We are still in the process of taking care of the AC situation. An HVAC Service technician has been to the property on a couple of occasions, but there still seems to be an issue. We have called another company which is J&S Heating and Air and they will be contacting the tenant today
to take care of the repairs

The deposit was paid by *** *** and submitted to the corporate officeThe office failed to inform the salesperson, *** ***-*** (myself) that the deposit was paidI do acknowledge that I did try to attempt to contact *** several times and I did ask for the deposit to be paidI
also acknowledge that I did ask her who is was and what property she had applied from, after I had already deleted our text message threadI have contacted the office manager (*** ***) today 10/31/***'s full deposit will be ready for pick up no later than 12pm, 10/31/I am greatly sorry that *** under went such unnecessary confusionAgain, our office staff failed tremendously in not making myself aware that Ms*** had paid the depositMy sincere apologies. ***

The work order was given to the HVAC company when we received it. We spoke with the tenant today to make sure they have made the repairs, and the tenant has confirmed the the system is working good

We have mailed you a new ‘Itemized Security Deposit’ form with corrections to the original one sent. The person that processed your security deposit refund is new to that position and made some errors on the form.  We are doing more training to correct this.After careful review and speaking...

with the Property Manager, the Maintenance Technician, and the person that processed your security deposit refund, here is what we find: My correction:  The keys were turned in on July 3, 2017 (not August 3, 2017).  You said you dropped them off on Saturday July 1, 2017 but, we didn’t receive them in the office until July 3,, 2017.  We were not open when you say you dropped them off and per your lease, rent accumulates until we receive the keys in the office.  The amount of rent owed  is $79.98.According to the property manager who did the property inspection on July 7th who also took pictures of the property , The yard, bushes, trees, and flower beds were in desperate need of maintenance which you were responsible for.  We had to replace all of the smoke detectors that you removed from the property, replaced two mini blinds that you installed that were too short, replaced burned out light bulbs, installed a new air filter, installed new stove top burner drip pans, and installed a new bi-fold closet door.  All of which you are responsible for.We did not charge you for any painting, or repairs to the doors.The property manager said the property was in need of cleaning when she did her inspection, so we charged you for that.The supplies receipt total was $181.98, and your portion of that was $99.94. That amount has been corrected on the new form sent and a copy of the receipt is enclosed with the new form.Attached is a copy of your Move in/out condition form. Tell us why here...

When I called about reduced rent, they told me they don't do that. It has been almost a month of the issue being passed around and me calling everyday. I went higher up even to a lady named Ruth... And of course she never returned my calls or texts.  I feel we should be compensated for the discomforts that we went through.

The HVAC technician reported that the AC unit has been replaced. We have been authorized to give the tenant a $340.00 credit towards October rent.

Tell us why here...We have responded to all of the tenant's repair requests. Both the fence and the AC unit have been repaired.

I am rejecting this response because: The keys were turned into your night drop on July 1, 2017. I called T & J Property Management June 30, 2017 to make sure we wouldn't get charged any "back rent" if I night dropped them the day of July 1 (which was a Saturday) and no one was in the office at the time of me dropping them. Also, that weekend was 4th of July weekend & most business & banks were closed Monday, July 3 for the holiday on Tuesday. The girl that answered the phone on June 30, 2017 assured me that since it was a holiday weekend, no one would need the keys at least until Tuesday, so no back rent would occur. I can print my phone records if you'd like. The $79 needs to be taken off the final bill.Next, the shrubs & lawn were mowed & taken care of a couple days before we vacated the property. If you waited a whole week to go look at the property, I would assure you that you'd have to pay someone to come mow & take care of the lawn. Grass doesn't even grow in front yard because of the large tree i've asked to be taken down numerous times, so you shouldn't of paid someone much. The backyard is the size of a small garage, so that couldn't of cost much either. It's not our fault you all decided not to have someone immediately live on the property. We have pictures of how the lawn was left & will be bringing them to small claims court if you all can't admit you were wrong & refund us our deposit. Third, the amount of damages & or "ready repairs" still doesn't add up to $804. If I only owed $99 in property damage and a $200 cleaning fee that is ABSURD, because the house was cleaned head to toe before we left (which I also have pictures of). then we should only owe $299. Where is the other $499 coming from? We also want to cleaning fee modified, because I have 3 witnesses that helped cleaned the home, that will vouch it was in better condition that what it was left to us. As you can see, nothing you all send us is making sense. Your numbers don't add up. We sent a disagreement letter in mail, like Ruth your collections manager advised. If you want to dispute the letter, our next step will be taking you to small claims court to get our deposit & a small fee for the hassle this all has been. Hope to hear from you soon.
