[redacted] the current tenant came up and was very quick to want the home After viewing the property she went home and then mailed me a check and the applicationI told her I would hold the deposit check until I approved her as a tenantWe had to run a credit check and her referencesI emailed her the lease on 9/4/and she didn't sign and return it until 9/in which she had to overnight it and I received it on 9/ Just three days prior to their move in date In California, A lease must be in place before a tenant is allowed to take possession of the home This is a good business practice and will remain in effect in this office On 9/20/2014, [redacted] wanted to bring bring a load of belongings up to start moving in Unfortuntley this was a Saturday and we were unable to meet them at the home, but were able to make the home available for them and left the keys at the property for them I also provided them a walk thru inspection to be completed within three days of taking possession Please keep in mind this is a walk thru inspection, not a request for repairs This is merely, an inspection to note items in the home so they aren't held liable for any damage The tenants were there only overnight, as they brought a load up and then didn't return to the property until about 10/01/During this time I had the kitchen stove replaced and the sprinkler line repaired I had no formal request for repairs from the tenants and heard nothing further from the tenants until 10/30/ On 10/30/2014, I received a request from the tenants to be let out of their lease Just because there may be items that need repairs, this doesn't mean they are allowed out of their leaseThis office has repaired many of the items including the kitchen sink, garbage disposal, and ovenThe dishwasher had to have parts ordered and the pellet stove hasn't been repaired as the owners are trying to decide if they are going to replace it or repair itThis office has made an effort to perform repairs and get these items of concern taken care of, however; we are at the mercy of the local repair man and their scheduling This is a very small community with a limited number of contractors The pellet stove is not a main source of heat, its a back up type onlyThe forced air furnace is the primary heat source and should be usedI have spoken to [redacted] once on the telephone and she was very threatening and argumentative and I finally had to tell her I was hanging up and I would no longer speak to her unless she could be more reasonable and not so argumentative at that time she hung up on me Please see attached documents for correspondence with the tenant

Review: I signed a Residential Lease Agreement with Susan River Realty through [redacted] to rent a home in Susanville, ca. [redacted] insisted that I was to sign the lease before my move in date and walk through inspection or she would give the home to another potential family, my husband and I had already sent in a security deposit to secure the home and felt that was sufficient but she insisted that it was not secured. I signed the paperwork and mailed it to her. A few weeks later my family moved into the home, upon our arrival, in which she did not show up but left the keys outside of the home for us to get, we completed our walk through. She had informed us of a broken knob on the stove that needed to be replaced, we assumed that meant that there would still be 3 other working burners, we attempted to cook dinner in the oven on our first night and were not able to as the oven was broken. We also tried the dishwasher as a part of our thorough walk through and found it was also broken. I mailed the completed walk through paperwork to her and she signed it, acknowledging the statements. Now over two months into our lease the dishwasher has still not been repaired. At this point we are trying to get out of the lease as the home was misrepresented to begin with and has now had several other needed repairs, including the kitchen faucet which broke at the same time as the dishwasher was not working. We believe we were unfairly coerced into signing the lease agreement and the home was misrepresented and repairs have not been made in a timely manner. We want other consumers to be aware of the unethical transactions made by [redacted] and Susan River Realty as well as the unbelievable customer service and non response as a property manager. If she was any less rude on all occasions, I am not sure it would even help, as she has done such a horrific job.Desired Settlement: Cancellation of our binding contract for a Residential Lease Agreement, effective at 30 days.
