To whom it may concern:In the past, *** ** ***, has received courtesy calls and written notifications regarding her unattended service dog, as we have received several complaints about her unattended dog roaming in the fenced yard, barking and charging against the fence every time
someone is near byOur all-aged community pet policy allows dogs under lbsto reside in our communityThe pet policy does not apply to registered service animals or animals referred for emotional support by a doctor's letterMs*** has presented a doctor's note regarding needing her dog for emotional support, and is kept in the file. Our office personnel conducts four sided inspections on every site in our community, as an ongoing daily process of our management operationsMs*** has been served site maintenance violations as well as other residents, pictures are taken and kept in file as evidence in any disputeEvery month, our maintenance technicians will conduct water meter readings on every occupied site in our communityIn some occasions, Sunshine Valley office personnel or maintenance technicians have been threaten by Mr***'s dog, barking and charging against the fence with no one around, the back door of her manufactured home sometimes is kept opened for her dog to freely roam free in and out into the fenced yard areaMs*** has been asked to appropriately have her dog under supervision when it is outside her homeAlthough Ms***'s dog exceeds the under lbsdog regulation, per doctor's note, her dog is allowed to reside in our community Sunshine Valley is not a gated community, visitors or guests come in and out, sometimes bringing along pets left unsupervisedUnsupervised animals seen on a regular basis have been trapped, and taken to animal sheltersSome residents have received unattended dog courtesy calls, notifications or violations, including Ms***, when those dogs/cats have been spotted or reported unattended either around their homes, in their yards, or roaming around in our community. Our community was built in the 1980s, some of the underground water lines have rusted over the years, those water lines are being replaced as neededOur residents have not complaint of any foul smell as the water is turned back on in our community, but it has been mentioned water discoloration due to water pressure. Replacing rusted water lines is an ongoing maintenance matter, which sometimes requires water shut off in our communityWhen possible, water lines replacement are scheduled, residents are notified ahead of timeShutting off the water to our residents is thoroughly considered but if an emergency arises and one of our residents will have no water in the household, Sunshine Valley management have no choice but to shut down the water and replace the broken water line.
