advance,
[redacted]

Our cancellation policy is what it is. We take a one night deposit for any reservation. And do not give refunds but may reschedule within a time period. In this case, we've already refunded the total of $41 in full. He uses calling four times against the business but that's because he refused to listen, spoke out loud, and hung up. When calling back in case of bad reception, it never rang and went straight to voicemail. Apparently, he received calls four times while we would have assumed he had no reception and was going straight to voicemail. In all the years of business, we have never received a complaint and especially after $41 which we have refunded regardless of our cancellation policy. This is my third time responding to his complaint on Revdex.com for which there is mining more to discuss or dispute unless it's for the sake of arguing. But we are too busy to be entertaining his attempts to destroy our reputation for not meeting his expectations. He's already went out of his way to review us negatively and likely spent countless hours over the $41 for which has already been refunded. We cannot repeat the same Message. Good luck and best wishes!

Review: New management came in march. He told us with the 5th wheel we have was a sore eye we have to move it out. In winter rented cabin sweet from poor instolation from 5th wheel. We where getting the sweet cleaned up and the 5th wheel ready to move back. Since had to move 5th wheel or get ride of it with no place to live, he gave us an obtion me and my boyfriend agree on. It was to move 5th wheel out and rent the cabin sweet out monthly. He gave a week to get 5th wheel out, but then said of next day we would get charged for that spot and the cabin. My income, I wouldn't be able to.I got it out. No later than a week he came and said he got a call from the owner. We had be out that month because their only wanting to do weekend or weekly renting. With no 5th wheel no more or other place to live we been trying to move. Got storage to put stuff even took a minute with no vehicle or help. the help with vehicle was not reliable. next day after that was said. He said we had to be out know. Then 3 Days to move. Really. Family of 5. He installed pin pad locks on bathroom, kitchen, and laundry doors to access. He won't give me the code saying where not wanted. How can my kids and I shower, cook proper, and wash clothes with no car to go in and do. When he should let me being a resident their and been their already a yr. shut off cable not saying to us. No biggie on t.v. I have a toilet and sink in the cabin as a bathroom, a microwave to cook in. A frig luckily, no w/d to clean clothes. Kids need proper food to prepare and clean clothes to where. I had wash, but with cleaning up place to have clean when can find place to stay. Find housing, and etc. Its Not easy. How would he like or anyone like if that was done to you.Other residents had other problems with and he liedto them with the deal or refund plicy or agreement. Please get me the access to wash clothes right and shower. thank you.Desired Settlement: Be able to have pin pad code to access the bathrooms to shower, the laundry and kitchen to wash clothes and cook proper food. Ill be out of the place as soon as can find other place to live so me and my kids are not homeless. We have no other way of housing from family or friends. Income not great, so working on fixing it.

RE: ID# 9537283 Dear Mr. [redacted],

When we took over management of Sunny Springs Resort & Campground on March 5, 2013, we learned that Ms. [redacted] had an RV parked in RV site P21, but because her trailer was essentially uninhabitable during the winter months due to poor insulation and the inability to keep it heated, the previous manager had allowed her and her family to stay in the studio Suite.

Park rules state that RV's must be 14 years of age or newer, and in good repair. Since Ms. [redacted]'s trailer was neither of these, we explained to her that she needed to move it out of the park. At the time, Ms. [redacted] was essentially occupying two sites but only being charged for the RV site. We explained to her that although we could not allow her RV to remain on the park, we would allow her to rent the Suite through the month of April while they looked for a new place. She was told then that after the summer season began on May 1, the Suite would not be available for monthly rental and that the family would have to vacate (the same policy we have for our cabins). Ms. [redacted]'s guest, Mr. [redacted], agreed to this arrangement on her behalf.

As a gesture of kindness and good faith, we allowed Ms. [redacted] to remain in the studio Suite during the month of March while paying the lower, RV site monthly fee. Despite numerous attempts to collect, Ms. [redacted] did not pay her March rental fee until April 2, 2013. We informed Mr. [redacted] that unless April's charges were paid by the 5th of the month, we would be

asking them to leave. After several unfulfilled promises of payment, we began the process of ejecting Ms. [redacted] on April 16, 2013.

if you have any questions regarding this matter, please feel free to contact us using the phone numbers below or by email

Thank you,

[redacted], Managers
