Ben Meador was suggested to us when the credit union where we have been members over 41 years failed to process our loan documents timely and put the closing date on the property we had committed on in jeopardy. The credit union, we found uses a large outside company and simply makes a large fee being the middleman for home loans. AMEC (Ben Meador) professionally took our application data and achieved approval of our loan in short order, was professional in all his outcomes for us and kept us informed beyond expectations, resolving our the impending additional expense and anxiety caused by Firefly Credit Union's failure to treat process our loan application properly and timely. I highly recommend AMEC and its staff, referring to my many years of employment within a credit union and credit reporting agency prior to that.

AMEC was a very important part of my home buying process. They were very helpful and kept in
touch with me the entire time. Keith and Suzie were very helpful since I did most of the work online. If I were to buy another home or have friends looking I would highly recommend AMEC and my realtor. Leisha did walk throughs to see if the property was good for my needs. The three were very instrumental in my success in my purchase. They were the best team I could ask for. If I called I got return calls and questions answered completely. No kind of answers. If you are looking give AMEC a try. Great work everyone, I totally love my new home and it is exactly what I wanted and needed. This not being the first house I purchased I know how hard it can be. I worked with Justin *** out of the Cs Rapids office. I contacted Justin the week of 5/20 about getting a mortgage for a property I needed to close on by 6/28. Justin assured me that closing by 6/28 would not be any problem. Justin gave me a list of documents he needed to update my file and I completed the task and forwarded all documents to Justin on 5/24. I also informed Justin that I would be out of the country from 6/12 thru 6/24. Justin told me that the timelines were not a problem.

The problem came in when Justin held my information for 2 weeks before sending it in to the underwriters, apparently on or about June 7. He then began asking for more information on 6/10 and 6/11 which I attempted to respond to. Later he said that we would have to close at the end of July and blamed the delay on me. The loan would have closed on time had Justin not held my file for two weeks.

The issue at hand is the appraisal on the house which was apparently done on 6/17. I had signed a paper that said I would be responsible to pay for the appraisal in advance, however, I do not recall anyone informing me that an appraisal was going to be performed. The document did not list a fee, and only indicated that AMEC would collect a deposit. Certainly no one collected the appraisal fee from me. When Justin notified me that he could not close by the promised date, or even close, I told him I would have to proceed with cash rather than finance. My deal was predicated on closing by 6/28 and I did not want to risk losing it due to Justin failing to forward my documents to underwriting in a timely manner.

Justin has now informed me that he has forwarded my account to a collection agency for the $575 appraisal fee that I neither needed nor approved.

I want AMEC to correct this situation. Clearly Justin made many mistakes, he should be responsible for the unwanted appraisal, not the customer

After AMEC Home Loans Compliance Manager's review of this file and circumstances, it has been determined unrealistic that AMEC Home Loans could have accommodated a closing on the date requested by this consumer while the consumer was out of the country for roughly two weeks during the loan process. AMEC Home Loans Compliance Manager spoke to the consumer live via telephone on Friday, July 26th 2019 to talk through their complaint. AMEC Home Loans Compliance Manager informed consumer that consumer would absolutely NOT be responsible for the $575.00 appraisal invoice.

My realtor recommend me to his friend at AMEC (big mistake - I have learned). AMEC asked me to lie on my application in order to get my loan approved. They specifically told me to make changes to documents because they told me their underwriter wouldn't like what they saw. After thinking this over I knew it was a huge mistake to commit fraud on a loan application. I told AMEC that I did not want to go through with the loan. My agent would not let me out of the loan, he responded to my emails saying "stop playing games" - yes this is coming from my agent! I had my realtor calling me and telling me everything will be fine. I believe my realtor and AMEC were working together to not let me out of the loan. I was told by my realtor that I was going to have to pay his 10K commission even if I didn't buy the house. I am a single mom (which might have been contributed to being taken advantage of) I don't want anyone else to be forced into a situation that isn't good for them. Because of AMEC not letting me out of the loan, I lost all of my earnest money. I reached out to the regional VP , who was adamant that his company didn't do anything wrong. He and passed my onto the compliance officer who also said their employees did everything correctly. So not one person at this company (that I could find) was ethical. From the mortgage agent , his assistant, the regional VP and the compliance officer - all were not ethical.

This company lied to us and strung us along for over 11 months. We were told we were pre approved so we found a builder to build our house. Before construction started we verified again with them that we still were good for financing and they said yep! Build your house. We spent months and months sending documents in and re sending documents. They had no clue what they were doing. We were told almost in a weekly basis “we shd have your approval by tomarrow”. Then we would hear NOTHING for weeks and I would again email them asking why we are building a house and we are not even approved yet for a loan! This “oh we will hear from thre underwriter today and we will have your approval” we delt with this for months. We were so stressed out wondering if we would be homeless as we had given our landlord our 90 day notice. So fast forward to feb 2018 our house is done and guess what? We still had no approval!!!! They lied to us d made excuses to my builder who wanted to close on this house. No lender shd say your good to build a house unless they intend to give you the financing. Our builder kept our house and it cost us 2000.00 to keep it off the market. We worked with Bonnie *** and Andy *** and they ruined any joy of buying a house. And in April we switched to a different lender this lender put on our fha loan status as denied. We were never denied a loan as we never had an official approval and we switched lenders. This denial status on a FHA loan cause our new lender a little headache as now they had to show why they approved us but the other people didn’t. Bell bank said they have never seen a company try and sabotage a customer by blatantly lying in regards to our application status.

