To whom it may Concern, ID of [redacted] This is in response to a complaint filed by [redacted] ***, previous address was [redacted] In his complaint [redacted] states that he had an issue with bed bugs, no other apartment in this unit had a problem and our pest... control person checked and treated [redacted] ***’s apartment and is confident that [redacted] or one his guest brought them into his unit. I have no idea if [redacted] had to dispose of his furniture, the fact is [redacted] left his unit with zero notice; I will include a copy of his Notice to Vacate, dated 3/31/2015, the same date he moved out. We didn’t know he had moved out until he dropped off his keys the same day he turned in his Notice to Vacate. I as the Community Manager inspect every unit when a resident moves out and I didn’t see any evidence of bed bugs during this inspection. [redacted] also complained about mold and as he mentioned in his complaint I had his unit inspected by [redacted] , for mold, and his unit received a clean report. I also check units for mold or signs of leaks during my move-out inspections and I didn’t see mold present or signs of leaks. [redacted] states he cleaned the carpets before he moved out, I am including photographs I took during my inspection and they will show large blue stains in the dining area as well as large dark stains and debris scattered on the carpet in the living room. I am not inclined to remove the charges for the reasons and facts stated in this letter. Stephen A. S [redacted] Community Manager Harper’s Point Apartments

September 29th, 2017Dear ***,I am writing in response to the complaint made by [redacted] on behalf of Hilltop Apartments/Towne PropertiesThe Community Manager, Jackie Murray did offer to honor the original quoted price of $1269, there was some confusion with the price due to a rent increase between the time of the application and the move it dateThe water and sewer fees had also increased during this time periodJackie Murray informed [redacted] that Hilltop would honor the original quoted price of $for their September payment and then in October, with required day notification, the rate would then increase to the $per month.I have attached the signed applications for both [redacted] and [redacted] that states that the $that each paid (Total of $300) was indeed a security depositHilltop processed the request to refund the full amount of $on September 5th, Hilltop did agree to refund the deposit even though the application clearly states that “I/we hereby agree that Towne Properties may retain the entire holding deposit of $tendered by me/us with this lease application should Towne Properties approve the lease application, and I/we for any reason fail, refuse or decide not to execute a lease agreement with Towne Properties for the unit described below.” (Please see attached, signed lease application for both parties) It does take up to days for the check request to go through our past resident’s department and then to the accounting department to process and mail the refundThe check for the refund of $is being cut today, September 29th, The customer’s request of having the deposit refunded was already in process upon receipt of this notificationThis is what the customer stated was their desired settlement and Hilltop/Towne Properties has complied with that request. Please let me know if you have any further questions or concerns in regards to this matter.Sincerely,Threva ** J***Area Manager Towne Properties513-478-2919ThrevaJ***@TowneProperties.com
