What does that have to do with me?? It should have been looked into immediately but it wasn't!!! I only rent this house, I don't think I was responsible for tearing out pieces of wallboard looking for the leakIt was never dealt with when it should have been! No one ever came into this house, I have three dogs! This is plain ridiculous on the part of this complexI did not ask for any monetary funds to cover my expensive, let alone what I lost but now I definitely think that I am entitled! February 14, 2017Dear Sir or Madam,I am writing in response to a complaint filed by [redacted] of [redacted] Mechanicsburg, PA *** [redacted] did report that her son had noticed the outside back wall of her townhome was wetThis was inspected by my Maintenance Technician immediately, however, it was a rainy day and it was quite wet along the bottom of the entire outside as expectedThe technician advised that she monitor the situation but he believed it was due to the weather, however please inform us if the moisture continues during the dry weather [redacted] had requested she be released from her lease a short time after this after only living there for Four months due to some personal issues she was having and was given an opportunity to occupy a home with less financial burdenspoke with her at length and explained that we do want her to honor the lease agreement that she signed, however, I did assure her would make every effort to lease the home immediately after she vacates in order to relieve her of financial obligationShe was very displeased with this answer stating that she could not afford the rentI told her would do everything possible that can however, this is a signed contract and the owners of her home expect the contract to be fulfilled.Several weeks had passed when she reported there was a lot of water in her basementMy maintenance technician returned immediately and found that the hose bib fitting had not been tightened and he immediately fixed itThere were several boxes and items stored in the basement and it seemed she had not practiced due diligence in inspecting these items regularlyIt does state in our lease agreement that resident items are not the responsibility of the landlord if a loss occurs, so please be sure to obtain a proper renters insurance policyShe had not done soThe things lost were things that cannot be assessed on a monetary basisWe sincerely apologized when she stated her insurance company would not cover thisI feel [redacted] is seeking alternative methods to be released from her lease without any penalty which am unable to doThe home was occupied for only four months and was brand new when she moved in with her three dogsWe will incur expenses to turn the home to its original conditio when she vacates as well as marketing expensesWe will be holding her to the lease agreement that she signedThe fitting on the pipe has been repairedI did practice due diligence on my end to contact the contracted plumber who installed the fitting without success to potentially obtain some sort of monetary compensationIt is expected that the residents properly insure their personal belongings and to ensure that maintenance items be reported in a timely mannerUnfortunately this did not occurI do apologize for the loss of her belongingsHowever, I do intend to uphold the signed contract that she agreed to which did address the potential of this situation.Kind Regards,Shannon *D.Director of Rental Operations
