Mr.*** purchase agreement with Montorio Homes is clear, any additionally items/upgrades must be documented via change order and signed by the client and us the home builderIn this compliant there is no such documentation in our legal file
Indeed I did offer Mr.*** an olive branch resolution although not obligated to do so and there were options obviously the other two he didn't mentioned

Please note that this rough grading has failed on Mr***'s property simply because, "Front yard is at final grade sod (issue final grade certificate)" Unfortunately at this time the only thing we can do is removal of the front yard landscaping in order for this to pass rough gradingThe homeowner is free to proceed with rear, final grading and landscaping
It is important to note that the builder has months after occupancy occurs to complete and receive the rough grade approvalThere has been bylaw changes as of recently; one year is also allotted for the final grading to be completed and approved
Montorio Homes has done its due diligence; we have spoken to the homeowner on several occasions and unfortunately we have to be vague with our rough grading completion datesRough grading is dependent on weather and ground conditionsWe have to trust our staff onsiteWe have responded to Mr***'s requests on *** *** *** and now The Revdex.com
We have attached a copy of the most recent rough grading report dated June 2, for your review
Also, we have noticed that we did not receive notification from the Revdex.com electronically and are wondering if this is the process?

I have rough grade nowSo the matter is closedI am not happy with how long it tookThey didn't even call me to say that rough grade had been re inspected I found out from this Revdex.com response

Montorio Homes offered a fix that was not acceptable to the homeowner We recommended that he contact the *** for resolution

that states the the garage slab meets all acceptable conditions as stated in their guidelines and that no further action is required by the Builder