I would like to apologize for the experience you had working with our company. Some of the extenuating circumstances regarding your application have been brought to my attention by the parties involved at our company. We strive to provide the best experience for borrowers and are sorry you did not feel that was the case. We are happy to hear you secured financing for your purchase and hope you enjoy your home for years to come.

On 2/7/17, I submitted an online application at AMEC mortgage giving permission to pull my credit for a loan. Two weeks later, AMEC pulled my dad's credit to add him to the mortgage and accidentally pulled my credit a second time. Through several email exchanges, this is what they determined. The following are the emails from AMEC mortgage: 2/7 – we pulled your credit 2/21 – when we added your dad, Phil pulled credit again because he did it on you and your dad. (he really didn’t need to pull yours again, but I think he forgot and pulled them as a joint account). I have since called credit plus and they separated the 2 reports and the ones we will be using for your loan are the ones dated 2/21. We can’t fix this but it doesn’t make that much of a difference. I apologize for Phil. Email from his assistant: Please don’t dispute this, it will show up on as a dispute and it will affect the loan approval. Every file has a soft pull 10 days prior to closing and that is where the dispute will show up. In order to get the loan re-approved, you would need to remove the dispute. I would suggest you dispute after you close, but not before. Credit was pulled (not arguing that) but they say when it was pulled on 2/21/17 and that it was a mistake. I was later told not to dispute it until after closing because it would hold up the loan process. So I waited. In the meantime, Phil ***, the mortgage lender in charge here and I had a falling out due to terrible ethical practices that my realtor would love to be a witness to in court. It should be noted that Phil owned a house on the same street that he was putting on the market shortly after my closing date. I wrote a bad review on Zillow and now Phil *** is now retaliating against me by refusing to remove the accidental credit inquiry which has impacted my credit negatively. This is a hardship on my way of life and now I fear more retaliation since he has all of my personal information. . This has caused undue emotional stress and anxiety. I filed a dispute with the reporting company and Phil *** refused to remove the mark and sent a condescending letter. I just want my credit fix that he ruined through terrible business practices.

This is a long story that could better be explained by phone, but AMEC made a mistake on my loan. I was told they would have to buy it back and they promised to pay down the principal from 20% to 25%, as well as lower the interest rate by .25%. I spent hours retrieving additional documentation, answering question and delivering everything that was requested under the premise that I would be receiving these deductions. This happened approximately November 2017. AMEC ended up buying back my loan as they stated, but none of the things they promised me came to fruition. On 1/23/18 I received a letter from the THIRD mortgage company in a few short months stating they had purchased my loan and would be servicing it going forward. I learned from AMEC that they would not be giving me any of the things they promised and that I was out of luck, even though they were clear that NOTHING I did was incorrect, that I went above and beyond.

Consumer applied and was approved for a refinance of an investment property. This customer is a valued repeat customer who has financed 6 properties with AMEC over a 3-year period. The complaint is accurate in that AMEC did make a mistake in the Underwriting of the loan which was discovered when the loan was sent to the end investor for purchase. At that time, AMEC decided to hold and refinance the borrower’s loan file at a lower loan-to-value to meet agency guidelines, and a lower rate. Those terms were discussed with the consumer who then made a new application. The consumer had entered into another purchase contract for a large parcel of land that AMEC was unaware of at the time of discussion on the new refinance. Unfortunately, the new payment on the parcel of land (which was being financed through a local bank), pushed the customers debt-to-income ratio out of acceptable tolerance for any investor.

AMEC did everything possible to turn the original error into a more favorable scenario for our client. Unfortunately, due to the large land purchase, we were unable to do anything better than the terms of the original refinance. AMEC was forced to sell the clients original loan to an investor who will service loans that don’t meet agency guidelines, and took a tremendous loss in doing so. We certainly had hoped to be able to get to closing on the 2nd refinance.

I am rejecting this response because: this is incorrect. This was not a refinance, this was the purchase of a new property. What are you state in your response is incorrect. There was no communication and I did not even know I was doing a new application. I was under the impression that you were making the choice to make this right because of all of the additional paperwork and hours I need to spend preparing materials for you. This was not presented as a suggestion or a possibility, but I have something that was already done. The principal reduction in interest rate reduction that I was promised need to be applied Or I will have no choice but to pursue this further. In your response you acknowledge all of the business and revenue that I have brought to your company. This is absolutely no way to treat a very loyal customer.

While AMEC stands by our efforts to resolve the unsaleable loan issue, we will be making efforts to settle the matter independently with our client. The terms of the original agreement between AMEC and the client via Mortgage Note & Deed dated 8/30/17 remain in effect today. We hope to have resolution in the coming week of February 5th.
