In response to your letter dated September 24, regarding the complaints of a [redacted] who was a guest in one of our properties, please note the following: When [redacted] arrived and walked through the property he stated there were no obvious issues which in my estimation means there were no burnt mar ks on the carpetsWe do have pictures which were taken upon [redacted] ***'s leaving the premises which clearly show burns in the carpet We never claimed he "stole" the lampshade, my feeling is the lampshade was broken and disposed of hoping we would not noticeWith regards to the bedside lamps,they were small brass lamps, one was broken and one is missingThe Bathroom sign had a circle on it with a red arrow and hung over the toilet As to [redacted] ***'s remarks regarding $an hour to drive to ***, it was also to purchase an 8xarea rug; a lampshade and two lampsTravelling during the summer months in Rehoboth and Dewey the traffic is extremely slow With reference to our labor fee being $45.00, this is stated plain and clear on our website The letter addressed to [redacted] broke down all the charges with an exp lanation for each charge, a copy of which is enclosed for your review

Review: I rented a unit from 360 Property Solutions (also known as Dewey Vacation Rentals) for the week of July 4th, 2014. The property we rented was a bit dated, but was clean. After doing a quick walk through, there were no obvious issues. I enjoyed my stay in the house and left it in the same condition as it was in when I arrived. A week later, I receive a letter containing $480 worth of deductions from the $550 security deposit. Claims of burnt carpet and a missing lampshade (who steals a lampshade?!?) headlined the list. There were also vague charges for "Bathroom Sign", "Lamps" and even a charge for $67.50 for 1.5 hours of "Labor to make purchases" (that's $45/hr to allegedly drive to Lowes and buy some stuff). It was immediately obvious to me that this must be a common ploy by the landlord, R. [redacted], to extract money from renters in hopes that they won't fight it or make complaints or just a poor job in checking the condition of the property beforehand. Suspiciously, the letter was also dated July 1st, 2014, a full 3 days before I checked into the property, which leads me to believe that they had already intended to charge me for the alleged damages in hopes of upgrading the dated property. What makes things worse is that I've contacted this company by phone and mail on four separate occasions and haven't gotten a response. It's one thing to charge me, but not giving me the opportunity to obtain more details and come to a resolution is just bad business.Desired Settlement: A refund of the unreturned security deposit charges: $481.45.
