I have been coming to this resort for 10+ years and it breaks my heart to see what the current owner and the park manager [redacted] have done hereIt used to be a wonderful, fun, well kept, well run establishment but not anymoreThere are scary people that walk around all night and more prostitutes than I can countI had to yell at two different women every week about letting their dogs defecate on our lot because they refused to pick it up [redacted] lets one resident in particular get away with whatever she wants and even though we have complained to the office about the thief she continues to get a free passWe have rules and regulations in place for everyone to follow not just the ones [redacted] doesn't like and the owner is aware of all of it and does nothingWhen that office manager [redacted] was fired we all thought maybe things were changing for the better because [redacted] had always been unprofessional and inept but it looks like it's business as usualI'm going to start calling Arizona politicians and see if we can take our park back! I know a lot of other residents feel the same wayI wish I could sign my name on this review but they do love retaliation at that park and I'm not at my trailer there right now

Emanuel (aka Manny) K***, manager of Sunset Resort lies to Tennant/former residence regarding property left in rented property to up the resale of property to cushion Sunset Resorts (hereafter SSR) cashflow When this incident occurred two years ago, I tried to file a complaint w Revdex.com who redirected to lawyersLegal cost while unemployed was not an option at the time; however I did file a complaint w the Attorney Generals Office detailing how Manny lied and stated my personal property at rental home was seized and no longer my mine (sold to new home buyer) without my consent Manny refused to let the my landlord enter home and remove my property or get theirs All property was passed on illegally via thief to new home owners

I have lived in this park for a number of years, since moving here ,things just get worse, there are drug dealers, hookers and other rift raft now calling this park there homeAlong with theft and drug paraphernalia,being found all over in common areas the sheriff's do nothing, tto make this safe placeThey advertise olympic size pool,it is closed more than it is openThere is no sercuity as promised, in leases if I had the money to move I would in a heartbeat!

Before I purchased my tráiler from a private seller in thai park the owner or said owner told me that I just needed a money order for background and I would be approved when I beought the money order in the park manager yelled at me and said I could not live here because im not knowing that the person I purchased the home from was and the road I live on has almost all the tenants on are under

I bought a trailer in this park in and paid it off in December of The office manager *** *** refused to give me the title and told me I needed to get it from the park manager *** (***) which took over a month and when I went in yesterday to get it he signed it and said he wasn't a notary (it needs to be notarized) so I took it to my bank and they informed me that *** and *** had signed it in the wrong place and that they absolutely had to notarize itI immediately took it back to *** and told him it needed to be signed in the right places and notarizedHe signed it correctly and notarized it thenTurns out he is a notary and could have done it right the first timeThis is one of numerous problems we've had at this park since day oneI will be listing all of them on here at some point in the near future

We have lived in this park since August of and the staff that run this park have been lying since day oneThey do the bare minimum with upkeep and general maintenance of the parkThere is dog feces everywhere because most people with dogs refuse to pick up after them and the park doesn't enforce it with residents even though they use that as one of the selling pointsThere are several key points that I'm going to cover in this review I won't be covering all of the issues I have had with the park manager and the past office managers and the new one because that would take more time than I have
1) On February 13th a resident in the park hit the transformer with their car and several street lights went outSeveral snowbirds saw this happen and we left a message with the office and so did others telling them the lights were outWe called *** and the *** ** *** to report it and the said the park had not notified them and that's who they needed to talk too A week later we called *** and the *** ** *** again and they still hadn't heard from themWe got them to take the information down on the pole by us to get it fixedThey said it could take daysIt's the 29th of February and all the street lights are still out and according to them the park never called!!
2) We received a notice from *** about a car we have with expired plates stating someone had sent them information about itOur expired plates are only a few months old and there are several other vehicles here with plates expired from a year or moreThe office called it in on us without doing that to any other residentsMy mother drove around the park to verify that there were still several cars without recent tags (there were a lot) and the park manager Manny called the police to report a suspicious vehicle knowing full well she is a resident of the park and why she was doing what she was doingThe sheriff's deputies weren't very happy with the park manager when they talked to my mother and found out the truth
3) At the end of January when my mother went to pay the rent there was a new office manager who asked several questions about the park manager and my mother along with another resident told him the truth about how unprofessional the park manager is and always has been and how he retaliates against people that stand up for themselves and file complaints against him with the Attorney GeneralShe came back home and then the park manager Manny came up making wild accusations that weren't true and throwing a fit and acting crazy and calling her crazy which I have on video and it's onlineThat's standard behavor for the park managerThe new office manager received a phone call from my mother about it and refused to call her back or acknowledge that it had happened
4) There have been sewer issues and a horrible smell by the snowbirds trailers since we moved here and this year the snowbirds that are new to this park had to call some environmental agency to get it fixedThey couldn't get the park to fix it so a government agency had to step in and make them fix itSuch a horrible smell to deal withI'm sure the park manager and owner wouldn't be ok with living by that smell

After purchasing a Mobile home we were told our disable adult child couldn't live there because they weren't 55 they are 30. There is an 80/20 ruling and an ADA ruling as well. Now we own a mobile home we cant live in because they wont approve the application. Sad as at other parks, we lived in one for 15 years, there was never any issues and she was allot younger then. There should be a law against this. After talking to our lawyer we may sue when we find out who the true owners are of this so called Resort. We just wanted a place to call home.

The park is an absolute disaster now. Weeds growing wild everywhere, No security guard so you constantly have to be worried about things being stolen off your space and the park manager Manny refuses to do anything about it and won't cooperate with the sheriff's office. There are also lots of new people under 55 in this park! I know for a fact Manny refused to let several people move in after they bought trailers here for not being 55 but he just sold or rented out two trailers normally used for snowbirds right by the horseshoes and neither one of those women are 55! There are laws in place against discrimination. Those people he did that with need to contact the Governor, the Attorney General, and the senior law project. Someone needs to go after them with the courts.
