I am rejecting this response because: An offer was negotiated on 8/via a phone conversation between MrPaul V** *** and *** *** ( spouse), MrV** *** has offered a solution we can acceptMrV** *** has offered to pay us back 1/of the $which was required for us to be released from the contract from the management company Sunworld groupThis Revdex.com complaint will be resolved once the check for $is received by *** and *** ***, and cashed without any problems in receiving the funds, now or in the future. If MrV** ***'s offer is reneged on we will proceed

I am not going to get into the details of he said, she saidI will say that we recommend that only one level of management on a propertyWhen owners start dialogue
with a tenant issues may and usually ariseIn the case it did occurThe claim that the tenant was not given proper notice of
inspection or notice to enter is false
We attempted a phone call but never received a call back from the tenant regarding an inspectionAccording to the landlord- tenant law for Washington Stare, the notice
of inspection is required to be placed at a conspicuous place on the propertyWe did the same
Regarding the fees charged, the owner contacted me and within minutes after getting off the phone with me, I called her back and left her a message about the water bill
and that the tenant was charged for the sameThere was a delay in me getting back to the owner on the other charges due to circumstances keeping me out of the office
for two daysThe charges are consistent with the property management contract dated August 28, As per page one of the contract it states days written notice
is required to terminate the contract, no written notice to terminate the contract was received from the ownerPage three of the contract item 6, additional services ,
inspections are addressed at per hourA lock
box was needed to be placed on the property as the owner needed a quick turn around on the carpet cleaning so the new owner can take processionOnce the carpet
cleaning was done, we needed to retrieve the lock boxIt normally would have been a one hour charge for the same but we reduced the same to $September 21,
The property close out was charged at $per hour again as per the contract

I am rejecting this response because: An offer was negotiated on 8/7 2017 via a phone conversation between  Mr. Paul V[redacted] and [redacted] ( spouse), Mr. V[redacted] has offered a solution we can accept. Mr. V[redacted] has offered to pay us back 1/2 of the $847.50 which was required for us to be released from the contract from the management company Sunworld group. This Revdex.com complaint will be resolved once the check for $423.75 is received by [redacted] and [redacted], and cashed without any problems in receiving the funds, now or in the future. If Mr. V[redacted]'s offer is reneged on we will proceed.

The subject property management contract commenced on June 1, 2017 and was to terminate on May 31, 2018. The floor plan for the subject property was unique and  functional obsolete which was a challenge to rent. A few modifications of the subject property would have taken care of this. When I...

spoke to the owner in early July he was firm about not making any changes. When Lena met with the owners to sign the property management contract, she recommended a rent price with market conditions at $1695.00. The owners insisted on $1795.00 per month. Although Lena felt this was too high she listed the subject property for $1795.00. We did have applicants that wanted the property in the first week and were approved. The owner did not want any pets and we had to tuned the applicants down. There were many showings of the subject property. Online surveys that were sent out after the showings were all pretty much the same on the feedback which was floor plan issues. We worked very hard to rent the subject property and did get the owner to lower the price in early July and relax the no pet policy. He told me via telephone after I asked for 10 more days to attempt to rent the property ,that he will take the property back if we did not prevail on procuring a tenant by July 22. More applications were taken, if fact we had 3 applications and we approved a nurse that wanted the property. To our disappointment she declined to rent the subject property. I am not sure what the owner is indicating by " Several applications at a $100.00 a pop". Our application fee is $55.00 per adult, which is our cost to screen a tenant and is paid by the applicant. Our policy here at SunWorld Group is not to mislead any owner or tenant. We strive very hard to rent an owners property as quickly as we can with a qualified tenant. On August 1, 2017 the owner came in to our office at a time when I was out. He did converse with Andrew who is a Broker in the office. Andrew was not in a position with the company to terminate a contract. That must be completed by myself being the Designated Broker or Lena who is a Managing Broker with authority to terminate a property management contracts. Andrew who appeared to be pressured at the time by the owner ,gave the owner a letter that the contract was terminated. Our standard operating procedure is for the Designated Broker or Lena with the power to terminate a contract to have the owner sign a Waiver and Release form. The reason for the waiver and release is for legal conformation that the contract is terminated. We worked very hard to rent the subject property and had cost involved. The contract has an early termination fee of 1/2 of one months rent at market rate.This is fair as we spent many hours trying to rent the property for the owner. In closing, phone conversations with the owner and I were pleasant and I would have liked to have talked with him directly on August 1. This past tenant indicates "she will be fighting in court. The Revdex.com is not the correct forum for this tenant. This belongs in small claims court. The tenant left with not giving our company the required 20 day notice. The required rent of 750.00  for April 2015 was not paid. A water bill of...

141.22 and reconnect of the same for non payment was paid by SunWorld to turn the water back on. The total amount owed to our company for rent and damages is 1,986.73.  As the tenants admits the carpet was not cleaned. When the tenant moved in the carpet was brand new. The same was returned to us with a heavy dog odor and many stains. The unit needed cleaning. In the bathroom a person must have sat on the sink and the same has started to separate from the wall. The tenant was not charged for a full paint but a portion of the same. The gate for the fence needed repair and was determined to be miss use by the tenant so that cost was charged to her. The glass doors were in installed in the unit when she rented the same and about vacating the same was missing. I have attached the receipts that have been received.
