This email is concerning [redacted] at [redacted] Anderson, IN. I am sorry we did not contact you before now however this is the first notice I have received about this matter. 
On 9/23/2015 [redacted] submitted a written 30 day notice to vacate to our office. 
On...

9/24/2015 We (Morgan Properties) received a notice from [redacted] at Anderson Housing Authority/HUD which is [redacted]'s caseworker that [redacted] intended on moving out of the unit as of 11/1/2015. Mrs. [redacted] also stated that if the tenants owed any rent or damages that we (Morgan Properties) were to contact The Anderson Housing Authority/ HUD before 10/4/2015 to let them know that.
Last year in 2014 Mrs. [redacted] wanted to move from[redacted] into another unit that Morgan Properties manages so as apart of our office policy, we conducted an inspection. Upon inspecting the unit on 9/18/2014 we found that the home was in terrible condition. The housekeeping was horrible and the house smelled very bad. This damage was above normal wear and tear. The carpets were filthy and black in some places with dirt and stains. The walls were filthy with dirt, hand prints, food spills, etc. There was mice feces and signs of cockroaches present in several areas. Mrs [redacted] has been sited by the HUD housing inspector for cleanliness and pest issues for the last three years that Morgan Properties has been the property manager. 
9/20/2014 [redacted] Morgan, owner/broker of Morgan Properties, emailed the prior owners of[redacted] to check if the carpeting/paint was new upon Mrs. [redacted] moving in and the prior owner said the carpeting was NOT new but the paint was. 
On 9/22/2014 we prepared an estimate for [redacted] in the amount of $2,798.00 for painting the walls and trim in the 3 bedrooms, living room, enclosed porch, laundry room and kitchen, extermination of roaches and mice, and removal of the old carpeting in the 3 bedrooms, living room, enclosed porch, and hallway. [redacted] had the option to pay for the estimated damages and be allowed to move out. [redacted] declined to pay for the damages and decided to continue renting the house.
Once we received [redacted]'s 30 day notice to vacate on 9/23/2015 I emailed her caseworker and asked if we needed to do a new estimate/inspection at [redacted] or if we could use the old estimate from 2014 and [redacted] replied that since these were the damages that the tenants have not paid for from last year then she would NOT need a new estimate. I sent [redacted] a letter stating this on 9/29/2015.
On 11/3/2015 I sent [redacted] another letter to inform her that I received an email and a letter from her HUD caseworker that her lease had been renewed for another year.
Mrs. [redacted] may move at the end of her lease as long as the tenant damage is NOT above normal wear and tear.
