[redacted] posted her stuff for sale on a local [redacted] buy-  sell trade group late in the evening giving her address for anybody to come by. contacted her and advised her that  doing so was not safe. I drove to her house that night to meet with her....

Upon meeting with her, discovered that  she was very overwhelmed and distraught over a domestic violence situation.  We talked for a while and then walked through the house with her to see what she was selling and what she was keeping. She had already been in contact with a couple to buy her washer and dryer.  We stayed with her until between 11 p.m. and 12 a.m. to make sure the transaction went smoothly. We made a verbal contract to pack up her house and get her moved out in 3 days due to a domestic violence situation.  Our contract also included preparing her items for sale and/or auction. The fee for packing up the house was $500, which is still unpaid at this time.  The fee for selling her items was an 80/20  split of the sale price.  There is a working inventory of her items attached. While packing up the house, Unisource showed up to turn off  the utilities because her significant other called to have it shut off. I advised the technician that  this was a domestic violence situation that had been reported to the police. The technician decided to leave the utilities on for an extra day. Because of the substantial amount of items in her house, it was going to take longer than 3 days to get it sorted, packed up and moved out.  When the property owner came to serve her a 5-day notice to pay or vacate, I explained to him the situation and because of the domestic violence, he agreed to give her as much time as she needed to be moved out.I also helped her find a travel trailer to live in. I helped her negotiate the price from $1500 down to $750.  I moved the trailer from the seller's home to her house for no cost, where we cleaned it and loaded it with her personal items that she wanted to keep, into it. When we were finished, I again moved the trailer for no cost, to her new place. I got the adapter she needed to connect her trailer  to the electric  meter.  We spent about 5 hours that  day troubleshooting the electrical.  At the end of that  day, I gave her $60 out of my pocket to get a motel room for the night because there  was some sort  of electrical  problem  in the meter box. The next morning I had her contact  Unisource to get them out there  to fix the problem. They had hooked up the wrong meter. It was discovered that  the travel trailer  had several major water leaks. We fixed 7 leaks in the pipes and replaced 2 faucets.   This work was done on the weekends and into late afternoons and evenings. See attached  invoice for the plumbing and electrical work performed. With the onset of bad weather, preparations for an auction were delayed. All of her items that had not been immediately sold were secured under tarps for protection from the weather or inside my warehouse. Inbetween days of rain and/or high winds, we were able to sell a very small portion of the items in a yard sale setting.  This is shown on the above-mentioned inventory.  We sold around 20 items out of at least 300 to 400 items.  We sold the items for a total of$536.49.  We kept the agreed upon fee of 20% which totaled $107.30. Her BOio totaled $429.19. We subtracted  the $270.00 for the plumbing and electrical work invoice and gave her the difference of $160.00 in cash for  what we had sold so far.  The majority  of her items were dirty and from a home with pets and cigarette smoke. We also ended up with the contract  to clean the house for the property owner.  The property  was covered in dog hair and cigarette smoke. The house had not been cleaned in years. She demanded the rest of her stuff back. She was told she had until noon the next day to get her stuff picked up or she would be charged $25 a day there after for storage. She showed up the next morning in a very rude and obnoxious manner. She brought 1suburban with a very small trailer and another small SUV to load her stuff. Two people came to help her, one of them being the significant other she had to get away from in the domestic violence situation.  We ended up giving her until around 6 p.m. to get all of her stuff. She refused to sign that she had picked up all of her items. The second person with her signed as a witness that  [redacted] picked up all of her items. At the end of the day, she was very belligerent and was refusing to leave my property.  During the afternoon, while the other people were loading her stuff, she posted on [redacted] that was sm, a thief, con artist, among other things, and accused me of taking advantage of a disabled woman.I stopped work on a job for a very nice and patient couple to help [redacted] out of that bad situation.
