Review: I was referred to this contractor through the inspector, and before I closed my house I went through issues with this being a bank owned home before closing, so my closing date was moved a number of times, and all before then Dan seemed attentive, he would always answer my calls right away, and eager to began work. He seemed patient when answering questions, and seemed like an honest guy. I finally closed on my home and he stopped answering my calls, a 360 change after he felt I was obligated to work with him. The day I closed I asked him when we could sit and go over a game plan to begin renovations. Dan texted me back, “not til next Tuesday,” meaning a week after I closed on the house. I told him I needed the roof done ASAP, because the insurance was threatening to drop me, he told me not to worry about it. Every time I called to ask him questions about anything, He seemed aggravated like I was annoying him, he wouldn’t answer my calls, or even respond to me unless I e-mailed him while cc’ing the inspector.

I closed August 11th, and the following week he did remove the radiators, because you receive money for scrap metal, but when it came to the other $50,000+ renovations, nothing was completed in it’s entirety for an entire month. It took my roof more than 2 ½ weeks to get completed (mind you he wasn’t working on anything else simultaneously), asking around to coworkers and friends, it should take no more than 2-4 days at most. I became so aggravated with the progress of my house and him ignoring my calls, and his pointing out of everything that wasn’t included in my contract, and him advising, “the inspector failed to put this in the contract,” Dan was trying to nickel and dime me for everything !!!!!!! I contacted the inspector and was contemplating terminating his contract. Because he did a walk through with me saw everything in the house that needed to be done and agreed to do it at the prices set by the FHA consultant/inspector, but then began to point out everything that wasn’t in contract after he agreed and we signed off on everything. Which is absolutely unethical in my eyes, but my husband wanted to give him another chance to redeem himself, and advised I need to have more patience.

My husband did another walk through with Dan on August 26th, which he went over what would take place and when it would take place. My husband removed the carpeting which Dan said the inspector Robert failed to add to bid, and he would do it at an additional fee, my husband also removed the oil tank, which again Dan said inspector failed to add onto contact, but he would do at an additional fee. He also tried to tell me that Robert (inspector) didn’t include patching the walls after removing the radiators, so he would do that at an additional fee. Mind you, he made some holes in my walls removing the radiators. At this point you see my frustration level. I needed him to stop pointing out what was not in contract, and start doing what was in the contract. My husband and Dan set a date to go to [redacted] that next week to pick out the front door, sliding door, and garage doors. Dan again postponed that like he usually does. When my husband and Dan did the walk through, he told my husband everything in the house would be done by September 15th, except for the kitchen. My husband didn’t give him that date, he voluntarily told my husband he would have everything done by that date.

I wanted to have filed a Revdex.com complaint against Dan when I started to see how he was being unethical in the beginning, however, my husband said let’s give him time he promised to have the renovations (except kitchen) done by September 15th and let’s give him time and see where he is at.

The sliding glass door, the water tank, the carpets, and none of the work he promised to get done by September 15th is done. I told him on 9/10/15 that I was going to [redacted], because his vendor never got back to me about specific details on the kitchen. He in no way advised me that I had to use his vendor because he didn’t have the front money until 9/14/15. I wasted an entire Saturday doing a kitchen layout for him to only tell me later that I had to use his vendor.

I only want my renovations done in a timely manner, and for him to prioritize my work, and keep me abreast with the scheduling of the renovations to take place. I can work with someone who is honest and upfront, but when deadlines keep being missed and new “contract provisions,” are put in place I have a problem with.Desired Settlement: For Contractor to complete the tasks written in the contract that he agreed to do in a timely manner, and to try to keep his word and perform the duties he agreed to do under the contract, and instead of citing everything that's not in the contract, try to do the duties included in the contract.
