We explained that we needed to be present for inspection as we have dogsPer your last conversation with us on Monday June 6th in the morning you stated you would notify us as to when you would reschedule the inspection this was per Guy your employee on June 6th at 09:27amGuy had also stated that *** the owner would contact us after 10am that day to address these issuesNo phone call was made to insure access to the property or that we would be able to be presentPlease notify us as to when the next inspection is scheduled as far a the fee I believe that is your miscommunication issue once again and we should not incur this feeThere is no resolution as to the paver issue if you would like I can get a estimate from another company to find out how much it will cost to complete the issue and it can be deducted from the billAs far as the electrical we do not have the two fan beams that were to be order with the other material and this does not complete our contract as written that you would supply these materialsIf you are able to supply the two fan beams I can contact a electrical company as well for a estimate completing the installation of the fans and lighting that were contractedThe electrical estimate can be deducted as well from the final bill to complete what was contractedWe want to insure we have a completed projected for the amount on our signed contractPlease address these issue to resolve the complaint

Complaint: 12433628
I am rejecting this response because: InspectPros has misstated the facts.   1) The inspection I paid for included a 90 day warranty, which I paid extra for.  I can provide the written statement from the Realtor if needed.  It will be presented in court when I sue InspectPros.   2) I had 2 HVAC contractors prior to the one sent by InspectPros who provided written inspections regarding the condition of the unit.  3) I did not request a written appraisal from the HVAC contractor and should have, but certainly under oath his story will be different when I call him to court.  I did not request or ask him to lie, in fact, I was hoping his report would be different and repairs rather than replacement would be the course of action.  4) Inspection states:  Condition:  Service Air Conditioner  (which means basic service may need Freon and clearing any dust).  Task:  Maintenance.   5) This does not indicate as documented in the HVAC contractor inspections:  a)missing valve caps, drain pan rusted and disconnected, drain line corroded, no rigid gas nipple to gas valve.....Can these be replaced...No unit is too old needs full replacement.    If InspectPros HVAC contractor can fix these and add Freon and add life to the unit they are welcome, but Frank Murillo the contractor said no to me...the unit had to be replaced.  A Home Inspection is supposed to identify those issues that are a problem so that the buyer is not saddled with surprise costs after closing.  Saying a unit needs maintenance does not come close to what was found by 4 different HVAC contractors, yes including InspectPros inspector.   If InspectPro had done their job and called out the issues with the unit...I would have had the cost of home reduced to allow me to facilitate repairs, but because they did not call out any issues, other than 'Maintenance' there was no way for me to know there were these many issues with the unit.   Maintenance, means get the unit serviced, get the unit services means someone can come in and add Freon, clean out the dust and flow system.  This unit needs more than that.  How does an inspector miss disconnected drain hoses and a non-existent drip pan?  A good one does not, because they would actually check the unit.   My first contact was the Home Warranty, they rejected the claim because the issue was pre-existing and should have been picked up by the Home Inspector.    If the inspector had called out the larger issues, then as I have said over and over....I would have gone back to the seller.  But InspectPros did not do their job and did not identify that the HVAC unit needed so many repairs.  I offered to have InspectPros satisfy this with their own HVAC contractor do the work, they have made no response to me directly.   The 4th HVAC contractor, who will do the repairs has quoted$7,100 for the 4 ton unit, crane, all work, permit and county Inspection required by the HOA.  There are additional fees I want back...the 2 HVAC inspections and the Home Inspection fee.  Additionally, reimbursement for the amount of time I have had to take off of work to deal with all of this.  There will also be the court fees...since it is apparent InspectPros is unwilling to admit their failure and do what is right, I have to take them to court also.  They don't deserve an A+ rating when they do shoddy work, won't admit it, and then lie about what their HVAC contractor said...

The Customer Bought the Patio Cover 2016 at a time the promotion was not available, we didn't start the promotion till February 2017. The customers rates at the time of signing was the same for all customers.
Initial Consumer Rebuttal /*...

(3000, 10, 2017/05/17) */
(The consumer indicated he/she DID NOT accept the response from the business.)
The patio cover was not completely paid for or even started until the end of Feb 2017. I paid half of the amount owed in Nov 2016 and the final amount in Feb 2017. They used my money until the end of Feb 2017. The patio cover was not started or completed until the end of Feb 2017, but they cashed the check for half of the amount in Nov 2016. Seems like a long time to use almost $5,000 of someone's money. A good company would still give the veterans discount when the "work" was started and completed. This company has received many complaints from customers if you look online. It is a shame they treat customers this way. They never even bothered to answer my requests for the discount and ignored my emails and letters. Terrible customer service. Their response is not acceptable to me.
Final Business Response /* (4000, 12, 2017/05/18) */
When you buy a car and you are still paying for it and the dealer has a blowout sale do you expect the dealer to discount the car after the fact.

If you sign a contract and we come in on the last payment and request more money over and above the price you have on the contract would that be fare.
I'm sorry you signed a contract and didn't discuss this discount at that time there is nothing we can do.
Thank you for your service.
What I will do is offer a 100.00 discount on a BBQ or a pellet grill you purchase from the store.
I'm sorry you feel this way.
99% of our customers are satisfied every company has some people you just cant please no matter how hard you try
Final Consumer Response /* (4200, 14, 2017/05/19) */
(The consumer indicated he/she DID NOT accept the response from the business.)
I think you can tell by the response from the business as to how well they deal with their customers. The last paragraph says it all. I am not one of those people "you just can't please no matter how hard you try". I find that is a typical answer from a business that doesn't care. If they cared at all, why didn't they answer my letters and emails? It took a complaint to Revdex.com to get any answer at all. I question their 99% satisfied customers. Look on YELP to see some of the comments about this business. They can keep their BBQ discount.

The customer did not pay extra for our warranty. The home warranty was provided by the seller of the property. We sent out a licensed HVAC contractor to determine what if any mistakes were made. Although the system was no longer performing as it did at the time of the original inspection, he stated...

that appears that the Freon has leaked out, thus making the cooling ineffective. The customer asked him to lie to us on her behalf and tell us that the unit was unrepairable. He told us that there was nothing about the system that was “missed” during the home inspection. The home warranty company provided by the seller should repair the system as needed and be contacted. The Realtor can speak to their representative on the buyers’ behalf to assist. The $7,000 to $10,000 bills are grossly exaggerated. Our inspection report states on page 9 that the package unit (air conditioner) is 32 years old and we recommend having it serviced. This would have disclosed any unforeseen problems at that time. The appendix also states “The life expectancy of a compressor is typically 10 to 15 years.” From the California State Standards of Practice: B. The Inspector is not required to:                     Determine volume, uniformity, temperature, airflow, balance, or leakage of any air distribution system. The contract excludes that following: • Certain factors relating to any systems, structures, or components of the building, including, but not limited to: adequacy, efficiency, durability or remaining useful life, costs to repair, replace or operate, fair market value, marketability, quality, or advisability of purchase. • Dismantling of any system, structure, or component, or perform any intrusive or destructive examination, test or analysis. Despite our position that we did meet the state standard of practice, without prejudice to our position, we are offering a full refund of our inspection fee to the customer as is our company policy. A letter has been sent out with this offer and is awaiting response.
