I have given yard notices once a month to all tenants to clean their yard cause they are responsible forI usually give them days to correct or I will send my yard guy to take care of it and yes we do charge $I spoke to this gentlemen this morning and he says I wasn't straight up on my
notices so I re wrote my notice to state to clean their Dog ***and to cut grass/weeds and pick up trashWhich I gave him days to correctBy law I just have to give him hrs.. I researched their work orders and have repaired his Refrigerator and not any other time have they put in a work orderSo I will post them with a hrnotice so I can go inspect the home to make sure we are keeping up with our end but also make sure they are keeping up with their end since we don't know what goes on in our homes unless they put in a work order.I have also worked on Rent payments with him but I guess being Msnice Manager is over I have been with Sunrise Mesa for years and yes there is always a couple of upset residents but in order to keep a Mobile home Park this size to look decent you have to stay on the residents to do their portion

I am rejecting this response because:the language chosen to use is highly unprofessional, even being the manager for 5 years does not warrant that use of language in writing at any time. No where does it state to use fowl language to your tenants on official use documents. Also despite what your records say the refrigerator still leaks the last time someone came in to work on anything was when they fixed the fan before it fell off the ceiling. I have worked in housing not just in New Mexico but also in California. And if myself or anyone in our team operated or carried ourselves the way you do for this business we would of been out faster than the it took for the ink to dry. Even in response to Revdex.com. You stated "No more miss nice manger?" Very adult and professional of you.  I did receive the notice of a 24 hour notice in which you are inspecting the lot and trailer. But in this letter you stated that it is "just a few things you will be looking for." In this type of notice you are supposed to clearly define what it is you are looking for, going into, doing, as yes it is your trailer but as the tenant this is my personal location. And as the manager you are required to clearly and precisely specify as to why you are entering the residence. Not a quick list and leaving it open ended to be able to look for other items not stated. ESPECIALLY if you're stating the resident does not need to be present. As a result of the resident not being present it allows a lot of here say to be pronounced. Please provide a clear concise reason as to why you will be enetering as well as a time when all parties can be present. For us that will be 4pm still within operational hours.  Also in your response you stated you allowed 2 days for remedy. This is not true. You stated to me that I would be given 24 which is within the law yes but please do not make notations that go against what was actually said.  Also when you sent out the the first request I responded to it with you associate for clarification. To wit she stated she would respond to me or leave a message as well as leave a note if needed. None of this happened. So no your process is not as clear and defined as you stated. Thank you.
